Expansion joint sealing for businesses in Cock Street

Expansion joint sealing for commercial buildings in Cock Street

Long runs of brick or block have movement joints built in. Failed sealant here lets rain into the wall and can leave the joint full of debris. The old seal comes out, backing goes in and a sealant with the right movement class is applied, primed where the manufacturer specifies. We work on podiums and floor movement joints, brickwork movement joints and cladding panel joints, and the failures we are asked to look at most are spalled or broken joint edges in floors and decks and damp inside where a wall movement joint has failed. A single leaking joint is often how a building in Cock Street first comes to us: we check the joints around it and give you an honest view of what needs doing now and what can wait.

For a site near Cock Street, measurements and photographs up front mean one trip where possible. Tell us the joint widths if you can, and what drives or walks over them.

Every job ends the same way: guaranteed. You get a 12-month guarantee on our workmanship, and the quote explains what it covers.

Different surfaces, different methods

Brickwork and blockwork joints

Long brick and block elevations have movement joints at intervals. They take a low-modulus sealant with a movement class to suit, with backing rod setting the depth.

Podium joints

Podiums take foot traffic, planters and weather. We choose a product that copes with feet, wheels and weather.

Our process

When we get to site, we report to your site contact and complete whatever induction the building runs. Everything around the joints gets protected before anything is cut or cleaned, and the work normally takes anything from part of a day to a couple of weeks, depending on joint lengths, widths and access. Jobs in and around smaller places like Cock Street are typically planned as a single visit, so photographs and measurements up front really help. Then the right materials arrive with us.

  1. First the joints are inspected, widths measured and the type of failure noted.
  2. You receive a fixed quote stating the product and the movement it is rated for.
  3. Where areas have to stay open, we agree a phased sequence before starting.
  4. We strip the old sealant or filler and prepare each face until it’s sound and dry.
  5. Depth is controlled with backing, the faces are primed where the maker calls for it, then the bead is laid and tooled.
  6. We check each joint with you, confirm the cure time and sign off under our 12-month guarantee.

What we need from you

  • Point out any areas we must not close
  • Clear stock, furniture or equipment away from the joints
  • Explain the parking and delivery arrangements

What sets the cost

There’s no standard rate for sealant work, because every site is different. What we take into account:

  • The size and state of each joint
  • Distance, for remote addresses
  • Specialist products, such as fire-rated or hygienic sealants
  • Whether the work must be split into stages

We don’t publish prices, because the scope varies so much from one building to the next. Call for a quote and we will price your job on its own details.

What we need to price the job

It doesn’t need to be a full survey. A few details are enough to get going:

  • The product your specification calls for
  • Drawings or a marked-up plan, if available
  • Photos of the joints, close up and from further back
  • When you need the work done

Every quote starts with the facts: what’s there, how much of it, how we reach it and what’s specified. Share whatever details you have and we will fill any gaps with a visit.

What we’re called out for in Cock Street

When a bead pulls away from one face, it has lost adhesion. Poor preparation, a skipped primer, or sealant bonded to the back of the joint are typical reasons, and it’s common on joints sealed in a hurry.

If one of these sounds familiar, it’s time for a closer look:

  • Joints packed with grit and debris
  • Movement joints with split or torn sealant
  • Hardened, cracked sealant on exposed facades
  • Sealant peeling off one face of the joint

Hospital campuses such as Severalls Hospital, 5.3 miles to the south of Cock Street, grow in stages, leaving movement joints wherever new blocks meet old.

Comparing quotes

  • Whether old or failed sealant will be cut out, not overlaid
  • Do they follow the manufacturer’s priming guidance?
  • Are they CHAS accredited or on Constructionline?
  • Their approach to joint depth and backing

Questions to ask before you appoint anyone

Your questions answered

Is hospital work, at somewhere like Severalls Hospital, something you do?

Yes. Healthcare sites are among the places we work. Each area is agreed with the ward or department and the estates team in advance.

Does a site in Cock Street have to shut while its joints are sealed?

Rarely. Work is phased around your operations. The phasing plan comes with the quote.

Are your applicators CSCS-carded?

Yes. If you need card details for site access, let us know and we’ll send them with the quote.

Is movement joint sealing guaranteed?

The 12-month guarantee applies to the workmanship. If a joint we sealed fails inside the 12 months, let us know.

What if the joint edges are damaged?

The edges have to be sound. If they’re damaged, we will say so before any sealing so you’re not paying for a bead that won’t hold.

Can you work while the building is occupied?

Typically, yes. Phased work can be planned so areas stay in use.

Will you quote for a small job?

We quote for single jobs as well as large packages and programmes. Send details for a fixed quote.

When it isn’t the sealant

Our job is the joint, not everything around it. Sealant alone won’t deal with:

  • Movement on a scale no sealant is meant to absorb
  • Proprietary pre-formed expansion joint systems
  • Changing the joint layout or spacing of a structure

If in doubt, give us a call on 01277 525 020 or email the details over and we will say what we think before you book.

Joints and surfaces we work on

  • Brickwork movement joints
  • Precast concrete panel joints
  • Cladding panel joints
  • Blockwork control joints
  • Car park decks and ramps
  • Podiums and floor movement joints

Keeping the joints sound

Regular inspection catches problems early. In particular:

  • Sweep decks, ramps and floors so grit doesn’t collect in the joints
  • Record the sealant used and the date in the O&M file
  • Keep racking legs and heavy point loads off floor joints
  • Report split or peeling joint sealant early

Debris does more harm to joint sealant than most people realise. Stones pressed into the bead by wheels or feet can puncture it. Regular sweeping keeps joint lines clear.

External wall joints that fail let rain into the masonry and cavity. It can surface inside as damp a long way from the joint, well after the seal first opened. Resealing promptly prevents internal damage.
