Expansion joint sealing for Aston Clinton sites

Tell us what needs sealing and where, with photos or drawings if you have them, and we’ll price it.

Commercial clients in Aston Clinton

We take on planned maintenance as well as one-off repairs: working through a building or an estate in stages that fit your budget. Sites in Aston Clinton can sit alongside others in a wider programme across Buckinghamshire.

Agents, factors and owners’ representatives all follow the same route: send details, get a fixed quote, we seal, guaranteed. We can agree access arrangements and keyholder contacts beforehand.

Expansion joint sealing for commercial buildings in Aston Clinton

Few joints take as much punishment as those in a car park. Tyres load the edges, and de-icing salts and water work into any gap; water dripping through to the deck below is often the first sign. A sealant suited to traffic and the expected movement goes in. If you have new sealant over old, now failing and joints where the bead has lost adhesion, we can help, whatever the surface. Facilities teams, main contractors and managing agents in Aston Clinton tend to want the same three things: a fixed quote, no surprises on site and a 12-month guarantee behind the result.

Work in a smaller place like Aston Clinton is normally one building at a time. Getting widths, depths and traffic details up front means one visit, not two.

Guaranteed is the last step of every job. Our workmanship is backed for 12 months, and the quote explains what it covers.

What we are called out for in Aston Clinton

Some joints were never sealed with the right product. Products not classed for the movement fail early. Movement capability is set out in BS EN ISO 11600, and specifications often refer to it.

Things that usually lead to an enquiry:

  • Torn sealant in brick or block movement joints
  • Arrises breaking up along floor joints
  • Sealant pulling off the joint face
  • Brittle, chalky sealant on external joints

Across sites such as College Business Park, 1.4 miles to the north of Aston Clinton, floor and movement joints can be sealed in phases so units keep working.

Before you book anyone

  • Which product they’ll use, and why it suits the joint
  • Whether primer will be used where the manufacturer specifies it
  • What site paperwork they can supply
  • Their approach to joint depth and backing

Questions we’re asked in Aston Clinton

Is a smaller place like Aston Clinton outside your area?

Not at all. Aston Clinton is within our area. London and every South East county are within our area. Send photos and a list of what needs doing, and we will plan the job to need as few trips as possible.

Is hospital work, at somewhere like Stoke Mandeville Hospital, something you do?

Yes, hospitals are one of the sectors we cover. We follow the site’s permits, sign-in and infection-control procedures in every area.

Can you work while the building is occupied?

In the majority of cases, yes. Phased work can be planned so areas stay in use.

How do I request a quote?

There are four steps: send details, get a quote, we seal, guaranteed. Step one needs little more than photographs and a postcode.

Do you take on small jobs?

Single areas, one-off repairs and whole buildings are all quoted the same way: send details, get a fixed quote, we seal, guaranteed.

Do you reseal car park expansion joints?

Yes. Tell us how the car park is used and which areas must stay open and we will plan around them.

What happens if old sealant might contain asbestos?

Some older mastics, especially in pre-2000 buildings, can contain asbestos. Before we disturb old sealant in an older building, we ask to see the asbestos register or survey, and work stops until any suspect material has been tested. We don’t remove asbestos-containing materials.

Traffic, movement and joints around Aston Clinton

The South East is one of the drier parts of the UK. External slab and deck joints still need a dry, clean joint to seal, and winter de-icing salt on car parks and ramps works into any open joint. Less than 3 miles from Aston Clinton there are at least three named estates and business parks. That puts plenty of warehouse floors, service yards and car parks close by, all with joints under traffic.

For an estate such as Stoke Mandeville Hospital, 3.2 miles to the west of Aston Clinton, the joints in ramps, decks and long building elevations all need attention over time. Schools such as Aston Clinton School have movement joints in their walls and floors that are easy to overlook.

Aston Clinton is about 4 miles east of Aylesbury, in Buckinghamshire. Our applicators travel to Aston Clinton for work on movement joints. Across Buckinghamshire, 308 places are covered, Aston Clinton among them. Oxford is covered too, some 22 miles away.

If you need expansion joint sealing in HP22, the process matches everywhere else we work: details, then a fixed price, then sealing and a 12-month guarantee. We also cover Buckland (1 mile east), Puttenham (2 miles north), Astrope (2 miles north-east), Long Marston (2 miles north-east) and Bedgrove (2 miles west) for movement joints. Further afield, our area takes in Aylesbury (4 miles west), High Wycombe (12 miles south), Chesham (8 miles south-east), Amersham (10 miles south-east), Beaconsfield (14 miles south) and Chalfont St Peter (15 miles south-east).

Why act early in Aston Clinton

Doing joint resealing alongside other planned works can save on access. But joints already letting water in shouldn’t wait for a programme because damage continues. We can split the scope into urgent and planned. Sealant hardens, cracks and loses grip with age, UV and movement. Renewing it in good time keeps the building weathertight.

There’s no price list, since every building and every scope is different. For a fixed figure, call for a quote and we’ll price your job on its own details.

Why appoint us

  • Specification-led, product-correct work
  • Colour options checked against the specified product
  • Clear, fixed quotes
  • Constructionline member

Read our cost guide and how we’re accredited.

Keeping the joints sound

To get the most from the new sealant:

  • Report split or peeling joint sealant early
  • Leave barriers in place until fresh joint sealant has cured
  • Put movement joints on the planned maintenance inspection round
  • Keep product details with the building records for the next reseal

Add every elevation, deck and floor joint to your inspection round. A periodic look picks up tears and lifting before water gets in. Should you spot a problem, you can ring 01277 525 020 or email a schedule or drawings and send a picture.

Once debris packs a failed joint, the structure has nowhere to expand. The arrises crack and break away under the load and the reseal becomes an edge repair as well. Keeping the seal sound avoids all of that.

What we can’t put right

Before quoting, we check that sealant is the right answer. It isn’t the answer for:

  • Waterproofing layers buried beneath the sealant
  • Movement on a scale no sealant is meant to absorb
  • Broken or spalled joint edges, which need repairing before any sealant goes in

Not sure which it is? You can phone 01277 525 020 or email the details over and we will tell you honestly before you book.

What we seal

  • Brickwork movement joints
  • Podiums and floor movement joints
  • Blockwork control joints
  • Cladding panel joints
  • Precast concrete panel joints
  • Car park decks and ramps

How a job runs

A typical day starts with protection: tape along each joint edge and covers over finishes, stock and equipment close by. The work itself usually takes a day or so for a modest run of joints, and longer where decks, ramps or floors are done in phases, and we clear our waste as we work. For a site in Aston Clinton, we plan so the whole job is done in one go where possible. Photos with rough sizes let us arrive with everything needed.

  1. First, the joints are inspected for width, movement and the type of failure.
  2. A fixed quote follows, naming the sealant and its movement class.
  3. The failed seal is removed and both faces are cleaned until sound and dry, flagging any broken edges that need repair before sealing.
  4. Closed-cell backing rod is set to depth, or bond-breaker tape in shallow joints.
  5. Where the maker calls for primer, it’s applied first, then the bead goes in and is tooled to a concave finish.
  6. We check every joint before sign-off, and the work carries our 12-month guarantee.

Before we start on site

  • Clear stock, furniture or equipment away from the joints
  • Agree which areas must stay open
  • Have the specification and drawings to hand

Quotes

Photos, drawings or a schedule of the joints are often enough for a fixed quote. Where a site visit makes more sense, we will arrange one.
