Construction mastic for Comp sites

Photos, a specification or a quick description of the joints is enough to start a fixed quote.

Construction mastic in Comp, done properly

Perimeter sealing outside needs a dry joint and the right temperature. Each sealant has a temperature range, and damp, frost or condensation on frames stops work, so we plan elevations with the forecast and the programme in mind. Internal sealing often fills those days. We work on floor and skirting junctions, brick and block movement joints and sanitary and kitchen joints, and the usual reasons a site gets in touch are existing joints on a refurb that need cutting out and resealing and early adhesion failures on new external joints. Whoever orders the work in Comp, the brief is typically the same: a clear scope, tidy work and joints that don’t fail again.

Around smaller places like Comp, building work normally means conversions of farm buildings, a few new houses or an extension to a hall or school. Each still needs a proper mastic package: window perimeters, facade joints and internal sealant to the specification.

Every job ends the same way: guaranteed. Our workmanship is backed for 12 months, and we explain exactly what that covers when we quote.

When it isn’t the sealant

Some faults sit outside our scope, and we point that out rather than sealing over them:

  • Damage to finishes by other trades after we’ve sealed
  • Frame gaps too wide for sealant, which the installer needs to correct
  • Faulty frames rather than failed sealant

Not sure which it is? You can phone 01277 525 020 or email the details over and we will tell you honestly.

What we seal

  • Floor and skirting junctions
  • Internal decorators’ caulk
  • Window and door perimeters
  • Sanitary and kitchen joints
  • Cladding and panel joints
  • Brick and block movement joints

Comp: questions and answers

Will you fit the mastic around our build programme in Comp?

Yes. Send the programme and drawings, and we’ll plan the mastic to suit the stages. Any paperwork you need, from RAMS to our insurance certificate and CSCS details, is confirmed with the quote.

Is Bourne Enterprise Centre, near Comp, within your area?

Yes. Our area takes in Comp and its surroundings, with estates and business parks such as Bourne Enterprise Centre included. Photos and a short description are enough for a first look.

How do I request a quote?

You can use the quote form on this site; alternatively, call 01277 525 020 or send details through our quote form. Include photos or drawings if you have them.

Do you install fire-rated sealant as part of a package?

Fire-rated sealant can be included where it’s specified, installed to the product’s tested detail. The design and sign-off belong to the designer, fire engineer or building control.

Are you CHAS accredited?

We’re CHAS accredited and a Constructionline member, and each applicator is CSCS-carded. We are fully insured for public liability.

Do you take on small jobs?

Single areas, one-off repairs and whole buildings are all quoted the same way: send details, get a fixed quote, we seal, guaranteed.

Can weather delay the job?

For external joints, yes. The joint has to be dry and within the product’s temperature range, so damp, frosty or very cold days can stop external work. Internal work is rarely affected.

Leave it or put it right?

Clearing snags piecemeal is tempting when handover is close. But one planned snagging pass through each area typically clears more for less disruption, and avoids repeated visits. We can run snagging as its own phase before handover. For buildings around smaller places like Comp, water damage can go unnoticed for longer, especially where a building isn’t used daily, which gives a failed joint time to do damage. Renewing joints in good time avoids the problem.

There’s no price list, because the scope varies so much from one building to the next. Call for a quote and we will price your job on its own details.

What the job involves on each surface

Fire-rated sealant where specified

Not every penetration suits a sealant. Collars, wraps, batts and boards are specified for other services. Record requirements are agreed with the quote.

Snagging before handover

The last pass before handover is where mastic snags are cleared. We can work through the snag list area by area and damaged joints are redone rather than patched.

After the work

Every sealant joint needs some looking after, and how long they last depends on how they’re treated. Our advice:

  • Keep finished joints away from paint, plaster and scrapers
  • Don’t force external sealing on a damp or frosty day
  • Keep product details for future maintenance
  • Stick to the specified sealant rather than a generic substitute

Record which products went where in the handover file. That helps the building owner maintain the joints later, and tells you what to reseal with. We can confirm the handover information you need when we quote.

Frames with gaps too wide for sealant need sorting before the mastic goes on. Sealant stretched over an oversized gap won’t last so packing or adjustment by the installer comes first. We flag them as soon as we see them.

Building and refurbishing in Comp

Comp lies roughly 24 miles out from central London. Building activity in the commuter belt runs from new flats near stations to business park refurbishments, and main contractors there need mastic that keeps to the programme. A 2-mile radius around Comp takes in several hotels. Hotel extensions and refits usually have to fit around bookings, so mastic dates are tight.

When a school such as Platt Church of England Voluntary Aided Primary School is extended or refurbished, the mastic package is often squeezed into the holidays. Historic houses such as Old Soar Manor (to the south-west of Comp) are a reminder of the older buildings in the wider area, where sealing against old stone, brick or timber needs compatible products. When units on a site such as Bourne Enterprise Centre, 1.4 miles north-west of Comp, are refurbished or reclad, the panel joints and window perimeters are part of the mastic package.

Comp is about 3 miles west of Kings Hill, in Kent. We send applicators to Comp for mastic packages. Comp is one of 931 places we cover in Kent for mastic packages. There’s a separate page for London, roughly 24 miles from Comp.

Commercial sites across TN15 are covered. Sites close to Comp are covered too, including Platt (1 mile north-west), Wrotham Heath (1 mile north-east), Crouch (1 mile south-west), Claygate Cross (1 mile south-west) and Borough Green (1 mile west). Building owners, agents and FMs in Comp

We take on planned maintenance as well as one-off repairs: resealing failed joints building by building, on a schedule that suits your budget. Sites in Comp can sit alongside others in a wider programme across Kent.

Hotels, schools, healthcare sites, offices and retail units book us directly too. The work is planned around how the building runs, so guests, pupils, patients or staff are disturbed as little as possible.

Our process

The first thing on site is a walk round with your contact, agreeing which joints are in scope, where to start and what must stay open. After that, any old or failed material is removed, each joint is prepared and the new sealant goes in. Rural sites near Comp may need directions, gate codes or a contact on site. Add it to your enquiry and we will build it into the plan.

  1. We start with the drawings, specification and programme.
  2. We take off quantities and return a fixed quote.
  3. We agree with the site team which areas come first.
  4. Each area is sealed when it’s released.
  5. Joints are prepared, backed and sealed to the specification.
  6. Snags are cleared and the package signed off with our 12-month guarantee.

Getting the site ready

  • Tell us which areas need to stay in use
  • For older buildings, check the asbestos register before work
  • Tell staff and tenants when we will be in
