Need expansion joint sealing in Bush Fair?

Send drawings, photos or a joint schedule, or tell us about the site, and we’ll come back with a fixed quote.

Site staff or a sealant specialist?

Site maintenance staff can often handle a short internal joint. The usual problems come from preparation: new sealant over old, damp or dusty faces, or the wrong product for the movement.

Putting right a botched joint often costs more than sealing it well at the start, because the whole bead must be removed and the faces cleaned back again. For that reason, many FMs and contractors use a sealant specialist from the outset.

Expansion joint sealing in Bush Fair, done properly

We cover the full range of movement joints: brickwork and blockwork joints, precast and cladding panel joints, concrete joints, car park decks and ramps, podiums and floor movement joints. Every one calls for a sealant picked for its movement, exposure and traffic, and we will confirm the choice in the quote. We work on precast concrete panel joints, cladding panel joints and blockwork control joints, and what we are called in for most is chipped joint edges on forklift routes and car park joints leaking onto vehicles below. Whoever orders the work in Bush Fair, the brief is usually the same: a clear scope, tidy work and joints that don’t fail again.

In a smaller place such as Bush Fair, floor and movement joints are often in agricultural and rural business units, schools and the odd small industrial yard. Their slabs and walls still need movement joints that work.

Guaranteed is the last step of every job. Our workmanship is backed for 12 months, and the quote explains what it covers.

Bush Fair: questions and answers

Can you work on a hospital site such as Princess Alexandra Hospital?

Yes, provided the work is planned with the site’s estates team. We follow the site’s permits, sign-in and infection-control procedures in every area.

Our unit in Harlow is decades old: is it worth resealing the floor joints?

Usually, yes, as long as the joint edges are still sound. Resealing with the right filler or sealant for the traffic keeps grit out and protects the arrises, and we will tell you if the edges need repairing first.

Is it fine to apply new sealant on top of old?

No. Failed sealant is removed and the faces cleaned back to sound, dry material first, because fresh silicone will not bond with aged silicone.

Why has the sealant in our expansion joints split?

The way it has failed normally tells us why: a split through the middle points to over-stretching, while peeling from one face points to preparation or primer. Broken edges are a third possibility.

Are you fully insured?

Yes. Mastic Doctor is fully insured, public liability included.

Is colour matching possible?

In many cases, yes. Many products come in a range of standard colours, and matching to RAL references or surrounding finishes is often possible. We confirm what’s available for the specified product when we quote.

Can you seal joints in cold or wet weather?

The joint has to be dry, and the air and surface temperature inside the product’s limits. Cold, damp or frosty mornings can stop work outside.

What happens if it’s left?

Spot repairs can be useful on a tight budget. The remaining sealant is often close to failing too and repeated access costs add up. Where it helps, we quote both options. Sealant hardens, cracks and loses grip with age, UV and movement. Renewing it in good time keeps the building weathertight.

The product called for affects the cost, as does the preparation each joint needs, from cutting out to priming and backing rod. Access, phasing and site rules also count.

From enquiry to sign-off

At the end of each section, we remove the tape, clean down and inspect every joint. Where the sealant needs time to cure before use, we tell you and sign the area. For a job in Bush Fair, the main thing is a clear picture of the work. You’ll then get a fixed price for the work.

  1. We look at the joints, their width and how they’ve failed.
  2. Next, we fix a price and confirm the sealant we propose for the movement.
  3. Old sealant and filler are cut out and the joint faces cleaned back to sound material.
  4. We control the depth with backing rod or, in shallow joints, bond-breaker tape.
  5. After any primer the maker requires, the bead is applied and tooled so it grips two sides only.
  6. We check every joint before sign-off, and the work carries our 12-month guarantee.

Before we start on site

  • Share the asbestos register for older buildings
  • Tell us your opening times and when work is allowed
  • Let building users know which areas are affected

What sealant work can’t fix

Our job is the joint, not everything around it. On its own, sealant can’t deal with:

  • Proprietary pre-formed expansion joint systems
  • Failed waterproofing membranes on podiums, roofs or decks (a waterproofing specialist’s job)
  • Changing the joint layout or spacing of a structure

If you are not sure, just call the office on 01277 525 020 or send details through our quote form and we will give you a straight answer before you book.

Surfaces we seal

  • Cladding panel joints
  • Brickwork movement joints
  • Precast concrete panel joints
  • Podiums and floor movement joints
  • Blockwork control joints
  • Car park decks and ramps

Do you need expansion joint sealing in Bush Fair?

Three-sided adhesion is a common cause of early failure. Sealant fixed to the base and sides can’t flex, so it tears.

Site and facilities staff are often the first to spot these:

  • Joints where the bead has lost adhesion
  • Previous reseals laid over old sealant
  • Damp inside where a wall movement joint has failed
  • Debris jammed in movement joints

In a school such as Pear Tree Mead Academy, movement joints in brick, block and hall floors tend to be forgotten until they leak.

What your quote should include

  • What level of public liability insurance do they hold?
  • Whether old or failed sealant will be cut out, not overlaid
  • The named product and why it was chosen
  • Who will actually carry out the work

Slabs, ramps and loading bays in Bush Fair

The planned town of Harlow is on Bush Fair’s doorstep. Industrial estates in planned towns were built in phases, so whole rows of units can need their floor joints done at once. Bush Fair lies roughly 20 miles out from central London. Distribution warehouses and industrial estates are common around the motorway corridors that serve the capital; their floors carry heavy traffic every shift.

For an estate such as Princess Alexandra Hospital, 1.5 miles to the north-west of Bush Fair, the joints in ramps, decks and long building elevations all need attention over time. At places like Latton Bush Business Centre, which lies south-west of Bush Fair, joints are sealed a section at a time so operations carry on.

Bush Fair is about 1 mile south of Harlow, in Essex. Anywhere in CM18, it works the same way: details in, fixed quote out, then sealing and a 12-month guarantee. Our Essex coverage takes in 644 places, large and small. For work in that direction, see our London page, about 20 miles away.

We cover the CM18, CM17 and CM20 postcode districts. For a building on Tysea Road, Tawneys Road and Tracyes Road or nearby, send details and we’ll quote for movement joints.
