Expansion joint sealing in Cowley

Brickwork and blockwork walls have vertical movement joints at intervals. Once the seal fails, rain reaches the cavity and the joint can no longer close. The old seal comes out, backing goes in and a sealant with the right movement class is applied with primer where the maker calls for it. We work on brickwork movement joints, cladding panel joints and car park decks and ramps, and the usual reasons a site gets in touch are rain penetration at brick or block movement joints and debris jammed in movement joints. Whoever orders the work in Cowley, the brief is usually the same: a fixed quote, no surprises on site and a 12-month guarantee behind the result.

Rural business units around smaller places such as Cowley often have new slabs laid inside older buildings. Saw-cut and construction joints in those floors need the right filler or sealant for the forklifts and trolleys that use them.

Guaranteed is the last step of every job. Our workmanship is backed for 12 months, and the quote explains what it covers.

How the quote is worked out

There’s no standard rate for sealant work, since sites vary so much. What we look at:

  • Access and working height
  • How much there is to seal
  • Joint width, depth and condition
  • Working within restricted access windows

Whether it’s a single area or a whole estate, the same things set the price: scope, access, product and programme. Call for a quote, and you will have a fixed figure to work with.

What we need to price the job

Whether it’s one area or a whole building, these details speed things up:

  • Any dates the work must fit around
  • Photos of the joints, close up and from further back
  • Where the site is, with the postcode
  • How the joints are reached, and at what height

Send details, get a quote, we seal, guaranteed: that’s how every job runs. The first step is to call 01277 525 020 or send details through our quote form with what you know.

When something else is needed

Sealant solves a lot, but not everything, and we’d rather tell you before you spend money. It won’t fix:

  • Structural movement beyond what the joints were designed for (that needs a structural engineer)
  • Broken or spalled joint edges, which need repairing before any sealant goes in
  • Failed waterproofing membranes on podiums, roofs or decks (a waterproofing specialist’s job)

Not sure which it is? You can phone 01277 525 020 or send details through our quote form and we will tell you honestly.

Joints and surfaces we work on

  • Brickwork movement joints
  • Podiums and floor movement joints
  • Blockwork control joints
  • Cladding panel joints
  • Car park decks and ramps
  • Precast concrete panel joints

Our process

At the end of each section, we remove the tape, clean down and inspect every joint with your site contact. If an area should be left alone while the sealant cures, we say how long and put signs out. Work in places the size of Cowley is planned as a single visit where we can. Photos with rough sizes let us arrive with everything needed.

  1. Photos, joint lengths and drawings come to us, or we visit.
  2. Joint widths and expected movement are checked against what the sealant can take, and flag anything that needs an engineer.
  3. Old sealant and debris are cut out of every joint.
  4. Any broken arrises or friable edges are flagged before work goes further.
  5. A sealant suited to the movement and traffic is laid to depth and tooled.
  6. Each area is handed back after its cure time, under our 12-month guarantee.

Before we start on site

  • Tell staff and tenants when we will be in
  • Confirm the product named in the specification
  • Explain the parking and delivery arrangements

Looking after the joints

Regular inspection catches problems early. In particular:

  • Reopen bays and walkways only after the stated cure time
  • Report split or peeling joint sealant early
  • Note which joints were done, when, and with what
  • Include every elevation and deck joint in periodic inspections

On car parks, winter clearance can damage deck joint sealant. Raising blades over joints where possible protects the seal.

Unsupported floor joint edges spall under forklift and pallet-truck wheels. Damaged edges make the floor rough and wear wheels faster, and the damage spreads along the joint. Keeping the filler or sealant sound protects the floor.

How the job changes by surface

Brickwork and blockwork joints

Masonry faces are often porous, dusty or crumbly. We clean them back to sound material and prime where the manufacturer specifies, then seal and tool the joint.

Internal floor movement joints

Wheeled traffic chips floor joint edges that aren’t supported. The right filler or sealant for the traffic and movement protects them.

Questions we are asked in Cowley

Can you work at a site such as Templars Shopping Park, by Cowley?

Yes. We cover Cowley and the area around it, including industrial estates, business parks and retail parks such as Templars Shopping Park. A few photos and the unit address let us price the work.

Is Cowley too small for you to travel to?

Not at all. Cowley is within our area. We cover Greater London and the counties of the South East. We plan jobs in smaller places so return trips are kept to a minimum.

Can you send site paperwork?

Tell us what site paperwork you need (RAMS, insurance certificate, CSCS details) and we will confirm with the quote.

How do I request a quote?

It works in four steps: send details, receive a fixed quote, we carry out the work, and it’s guaranteed. Step one needs little more than photos and a postcode.

Can you work on car park ramps and decks?

Yes. Let us know the opening hours and which levels or bays have to stay available, and we will plan the phasing around it.

Are you CHAS accredited?

Yes. We are CHAS accredited and a Constructionline member.

How do you choose the sealant?

Where there’s a specification, we use the product it names. If not, we choose for the movement, the surfaces and the conditions, in line with the manufacturer’s guidance.

Site staff or a sealant specialist?

Redoing a failed joint typically costs more than getting it right at the outset, since all of it has to come out and the faces be cleaned back again. That’s why many clients bring in a specialist from the beginning.

General builders and handymen seal joints, but it isn’t their main trade. A specialist prepares properly, controls joint depth and picks a product with the right movement class.
