Expansion joint sealing in Brook Street, done properly
Our movement joint work takes in walls, panels, decks and floors: vertical joints in brick and block facades, joints between precast or cladding panels, concrete slab and deck joints, ramps, podiums and internal floors. The product depends on the movement, the weather and anything that runs over it and we name it in the quote. The enquiries we see most involve sealant peeling off one face of the joint and expansion joints filled with dirt and stones, on precast concrete panel joints, cladding panel joints and car park decks and ramps. Looking for mastic applicators who cover Brook Street? We’ve been sealing commercial buildings since 2005, with CSCS-carded applicators.
Smaller community and commercial buildings around Brook Street have their own movement joints in walls and floors. They’re easily forgotten until water gets in or an edge breaks.
We stand by our work: 12 months, guaranteed. It covers how we prepared and applied the sealant, and if something we did falls short, we return to it.

When it isn’t the sealant
We check first that sealant really is the fix. It won’t put right:
- Joints too narrow for the movement, which need redesigning by the engineer
- Mechanical expansion joint covers, cover plates or proprietary joint systems (a specialist supplier’s job)
- Waterproofing layers buried beneath the sealant
If you’re not sure, just call the office on 01277 525 020 or email a schedule or drawings and we will give you a straight answer before you book.

Common questions from Brook Street clients
What documents will you need to give us for a job in Brook Street?
We’ll confirm the paperwork you need, such as RAMS, our insurance certificate and CSCS details, with the quote. Our applicators are CSCS-carded, and we carry £5m public liability insurance.
Is Brook Street too far out for you?
Not at all: smaller places are covered as well as towns. We work across Greater London and the South East. Good photographs up front let us bring everything on the first visit.
Can you fit around our working hours?
Give us your site hours and any access windows in your enquiry, and we will plan around them. Our office runs Monday to Friday, 8am until 5pm.
Can one quote cover more than one building?
Yes. We take on portfolio and planned maintenance work, with each site phased to suit its occupants.
What if there’s asbestos in the old mastic?
Some older mastics, especially in pre-2000 buildings, can contain asbestos. Before we disturb old sealant in an older building, we ask to see the asbestos register or survey, and work stops until any suspect material has been tested. Removing asbestos is a job for asbestos specialists, not us.
Is it fine to apply new sealant on top of old?
No. Failed sealant is removed and the faces cleaned back to sound, dry material first, since fresh sealant will not bond reliably to aged material.
Does weather matter for sealant work?
Outside, yes. The joint has to be dry and within the product’s temperature range, so damp, frosty or very cold days can stop external work. Internal work is rarely affected.
Doing it in-house
What you see is the finished bead, but most of the work is hidden. Backing rod, primer where specified and a joint designed to move with the building are where general trades tend to cut corners.
A short, simple internal joint is often within reach of a maintenance team. The usual problems come from preparation: new sealant over old, damp or dusty faces, or the wrong product for the movement.
When to call us in Brook Street
Repeated failure often traces back to the wrong product. A stiff or general-purpose sealant across a joint with large movement won’t cope. BS EN ISO 11600 classifies building sealants by movement capability, and specifications often refer to it.
What tends to prompt an enquiry:
- Expansion joints split through the centre of the bead
- Water dripping through deck or ramp joints
- Joints packed with grit and debris
- Arrises breaking up along floor joints
For a school such as Woodchurch Church of England Primary School, playground and building joints can be done in the holidays.
Questions to ask before you book
- Who will actually carry out the work
- How the existing material will be dealt with
- Are they CHAS accredited or on Constructionline?
- Can the work be phased to keep areas open?

What else we do in Brook Street
Why act early in Brook Street
Re-sealing with the same product that failed is often a false economy. If the joint is too narrow or the product wrong for the movement, it needs a different approach and we’ll tell you honestly. Halls, stores and units around places like Brook Street may not be checked every day, so a failed joint can leak for a while before anyone sees it. Renewing joints in good time avoids the problem.
The work involved drives the cost: removing old material, preparing the joints, the product, the access and how the work is phased. Call for a fixed quote.

Different surfaces, different methods
Cladding panel joints
Metal and composite panels shift considerably as temperatures change. A sealant with the right movement class is chosen, and we’ll confirm the colours available for the specified product.
Concrete and precast panel joints
Concrete edges can be weak or carry release agents that stop adhesion. We prepare the faces thoroughly and prime where the maker calls for it.
Where floor joints take the most wear near Brook Street
At about 47 miles from central London, Brook Street is within reach of the capital. Warehousing clusters around the motorways that ring and radiate from London. The South East is one of the drier parts of the UK. Outside joints in yards and car parks still have to be dry before sealing, and where de-icing salt is spread in winter, open joints let it in.
Around Brook Street, each joint gets a filler or sealant matched to what crosses it and how much it moves.

On site: what to expect
Site rules come first: sign-in, induction and whatever permit system the building uses. Once we’re cleared to begin, the joints are worked through in the order agreed with your site contact, and each area is checked before we leave it. For work around Brook Street, we aim to finish in one visit, so we ask for photos and rough sizes first. Then the right materials arrive with us.
- First, the joints are inspected for width, movement and the type of failure.
- A fixed quote follows, naming the sealant and its movement class.
- We strip out the old seal and prepare the faces.
- We control the depth with backing rod or, in shallow joints, bond-breaker tape.
- Where the maker calls for primer, it’s applied first, then the bead goes in and is tooled to a concave finish.
- We check every joint before sign-off, and the work carries our 12-month guarantee.
Before we start on site
- Send asbestos survey details if the building is pre-2000
- Confirm the product named in the specification
- Explain the parking and delivery arrangements
