How we handle expansion joint sealing in Bowmans
Every structure moves a little, all the time: they expand in the heat, shrink as they dry, and shift under load. Movement joints are where that movement is absorbed, and the sealant in them keeps water and debris out. We seal and reseal movement joints in walls, panels, decks and floors. We work on cladding panel joints, brickwork movement joints and podiums and floor movement joints, and the usual reasons a site gets in touch are new sealant over old, now failing and chipped joint edges on forklift routes. A specialist sealant contractor works differently from a general builder: on jobs in Bowmans, preparation and product choice get the time they need.
Small units near places like Bowmans are often converted farm buildings with new concrete floors. Saw-cut and construction joints in those floors need the right filler or sealant for the forklifts and trolleys that use them.

Common questions from Bowmans clients
Is hospital work, at somewhere like Little Brook Hospital, something you do?
Yes, hospitals are one of the sectors we cover. Work is phased so departments keep running, under the site’s own rules.
Will you take on work at estates like Tower Retail Park, close to Bowmans?
Yes. We cover Bowmans and the area around it, including industrial estates, business parks and retail parks such as Tower Retail Park. Send details of the unit and the work through our quote form for a quick quote.
Can weather delay the job?
It can, for external work. Wet joints and cold, damp or frosty conditions stop the sealant bonding properly, so external work may be moved if conditions aren’t right. Internal work is far less affected.
Are you fully insured?
Yes. We are fully insured, including public liability cover.
Why has the sealant in our expansion joints split?
Usually the joint is moving more than the sealant can take. We review the joint design as well as the sealant before pricing so the same failure isn’t repeated.
Do you seal on top of existing sealant?
No. Sealing over old material is one of the classic causes of early joint failure, so everything comes out first.
Can the sealant be colour-matched?
That depends on the product specified. Some ranges are wide, others limited, so we’ll confirm the colours available for the specified product with the quote.

Why deal with it now?
Sealing over a failed movement joint is a common shortcut. A bead over the old seal can’t bond or flex. Full removal and preparation is in every quote. A failed joint lets water into a building whatever its size. Catching it early means a reseal rather than repairs.
What a job costs comes down to the quantity of joints, how much old material needs removing and how the joints are reached. Call for a fixed quote when you are ready.

What sealant work can’t fix
A proper diagnosis includes knowing what sealant can’t do. You will hear from us if the cause turns out to be one of these:
- Structural movement beyond what the joints were designed for (that needs a structural engineer)
- Damaged metal nosings or cover plates over a joint
- Broken or spalled joint edges, which need repairing before any sealant goes in
If you’re not sure, just call 01277 525 020 or email drawings and photos and we’ll give you a straight answer.

How a job runs
On arrival, we sign in, go through any site induction and check how permits are handled. Floors, finishes and fittings next to the joints are covered before any cutting starts, and the work normally takes a day or so for a modest run of joints, and longer where decks, ramps or floors are done in phases. Work in places the size of Bowmans is planned as a single visit where we can. Photos with rough sizes let us arrive with everything needed.
- We start with photographs, approximate lengths and any drawings, visiting where needed.
- We compare each joint’s width with the movement and the sealant’s capability, and flag anything that needs an engineer.
- Old sealant and debris are cut out of every joint.
- Any broken arrises or friable edges are flagged before work goes further.
- The right sealant goes in at the right depth, bonded to the two sides only.
- Areas reopen once cured, and the work carries our 12-month guarantee.
Before we start on site
- Let building users know which areas are affected
- Arrange parking or a loading space
- Flag any permit to work we will need

Advice
Looking after the joints
To get the most from the new sealant:
- Keep traffic off new joints until the cure time is up
- Raise snow-clearing blades over deck joints where possible
- Sweep decks, ramps and floors so grit doesn’t collect in the joints
- Inspect exposed joints once the cold weather has passed
Grit is the slow enemy of a joint seal. Grit trodden or driven into the joint works at the surface until it tears. A routine sweep is the simplest protection.
External wall joints that fail let rain into the masonry and cavity. It can surface inside as damp a long way from the joint, well after the seal first opened. Catching it early keeps the water outside.
Surface by surface
Concrete and precast panel joints
Joints between precast panels open and close with temperature and loading. We use a sealant classed for the movement, laid over backing to depth.
Internal floor movement joints
Warehouse and retail floors have saw-cut induced joints and construction joints. A semi-rigid filler is common in trafficked industrial floors and a flexible sealant where the joint moves more.
Should maintenance staff do it?
For a quick touch-up, site staff may be fine, but anything bigger is another matter: a specialist brings efficiency, a consistent finish and a 12-month guarantee.
General builders and handymen seal joints, but it isn’t their main trade. A specialist prepares properly, controls joint depth and picks a product with the right movement class.
Floors, slabs and movement joints in Bowmans
Rainfall across the South East, Bowmans included, is lower than in many parts of the UK. Even so, yard and car park joints are only sealed when they’re dry and clean, while winter salting gets into any joint left open. Bowmans lies roughly 13 miles out from central London. The roads out of London are lined with trade parks and distribution sheds, and their floor joints take forklift and pallet-truck traffic all day.
Schools such as Wentworth Primary School have movement joints in their walls and floors that are easy to overlook. For a store at a site such as Tower Retail Park, which lies north of Bowmans, the service yard and goods-in area are where joints break down first. For an estate such as Little Brook Hospital, 2.7 miles to the east of Bowmans, the joints in ramps, decks and long building elevations all need attention over time.
Bowmans is about 2 miles west of Dartford, in Kent. Any commercial site in Bowmans is covered, whether it’s a single job or part of a planned programme. Across Kent, 931 places are covered, including Bowmans. There’s a separate page for London, roughly 13 miles from Bowmans.
