Construction mastic for commercial buildings in Shawhead
On refurbishments, the mastic package typically includes cutting out old sealant as well as sealing new work. Old beads come out completely, as fresh silicone can’t grip old, and on older buildings we ask for the asbestos survey before disturbing anything. After that, the joints are prepared and sealed to the specification. Most enquiries involve mastic snags holding up handover and sealant knocked or painted over by other trades, across window and door perimeters, sanitary and kitchen joints and floor and skirting junctions. Searching for sealant specialists in Shawhead? We’ve been sealing commercial buildings since 2005, CHAS accredited and a Constructionline member.
Outside mastic in Scotland needs a dry, frost-clear joint, and in a place like Shawhead that means watching the forecast. A little flexibility in the programme lets external joints go in on suitable days.
We stand behind the joints we seal with a 12-month guarantee. It covers how we prepared and applied the sealant, and if something we did falls short, we return to it.

Our process
The first thing on site is a walk round with your contact, agreeing which joints are in scope, where to start and what must stay open. After that, any old or failed material is removed, each joint is prepared and the new sealant goes in. For a building near Shawhead, directions, keys and a contact on the day are worth sorting early. We will confirm the plan with the fixed quote.
- We price from the drawings, specification and programme you send.
- You receive a fixed quote listing scope, products and phasing.
- Any site paperwork you need (RAMS, insurance certificate, CSCS details) is confirmed with the quote.
- Work follows the programme, area by area, as rooms and elevations become ready.
- Joints are cleaned, primed where the maker requires it, backed and sealed to the specification.
- We close out snagging and hand over with a 12-month guarantee.
Preparing the site
- Clear stock, furniture or equipment away from the joints
- Tell us your opening times and when work is allowed

Advice
FAQs: Shawhead
Is Shawhead off your patch?
No. Places such as Shawhead are covered as much as the big towns. Our area covers all of Scotland, cities, towns and islands alike. We plan jobs in smaller places so return trips are kept to a minimum.
What site paperwork comes with a job in Shawhead?
We’ll confirm the paperwork you need, such as RAMS, our insurance certificate and CSCS details, with the quote. We hold £5m public liability insurance, are CHAS accredited and a Constructionline member, and our applicators are CSCS-carded.
Does the weather affect the work?
It can, when the joints are outside. Sealant won’t bond properly to a wet or frosty joint, so we watch the forecast and rearrange outside work if we have to. Internal work is far less affected.
How soon can the area be used again?
The product and site conditions decide that. Some take light use quickly, others need longer to cure, and we confirm it before leaving site.
Can you work to our specification?
Yes. Include it with the drawings when you ask for a quote, and we’ll price the work to it.
Do you guarantee new-build sealant work?
Each package is signed off with a 12-month workmanship guarantee. The guarantee covers our work, not later damage by other trades.
Are you CHAS accredited?
CHAS and Constructionline are both in place, and our applicators hold CSCS cards. Public liability insurance is in place.
What sets the cost
There’s no standard rate for sealant work, since sites vary so much. What we look at:
- Phasing around occupants
- Backing rod, priming and other preparation
- Travel to remote or island sites
- Whether old sealant has to be cut out first
Access often affects the price as much as the sealing: easy-to-reach joints are quicker than those that need equipment to get to. Tell us how the joints are reached and call for a quote.
Before you send an enquiry
There’s no need for a formal survey. A few details are enough to get going:
- Rough lengths or quantities, or drawings if you have them
- A wide shot and a close-up of the area
- What the building is and how it’s used
- Anything awkward about access or site hours
A good quote starts with a clear picture: what’s there, how much of it, how we reach it and what’s specified. Share whatever details you have and we will fill any gaps with a visit.
Site staff or a sealant specialist?
Redoing a failed joint usually costs more than getting it right at the outset, because the whole bead must be removed and the faces cleaned back again. For that reason, many FMs and contractors use a sealant specialist from the outset.
General builders and handymen seal joints, but it isn’t their main trade. A specialist brings correct preparation, depth control with backing rod and a product suited to that particular joint, which is what makes a joint last.
After the work
Sealant joints are maintenance items, and how long they last depends on how they’re treated. Our advice:
- Don’t schedule sealing before decorators and flooring are done
- Allow flexibility for external sealing in damp or cold weather
- Put any product change through the designer first
- Check frame gaps are within the sealant’s range before sealing
Tell the builders’ clean team which areas have new sealant. Blades and abrasive pads are the commonest cause of damage at the final clean, so stick to soft cloths and gentle cleaners near sealant.
A missed perimeter seal on one window can wet the reveal and the plaster inside. On a new building that means remedial work after decorating. A check of every frame before decorators start is worth the time.
Sites and facades in and around Shawhead
Shawhead is on Scotland’s drier eastern side. Frost and condensation on frames and panels can still hold up external mastic on winter mornings. External dates keep a little give. Scotland has its own building regulations, and in Shawhead warrants come from the local authority verifier. The mastic follows the specification that goes with the warrant.
A facade joint near Shawhead lasts when width, depth and backing are right, not just the finish. For contractors building in or near Shawhead, we seal to the drawings, the specification and the programme.

When it isn’t the sealant
A proper diagnosis includes knowing what sealant can’t do. We’ll tell you if the real problem is any of the following:
- Joints damaged after sign-off by following trades
- Faulty frames rather than failed sealant
- Specifying the product where the designer hasn’t
Not sure which it is? You can speak to us on 01277 525 020 or send details through our quote form and we will tell you honestly.
Where we work in Shawhead
- Cladding and panel joints
- Internal decorators’ caulk
- Sanitary and kitchen joints
- Window and door perimeters
- Brick and block movement joints
- Floor and skirting junctions
Why deal with it now?
On a refurbishment, there’s a choice between resealing existing frames and replacing them. Sound frames often need only a new perimeter seal. We will say so if a frame itself is the problem. Around smaller places like Shawhead, halls, stores and seasonal buildings may not be checked often, so a failed joint has time to cause damage. Early resealing prevents it.
Every site prices differently: joint size, product, access and site hours all play a part. Send the details and a fixed figure follows.
