Construction mastic across Tulloes

Photos, a specification or a quick description of the joints is enough to start a fixed quote.

Diagnose, treat, sign off

Before any cutting starts, the area is protected: masking tape along the joint edges and sheeting over anything nearby. The work itself usually takes anything from a day of snagging to several weeks of plot-by-plot sealing on a phased scheme, and our waste is bagged and taken away as we go. Tell us who will meet us and how to get in at your building near Tulloes. We’ll confirm the plan with the fixed quote.

  1. Drawings, the sealant specification and your programme come to us for pricing.
  2. We return a fixed quote that ties the mastic package to your programme.
  3. Any site paperwork you need (RAMS, insurance certificate, CSCS details) is confirmed with the quote.
  4. Areas are sealed plot by plot or floor by floor as the trades hand them over.
  5. Each joint is prepared, backed to depth and sealed in the product the specification names.
  6. Before handover, snags are dealt with and the package is signed off under our 12-month guarantee.

Before we start on site

  • Explain the parking and delivery arrangements
  • Clear stock, furniture or equipment away from the joints
  • Send asbestos survey details if the building is pre-2000

Advice

Construction mastic in Tulloes, done properly

External mastic depends on the weather in a way most internal trades don’t. Cold or damp mornings, frost and condensation on frames can all hold external sealing up so it helps to sequence elevations with some flexibility. Internal sealing often fills those days. If you’re dealing with existing joints on a refurb that need cutting out and resealing and different trades sealing to different standards, we can put it right, on sanitary and kitchen joints, brick and block movement joints and floor and skirting junctions alike. Whether you call it commercial sealant work, mastic application or joint sealing, the work in Tulloes is the same: the right product in a properly prepared joint.

Construction around smaller Scottish places like Tulloes is often one-off schemes: a school, a health centre, a hotel extension or a few houses. Exposed elevations in Scotland put facade and perimeter joints to work from day one, so the sealant choice matters.

Our workmanship is guaranteed for 12 months. If a joint we sealed fails because of how it was installed, we come back and put it right.

Mastic packages on Tulloes sites

Projects in Tulloes follow Scotland’s building regulations, with the local authority acting as verifier. Our job is to seal to that specification. The east of Scotland, where Tulloes is, gets less rain than the west. Cold, damp starts still stop external sealing on some days. We agree external dates with the site team and keep internal work ready.

For a contractor working at a hospital such as Forfar Infirmary, 4.4 miles to the north-west of Tulloes, perimeter and facade sealing is planned around patients and deliveries. For contractors building in or near Tulloes, we seal to the drawings, the specification and the programme.

Tulloes is about 5 miles south-east of Forfar, in Angus. Our applicators travel to Tulloes for work on mastic packages, handled exactly as we handle every other area. We work across 65 places in Angus. Dundee is covered too, some 11 miles away.

We take on mastic packages across the DD8 postcode area, whatever the building. With the B9128 nearby, Tulloes is easy to get to with materials and equipment. What affects the price in Tulloes

What shapes the price:

  • Backing rod, priming and other preparation
  • Location, for remote and island sites
  • Which sealant the job calls for
  • The site’s rules and procedures

Cost follows what’s involved: stripping out, preparation, sealing, access and phasing. Call for a quote.

Sending details for a quote

There’s no need for a formal survey. These details are enough to start:

  • Asbestos survey details if the building is older
  • The product your specification calls for
  • Clear photographs of the problem areas
  • Drawings or a marked-up plan, if available

Let us know the site, the scope and your timescale, and a fixed quote will follow. To get it moving, phone 01277 525 020 or send details through our quote form.

Questions we’re asked in Tulloes

Would you work within a site like Forfar Infirmary?

Yes. We work in healthcare settings as well as offices and schools. The estates team’s permit system and infection-control rules come first, and the work is planned around them.

Is Tulloes too small for you to travel to?

Not at all: smaller places are covered as well as towns. We work across every Scottish council area. Where we can, we group nearby jobs to make the most of each trip.

What does a mastic package normally include?

The scope comes from the specification and drawings, but most packages include frame perimeters, sanitary and kitchen joints, caulking where specified and a snagging pass.

What if there’s asbestos in the old mastic?

Asbestos is possible in some older mastics, particularly in buildings from before 2000. We check the asbestos register before cutting out old sealant in an older building, and if asbestos is suspected, work stops until it’s tested. Removing asbestos is a job for asbestos specialists, not us.

What do you charge?

Every job gets its own fixed quote. For yours, ring 01277 525 020 or email a schedule or drawings.

Are you insured?

Yes. We are fully insured, including public liability cover.

Can you send site paperwork?

Each site asks for different documents, so list what you need, whether RAMS, insurance or CSCS details, and we’ll confirm with the quote.

Keeping the joints sound

Once the work is signed off, a little attention goes a long way:

  • Note which sealant went where at handover
  • Plan external elevations with the weather in mind
  • Release areas for mastic once other trades have finished in them
  • Flag uneven or tapered frame gaps early

Once an area is sealed, protect it from following trades. Fresh sealant needs its cure time before it’s cleaned, painted near or knocked.

Sanitary joints that fail early become defects soon after occupation. Water gets behind trays, vanity tops and panels, and the repair falls into the defects period. Proper preparation, with the right silicone first time, keeps it off the defects list.

Why deal with it now?

When a package runs over budget, downgrading the product is a common first thought. The saving is small next to the cost of callbacks and defects and external joints are where it shows first. We price the specified product and will tell you plainly where an alternative would or wouldn’t work. For buildings near Tulloes, dealing with all the failing joints at once saves return trips. Send photographs and we will quote for everything together.

Small jobs and large programmes are priced from the same things: scope, access, product and programme. Call for a quote, and you’ll have a fixed figure to work with.

Why us?

  • CHAS accredited contractor
  • Failed material removed, not covered up
  • Fully insured, including public liability cover
  • Colours chosen to suit frames, cladding or finishes where possible

Take a look at our cost guide or our accreditations.

When something else is needed

We seal joints; we don’t mend everything behind them. On its own, sealant can’t deal with:

  • Rework caused by others damaging completed areas
  • Fire-stopping design or sign-off (that’s for the designer, fire engineer and building control)
  • Faulty frames rather than failed sealant

Not sure which it is? You can call 01277 525 020 or send photos by email and we will tell you honestly.

Where we work in Tulloes

  • Cladding and panel joints
  • Sanitary and kitchen joints
  • Brick and block movement joints
  • Internal decorators’ caulk
  • Floor and skirting junctions
  • Window and door perimeters

General trades versus a specialist

What you see is the finished bead, but most of the work is hidden. Correct depth, the right primer and a sealant matched to the movement are easy to get wrong without experience.

Paperwork matters too. Many sites expect CSCS cards, RAMS and proof of insurance, and our CSCS-carded applicators are used to working under those rules.
