Owners, agents and contractors

Agents, factors and owners’ representatives all follow the same route: send details, get a fixed quote, we seal, guaranteed. We can agree access arrangements and keyholder contacts beforehand.

We take on planned maintenance as well as one-off repairs: working through a building or an estate in stages that fit your budget. Bridgemary can form part of a wider programme.

Expansion joint sealing in Bridgemary, done properly

We have been sealing expansion and movement joints for over 20 years. Our applicators are CSCS-carded, we’re CHAS accredited and a Constructionline member, and we carry five million pounds of public liability insurance. Each job is backed by a 12-month guarantee on the workmanship. Most enquiries involve torn sealant in brick or block movement joints and expansion joints filled with dirt and stones, on precast concrete panel joints, blockwork control joints and car park decks and ramps. A specialist sealant contractor works differently from a general builder: in Bridgemary, that means joint design, primers and backing rod as standard.

Around Bridgemary, most floor and movement joint jobs are single buildings or yards. That way the right materials come on the day and the job is done in one visit where possible.

Every job ends the same way: guaranteed. Our workmanship is backed for 12 months, and the quote explains what it covers.

Diagnose, treat, sign off

At the end of each section, the masking comes off, the area is cleaned and every joint is checked, ready for your sign-off. Where the sealant needs time to cure before use, we tell you and sign the area. Work in places the size of Bridgemary is planned as a single visit where we can. Clear photographs and measurements help us bring the right products.

  1. The first job is to check each joint: how wide it is, how it moves and why the old seal let go.
  2. Next, we fix a price and confirm the sealant we propose for the movement.
  3. We strip out the old seal and prepare the faces.
  4. We control the depth with backing rod or, in shallow joints, bond-breaker tape.
  5. Primer goes on where the manufacturer specifies it, followed by the sealant, which is then tooled off.
  6. Each joint is inspected and handed over with our 12-month guarantee.

Keeping the joints sound

Cleaning and maintenance staff play a part too. Share these points with them:

  • Keep scrapers and ploughs from dragging across joint sealant
  • Record the sealant used and the date in the O&M file
  • Act on the first tear or lifting edge rather than waiting
  • Keep stones and debris out of open joint lines

Fresh joint sealant needs its full cure time before it takes traffic or water. The time varies with product, conditions and joint depth. Keeping the area coned off until then avoids tyre marks and damage.

A failed deck joint lets water straight through to the level below. Salty water dripping through stains soffits and lands on parked vehicles and it can affect the structure over time. Resealing early limits the damage.

When it isn’t the sealant

Not every problem is a sealant problem, and we’d rather tell you before you spend money. It won’t fix:

  • Waterproofing layers buried beneath the sealant
  • Structural movement beyond what the joints were designed for (that needs a structural engineer)
  • A joint that has to be widened or re-detailed before it can work

If in doubt, call the office on 01277 525 020 or email the details over and we will say what we think.

Joints and surfaces we work on

  • Car park decks and ramps
  • Cladding panel joints
  • Brickwork movement joints
  • Blockwork control joints
  • Podiums and floor movement joints
  • Precast concrete panel joints

What affects the price in Bridgemary

What shapes the price:

  • The total length or number of joints
  • Whether the work must be split into stages
  • Specialist products, such as fire-rated or hygienic sealants
  • Removal of failed or old sealant

The product called for affects the cost, as does the preparation each joint needs, from cutting out to priming and backing rod. Access, phasing and site requirements come into it too.

What we need to price the job

For an accurate fixed quote, we need a clear picture of the site. Send us:

  • Any dates the work must fit around
  • Clear photos of the problem areas
  • What the building is and how it’s used
  • Rough lengths or quantities, or drawings if you have them

Need a figure for a tender or a budget? Send the scope and any drawings, and we’ll return a fixed quote that you can work with. If you have questions first, call 01277 525 020 or use the quote form.

Your questions answered

Can you take on a job at a hospital such as Gosport War Memorial Hospital?

Yes, provided the work is planned with the site’s estates team. We follow the site’s permits, sign-in and infection-control procedures in every area.

Does the sea air around Bridgemary change the choice of sealant?

It can. Wind-driven rain and, closer to the shore, salt air are harder on external joints. We check the specified product suits the exposure and pay close attention to preparation.

Do you cover Bridgemary?

Yes. We cover Bridgemary, and the simplest way to start is to call 01277 525 020 or use the quote form.

What if there’s asbestos in the old mastic?

Asbestos is possible in some older mastics, particularly in buildings from before 2000. Before we disturb old sealant in an older building, we ask to see the asbestos register or survey, and work stops until any suspect material has been tested. Removing asbestos is a job for asbestos specialists, not us.

Do you take on small jobs?

We quote for single jobs as well as large packages and programmes. Photos and a description are enough to start.

Can you work to our specification?

Yes. The specification and the manufacturer’s installation guidance are what we work to, and any queries are raised before we start.

Are expansion joints and movement joints the same thing?

It’s a deliberate gap that lets the structure move without cracking. Expansion joint is a name often used for the same thing, and either way it needs a sound seal.

Slabs, ramps and loading bays in Bridgemary

Bridgemary lies within about 2 miles of the sea. Coastal yards and decks give their joints salt and wet weather to deal with, not just wheels, so a failed joint lets more in and the edges break up sooner. Less than 3 miles from Bridgemary there are at least three named estates and business parks. Floors, loading bays and yards on sites like these are where floor and movement joints work hardest.

Retail parks like Brockhurst Gate Retail Park (0.6 miles east of Bridgemary) have long runs of car park and yard joints taking daily traffic. For an estate such as Gosport War Memorial Hospital (2.1 miles south-east of Bridgemary), the joints in ramps, decks and long building elevations all need attention over time. Phasing is what makes joint work possible on busy sites such as Fareham Business Park (1.1 miles north of Bridgemary): one bay, aisle or car park row at a time.

Bridgemary is about 1 mile north-west of Gosport, in Hampshire. We cover commercial sites throughout Bridgemary. 723 places across Hampshire fall within our area, Bridgemary among them.

What the job involves on each surface

Brickwork and blockwork joints

Mortar snots and debris in the joint stop it working. We clear the joint fully before sealing and flag any joint that seems undersized.

Internal floor movement joints

Wheeled traffic chips floor joint edges that aren’t supported. We match the product to the traffic and the movement flagging broken arrises before sealing.
