Expansion joint sealing for Askett sites

Send drawings, photos or a joint schedule, or tell us about the site, and we’ll come back with a fixed quote.

Your questions answered

Must our site in Askett stop work while the joints are done?

Rarely. Work is phased around your operations. Tell us which hours and entrances we can use and we will plan from there.

Is Askett too far out for you?

Not at all. Askett is within our area. We work across Greater London and the South East. Send photos and a list of what needs doing, and we will plan the job to need as few trips as possible.

What exactly is a movement joint?

It’s a deliberate gap that lets the structure move without cracking. Expansion joint is a name often used for the same thing, and either way it needs a sound seal.

Can you fit around our working hours?

Give us your site hours and any access windows in your enquiry, and we’ll plan around them. You can reach the office between 8am and 5pm, Monday to Friday.

Do your applicators hold CSCS cards?

Yes. We use CSCS-carded applicators.

How do I request a quote?

The quote form is the simplest route, though you can also call the office on 01277 525 020 or email a schedule or drawings. Photos, drawings or a joint schedule help us quote quickly.

Do you work to architects’ specifications?

Yes. Send it with your enquiry, and the quote will be based on it, flagging anything that needs clarifying.

How we handle expansion joint sealing in Askett

Width, depth and product all have to work together. Joint width must suit the movement and the movement class of the sealant, and depth is controlled using closed-cell backing rod, or bond-breaker tape in shallow joints. For wider joints, many sealant makers recommend a width-to-depth ratio, often around 2:1 and the bead bonds to the sides, never the back. We work on car park decks and ramps, precast concrete panel joints and blockwork control joints, and the usual reasons a site gets in touch are layers of sealant in a movement joint and car park joints leaking onto vehicles below. Searching for sealant specialists in Askett? Mastic Doctor has worked for contractors, FMs and building owners since 2005, CHAS accredited and a Constructionline member.

In and around smaller places like Askett, the concrete floors we see are often in converted farm buildings, small workshops and storage units. Whether it’s a farm store turned workshop or a storage unit, the joints need a product that suits the traffic.

Every job is signed off with a 12-month guarantee. It’s a plain promise: if the work we did fails within twelve months, we return to fix it.

Should maintenance staff do it?

For most general trades, sealant is a sideline. A specialist brings correct preparation, depth control with backing rod and a product suited to that particular joint.

Certain joints really need a specialist: fire-rated seals that must follow a tested detail, trafficked floor joints and external movement joints among them. A poor seal in places like these tends to cost more to put right later.

Different surfaces, different methods

Cladding panel joints

Metal and composite panels shift considerably as temperatures change. A sealant with the right movement class is chosen, and we will confirm the colours available for the specified product.

Concrete and precast panel joints

Precast and concrete panel joints move daily. We use a sealant classed for the movement, laid over backing to depth.

When to call us in Askett

Three-sided adhesion is a common cause of early failure. Sealant fixed to the base and sides can’t flex, so it tears so backing is set before sealing.

Typical triggers for a call:

  • Rain penetration at brick or block movement joints
  • Car park joints leaking onto vehicles below
  • Previous reseals laid over old sealant
  • Expansion joints split through the centre of the bead

Schools like Monks Risborough CofE Primary School often have long brick elevations with movement joints that age quietly.

What your quote should include

  • How the existing material will be dealt with
  • Will RAMS and insurance details be available?
  • Who will actually carry out the work
  • How long is the guarantee, and what does it include?

Traffic, movement and joints around Askett

Rainfall across the South East, Askett included, is lower than in many parts of the UK. External slab and deck joints still need a dry, clean joint to seal, and where de-icing salt is spread in winter, open joints let it in. Askett is about 35 miles from central London. Distribution warehouses and industrial estates are common around the motorway corridors that serve the capital; their floors carry heavy traffic every shift.

Large sites such as The Paddocks Hospital (0.8 miles south of Askett) have car parks, service roads and long elevations with movement joints in brick and panels.

Askett is about 5 miles south of Aylesbury, in Buckinghamshire. We send applicators to Askett for movement joints. Askett is one of 308 places we cover in Buckinghamshire. Oxford is covered too, some 18 miles away.

Business premises anywhere in HP27 are within our area. We cover commercial and managed buildings on Askett Village Lane, Old Manor Close and Askett Lane and the roads nearby. What sealant work can’t fix

Some faults sit outside our scope, and we say so rather than covering them up:

  • Cracking or settlement that calls for an engineer’s assessment
  • Failed waterproofing membranes on podiums, roofs or decks (a waterproofing specialist’s job)
  • Concrete or masonry repairs along the arrises

If in doubt, call the office on 01277 525 020 or send photos by email and we will say what we think before you book.

Diagnose, treat, sign off

Occupied buildings need a little choreography. The work area is signed and kept contained, keep walkways clear and move on in phases so staff and visitors can carry on around us. For work around Askett, we aim to finish in one visit, so photos and measurements up front really help. Then the right materials arrive with us.

  1. We look at the joints, their width and how they’ve failed.
  2. Next, we fix a price and confirm the sealant we propose for the movement.
  3. Old sealant and filler are cut out and the joint faces cleaned back to sound material, and we tell you if any edges need repairing first.
  4. Closed-cell backing rod is set to depth, or bond-breaker tape in shallow joints.
  5. Primer goes on where the manufacturer specifies it, followed by the sealant, which is then tooled off.
  6. We check every joint before sign-off, and the work carries our 12-month guarantee.

Getting the site ready

  • Clear stock, furniture or equipment away from the joints
  • Share the asbestos register for older buildings
  • Tell staff and tenants when we’ll be in

Send us photos, drawings or a joint schedule are often enough for a fixed quote. If the job needs a look first, we will arrange a site visit.

Keeping the joints sound

A few simple habits keep the new joints working:

  • Plan racking layouts so feet don’t land on a joint
  • Keep traffic off new joints until the cure time is up
  • Note which joints were done, when, and with what
  • Include every elevation and deck joint in periodic inspections

Our workmanship on movement joints carries a 12-month guarantee. Record which product went into which joints in the building file.

Unsupported floor joint edges spall under forklift and pallet-truck wheels. Broken arrises jolt trucks, loads and drivers, and the damage spreads along the joint. Sealing early protects the edges.
