Construction mastic for commercial buildings in Stor

On a new build, the mastic package is one of the last trades through each area. Mastic Doctor takes on mastic packages for main contractors and developers, sealing plot by plot or floor by floor as areas are released. The enquiries we see most involve perimeter gaps outside the sealant’s range and mastic snags holding up handover, on cladding and panel joints, floor and skirting junctions and internal decorators’ caulk. Looking for mastic applicators who cover Stor? We’ve been sealing commercial buildings since 2005, CHAS accredited and a Constructionline member.

Sites near smaller places like Stor can mean longer travel, so the mastic is planned with as few trips as the job allows. Send drawings, photos and the programme so everything needed arrives on the first day.

Guaranteed is the last step of every job. You get a 12-month guarantee on our workmanship, and the quote explains what it covers.

Questions about Stor

Can you work to our programme on a site in or near Stor?

Yes. The mastic is planned around your key stages. Let us know which documents your site asks for, and we will confirm them alongside the quote.

Does the sea air around Stor change the choice of sealant?

It can. Coastal exposure works external joints harder than inland weather. We check the specified product suits the exposure and pay close attention to preparation.

How long does a job like this take?

It depends on the scope, though a typical visit typically takes a day or two on a small fit-out and several weeks on a large multi-storey package. For bigger or phased jobs, we will set out a timescale with the quote.

Are you insured?

Yes. We’re fully insured, and the certificate can go with your quote.

Do you work to architects’ specifications?

Yes. The specification and the manufacturer’s installation guidance are what we work to.

Can you seal external joints in wet or cold weather?

Outside, the joint has to be dry and the temperature within the product’s limits. Damp, frost or condensation on frames can stop work, so internal areas are often done on those days.

Do you do fire-rated sealing on new builds?

Where it’s specified, yes, working to the specification and the manufacturer’s installation guidance. If the detail calls for collars, wraps or batts instead, we’ll tell you.

Building and refurbishing in Stor

Stor is within about 1 mile of the coast. On a coastal site, facade and perimeter joints face driven rain and, closer to the beach, salt, so we check the specified product suits the exposure before the first bead. Projects in Stor follow Scotland’s building regulations, with the local authority acting as verifier. Our job is to seal to that specification.

On any site in or around Stor, the mastic follows the specification and the programme.

Stor (Gaelic: Stoer) is in Highland. We cover Stor and the rest of Highland, and jobs here get the same fixed quote and 12-month guarantee as anywhere else. Stor is one of 256 places we cover in Highland for mastic packages.

We cover the IV27 postcode districts. If your building is just outside Stor, we cover Stoer (1 mile south-west), Lochinver (5 miles south-east), An Druim Beag (5 miles north-east), Scourie More (11 miles north-east) and Scourie (12 miles north-east). Island and remote sites need extra planning, with travel, ferry crossings where needed and weather to allow for, so give the site location in your enquiry.

Do you need construction mastic in Stor?

Shrinkage and settlement in the first months put new joints under strain. Materials lose construction moisture and shrink and internal caulk in a moving joint is normally the first to crack. Picking a flexible sealant where there’s movement keeps snags down.

Common reasons buildings call us in:

  • Perimeter gaps outside the sealant’s range
  • Bath and shower joints scraped during the final clean
  • Cracks opening in caulked internal joints
  • A long mastic snag list close to completion

Around Stor, as anywhere, a facade joint depends on its sizing, backing rod and preparation.

Questions to ask before you appoint anyone

Why deal with it now?

Sealing over damaged or contaminated new joints might save a day. Sealant can’t grip a contaminated or existing bead. We cut out and redo the joint properly. Buildings that aren’t in daily use, such as halls and seasonal premises, may let water in unnoticed, so a failed joint has time to cause damage. Resealing early avoids that.

The specified product makes a difference, as does the preparation each joint needs, such as cutting out, priming or new backing rod. Access, phasing and site requirements come into it too.

From enquiry to sign-off

On arrival, we report to your site contact and complete whatever induction the building runs. Floors, finishes and fittings next to the joints are covered before anything is cut or cleaned, and the work normally takes whatever the programme allows, since the work follows the trades as areas are released. Where we can, we combine work around Stor with other jobs nearby, to make the most of each trip. Tell us how flexible your dates are.

  1. Drawings, specification and programme come to us.
  2. We take off quantities and return a fixed quote.
  3. We agree with the site team which areas come first.
  4. Plots or floors are sealed as they’re handed over.
  5. Every joint is cleaned, set to depth and sealed with the specified product.
  6. After snagging, the work is handed over under our 12-month guarantee.

Advice

Site staff or a sealant specialist?

Site maintenance staff can often handle a short internal joint. The usual problems come from preparation: sealing over old material, sealing onto damp or dusty surfaces, or a product that can’t take the movement.

Redoing a failed joint normally costs more than getting it right at the outset, because the whole bead must be removed and the faces cleaned back again. For that reason, many FMs and contractors use a sealant specialist from the outset.

What we can’t put right

Sealant solves a lot, but not everything, and we’re upfront when that’s the case. These need a different solution:

  • Joint design decisions that belong to the architect or engineer
  • Damage to finishes by other trades after we’ve sealed
  • Glazing units that are cracked or misted

If you are not sure, just call the office on 01277 525 020 or email drawings and photos and we’ll give you a straight answer before you book.
