Expansion joint sealing for commercial buildings in Comp

We’ve been sealing expansion and movement joints for over 20 years, for main contractors, FMs, managing agents and building owners. CHAS accredited, Constructionline member, CSCS-carded applicators and five million pounds of public liability insurance. Workmanship is backed by our 12-month guarantee. If you’re dealing with water dripping through deck or ramp joints and chipped joint edges on forklift routes, we can put it right. Sealant applicators who only do sealant are a different proposition from a general trade with a gun in the van: in Comp, that means joint design, primers and backing rod as standard.

For a site near Comp, measurements and photographs up front mean one trip where possible. Tell us the joint widths if you can, and what drives or walks over them.

We sign every job off with a 12-month guarantee. It’s a plain promise: if the work we did fails within twelve months, we return to fix it.

Quoting for work in Comp

Sealant work doesn’t have a standard rate, because every site is different. What we take into account:

  • How accessible the joints are
  • Removal of failed or old sealant
  • Joint width, depth and condition
  • Travel to remote or island sites

Pricing movement joints depends on quantities, condition and access, plus any specification you’re working to. Call for a quote.

Sending details for a quote

To price the job accurately, we need to understand the site. Useful things to include:

  • The site address and postcode
  • How the joints are reached, and at what height
  • The product your specification calls for
  • Photos of the joints, close up and from further back

Photos, drawings or a schedule of the joints are often enough for a fixed quote. If the job needs a look first, we’ll arrange a site visit.

Doing it in-house

Paperwork matters too. Many sites expect CSCS cards, RAMS and proof of insurance, and our CSCS-carded applicators are used to working under those rules.

What you see is the finished bead, but most of the work is hidden. Correct depth, the right primer and a sealant matched to the movement are where general trades tend to cut corners.

On site: what to expect

Working in a building that stays open takes some planning. We sign and contain the area we are in, with routes through the building left open and work section by section so the rest of the building stays in use. For work around Comp, we aim to finish in one visit, so we ask for photos and rough sizes first. That way the right products come on the day.

  1. Photos, joint lengths and drawings come to us, or we visit.
  2. We compare each joint’s width with the movement and the sealant’s capability.
  3. Old sealant and debris are cut out of every joint.
  4. Any broken arrises or friable edges are flagged before work goes further.
  5. The right sealant goes in at the right depth, bonded to the two sides only.
  6. Each area is handed back after its cure time, under our 12-month guarantee.

Getting the site ready

  • Tell staff and tenants when we will be in
  • Tell us which areas need to stay in use
  • Move anything stored against the joints

Request a quote

A good quote starts with a clear picture: what’s there, how much of it, how we reach it and what’s specified. Send what you have, and we will arrange a site visit if anything is unclear.

What happens if it’s left?

Some quotes just add sealant over the old bead. A bead over the old seal can’t bond or flex and soon lets go. We cut out the old seal and prepare the faces every time. Older rural buildings around Comp move with the seasons, and rigid or tired sealant can’t keep up. A sealant with the right movement capability, correctly sized, lasts far better.

The specified product makes a difference, and so does the preparation, from cutting out to priming and backing rod. Access, phasing and site rules also count.

When it isn’t the sealant

A proper diagnosis includes knowing what sealant can’t do. You’ll hear from us if the cause turns out to be one of these:

  • Mechanical expansion joint covers, cover plates or proprietary joint systems (a specialist supplier’s job)
  • A joint that has to be widened or re-detailed before it can work
  • Broken or spalled joint edges, which need repairing before any sealant goes in

Not sure which it is? You can phone 01277 525 020 or send photos by email and we will tell you honestly.

Your questions answered

Does a site in Comp have to shut while its joints are sealed?

In most cases the site keeps working. Joints are done in phases, a bay, aisle or deck at a time. We agree the sequence and timings with you before we start.

Can you work at a site such as Bourne Enterprise Centre, by Comp?

Yes. Estates, retail parks and business parks around Comp, Bourne Enterprise Centre among them, are all within reach. To start, just speak to us on 01277 525 020 or email a schedule or drawings with the unit, the joints involved and your access times.

Will you come and look before quoting?

It depends on the job. Straightforward work can often be priced from photos and measurements, and bigger or more complex jobs usually get a visit.

Are your applicators CSCS-carded?

Yes. Our applicators hold CSCS cards, as many construction sites ask for.

Is Comp in your area?

Yes. We cover Comp, and the simplest way to start is to speak to us on 01277 525 020 or send photos by email.

What exactly is a movement joint?

It’s a deliberate gap that lets the structure move without cracking. Many people call it an expansion joint and both need a flexible seal.

How long will the joint resealing take?

The metres of joint, the access and the amount of removal decide it. Typically it takes a few hours to several weeks, depending on how many metres of joint there are and how much old sealant or filler needs removing.

Work for main contractors and building owners

Agents, factors and owners’ representatives all follow the same route: send the details, accept a fixed quote, and we carry out and guarantee the work. Keys, access and contacts can be agreed in advance.

For main contractors, we work as the sealant subcontractor, on new build and refurbishment alike. We work to your programme, your specification and your site rules, and our applicators hold CSCS cards.

Slabs, ramps and loading bays in Comp

Comp sits in one of the drier corners of the country, the South East. Outside joints in yards and car parks still have to be dry before sealing, while winter salting gets into any joint left open. At about 24 miles from central London, Comp is within reach of the capital. Distribution warehouses and industrial estates are common around the motorway corridors that serve the capital.

Office parks like Bourne Enterprise Centre (1.4 miles north-west of Comp) have decks, ramps and clad elevations whose joints take movement every day. Another example is Invicta Business Park (1.6 miles north of Comp), where floors and yards would be done in stages around the occupiers. Schools such as Platt Church of England Voluntary Aided Primary School have movement joints in their walls and floors that are easy to overlook.

Comp is about 3 miles west of Kings Hill, in Kent. We cover Comp and the rest of Kent, with the same fixed quotes and 12-month guarantee as everywhere else. Comp is one of 931 places we cover in Kent for movement joints. London is covered too, around 24 miles from Comp.

If your building is just outside Comp, we cover Platt (1 mile north-west), Wrotham Heath (1 mile north-east), Crouch (1 mile south-west), Claygate Cross (1 mile south-west) and Borough Green (1 mile west). A short drive away, we cover Maidstone (8 miles east), Dartford (12 miles north-west), Sevenoaks (7 miles west), Royal Tunbridge Wells (11 miles south), Gravesend (10 miles north) and Tonbridge (7 miles south-west).
