About our construction mastic in Ratcliff

Refurbishment work needs a slightly different approach from new build. Existing joints have to be stripped back to sound faces, because fresh sealant can’t key into cured silicone, and on older buildings we ask for the asbestos survey before disturbing anything. New and existing joints then get the same preparation. Site teams most often ask us about frame perimeters left unsealed or poorly sealed and frame gaps too wide for sealant alone, across sanitary and kitchen joints, floor and skirting junctions and internal decorators’ caulk. Whoever orders the work in Ratcliff, the brief is typically the same: a clear scope, tidy work and joints that don’t fail again.

Construction in a London area such as Ratcliff means working on constrained sites: small compounds, delivery slots and shared hoists and scaffold. Mastic is typically one of the last trades on each elevation or floor, so we keep to the programme and the order of trades the site sets.

What our 12-month guarantee covers is the way we did the job: the preparation, the sealing and the tooling. It doesn’t extend to damage, other trades’ later work or movement the joint was never designed to take.

Doing it in-house

Redoing a failed joint usually costs more than getting it right at the outset, since all of it has to come out and the faces be cleaned back again. That’s why many clients bring in a specialist from the beginning.

For a quick touch-up, site staff may be fine, but larger jobs are different: a specialist brings efficiency, a consistent finish and a 12-month guarantee.

What the job involves on each surface

External facade and movement joints

Movement joints in the facade are sealed with a product suited to the expected movement. Depth is controlled with backing rod so the bead bonds to two sides only.

Kitchens and utility areas

Kitchen joints are sealed after fitting and before final clean. The sealant is a kitchen-grade product.

Honest limits

A proper diagnosis includes knowing what sealant can’t do. You will hear from us if the cause turns out to be one of these:

  • Frame gaps too wide for sealant, which the installer needs to correct
  • Specifying the product where the designer hasn’t
  • Rework caused by others damaging completed areas

If you are not sure, just call 01277 525 020 or use the quote form and we will give you a straight answer.

Surfaces we seal

  • Internal decorators’ caulk
  • Cladding and panel joints
  • Window and door perimeters
  • Sanitary and kitchen joints
  • Brick and block movement joints
  • Floor and skirting junctions

Why deal with it now?

When a package runs over budget, downgrading the product is a common first thought. A failed joint in the defects period costs far more than the product difference. Where an alternative is genuinely suitable, we will say so. Access in London is hard enough to arrange once, so it makes sense to deal with every failing joint while access is in place.

The price depends on how many linear metres there are, what has to come out first and how the joints are reached. Call for a quote once you have the details.

Questions about Ratcliff

Can you work on a hospital site such as The London Independent Hospital?

Yes, provided the work is planned with the site’s estates team. We follow the site’s permits, sign-in and infection-control procedures in every area.

Do you work in London buildings with loading restrictions?

Yes. Inductions, permits and timed loading are routine for us in London. The building manager’s rules go straight into our method.

Is the mastic package guaranteed?

Each package is signed off with a 12-month workmanship guarantee. Damage by others after we’ve finished isn’t covered.

What joints do you seal on a new build?

It depends on the specification, but most packages include frame perimeters, sanitary and kitchen joints, caulking where specified and a snagging pass.

Do your applicators hold CSCS cards?

We’re CHAS accredited and a Constructionline member, and our applicators hold CSCS cards. Public liability insurance is in place.

How soon can the area be used again?

That comes down to the sealant and the temperature. Some products skin over quickly but need longer to cure fully, so we’ll confirm the curing time on the day.

Can the sealant be colour-matched?

It depends on the product specified. Some ranges are wide, others limited, so we’ll confirm the colours available for the specified product with the quote.

From enquiry to sign-off

Tell us your site hours and access windows and we’ll plan around them. While we are working, the area stays contained and tidy, and we check in with your contact before moving on to each new area. In Ratcliff, most buildings stay in use during the work, so we agree zones and timings with the building or facilities manager. Areas are handed back as each section is finished.

  1. Drawings, the sealant specification and your programme come to us for pricing.
  2. We return a fixed quote that ties the mastic package to your programme.
  3. You tell us what site paperwork you need, such as RAMS, an insurance certificate or CSCS details, and we confirm it with the quote.
  4. Work follows the programme, area by area, as rooms and elevations become ready.
  5. Joints are cleaned, primed where the maker requires it, backed and sealed to the specification.
  6. Snags are cleared before handover and completed areas carry our 12-month guarantee.

Advice

After the work

Every sealant joint needs some looking after, and their life depends on movement, exposure, cleaning and use. We suggest:

  • Stick to the specified sealant rather than a generic substitute
  • Allow flexibility for external sealing in damp or cold weather
  • Keep finished joints away from paint, plaster and scrapers
  • Keep scrapers and abrasive pads off new beads

A new structure shifts as it loses construction moisture. Flexible sealants in the right joints handle normal movement, but caulk in a joint that moves more than expected may crack. We can advise if a joint needs a different product.

Oversized gaps are a problem better caught early. Sealant stretched over an oversized gap won’t last. We raise them during our first walk of the area.
