Construction mastic for Puddledock sites

Photos, a specification or a quick description of the joints is enough to start a fixed quote.

How we handle construction mastic in Puddledock

Perimeter sealing outside needs a dry joint and the right temperature. Cold or damp mornings, frost and condensation on frames can all hold external sealing up, so we plan elevations with the forecast and the programme in mind. Internal sealing often fills those days. We work on cladding and panel joints, floor and skirting junctions and brick and block movement joints, and the usual reasons a site gets in touch are missed perimeter joints on a new elevation and mastic snags holding up handover. Most enquiries from Puddledock start with one failed joint and grow into a wider look at the building: we check the joints around it and give you an honest view of what needs doing now and what can wait.

For a site near Puddledock, the mastic visit is planned so the right sealants, primers and backing rod are on hand. Send drawings or photographs and the programme and we’ll quote to suit.

Our workmanship is guaranteed for 12 months, in Puddledock as everywhere else we work. If a joint we sealed fails because of how it was installed, we come back and put it right.

Quoting for work in Puddledock

We price every job individually. The main factors are:

  • Backing rod, priming and other preparation
  • Location, for remote and island sites
  • How accessible the joints are
  • How much there is to seal

No two sites price the same: joint size, product, access and site hours all play a part. A fixed quote follows once we understand the job.

Sending details for a quote

A few photographs plus some basic facts will normally do. Please tell us:

  • A wide shot and a close-up of the area
  • The type of building and who uses it
  • Where the site is, with the postcode
  • How the joints are reached, and at what height

Pricing a project or setting a maintenance budget? Send the scope and any drawings, and we will return a fixed quote that you can work with. For a chat about it beforehand, phone 01277 525 020 or email drawings and photos.

Why deal with it now?

Clearing snags piecemeal is tempting when handover is close. But one planned snagging pass through each area normally clears more for less disruption, and avoids repeated visits. Snagging can be priced as a separate stage. Around Puddledock, it’s better to renew all the failing joints at once. Send photos of each area and we’ll quote for the lot.

The specified product makes a difference, and so does the preparation, such as cutting out, priming or new backing rod. Access, phasing and site requirements come into it too.

Different surfaces, different methods

Bathrooms, en suites and washrooms

Sanitary joints around baths, showers, basins and WCs need anti-mould sanitary silicone. Joints are cleaned, sealed and tooled neatly and baths are loaded where appropriate before sealing.

External facade and movement joints

Brickwork, blockwork and panel movement joints need a sealant with the right movement capability. We set the depth with backing rod to avoid three-sided adhesion.

Site staff or a sealant specialist?

Using site staff can make sense for a small touch-up, but larger jobs are different: a specialist brings efficiency, a consistent finish and a 12-month guarantee.

Some joints are best left to specialists: for instance fire-rated seals that must match a tested detail, trafficked floor joints and external movement joints. A poor seal in places like these tends to cost more to put right later.

How a job runs

At the end of each section, the masking comes off, the area is cleaned and every joint is checked, ready for your sign-off. Where the sealant needs time to cure before use, we tell you and sign the area. Smaller jobs around Puddledock can be grouped with others nearby, which keeps travel down. A fixed quote is given before anything starts.

  1. First we take quantities off the drawings and read through the specification.
  2. You receive a fixed quote listing scope, products and phasing.
  3. Any site paperwork you need (RAMS, insurance certificate, CSCS details) is confirmed with the quote.
  4. Areas are sealed plot by plot or floor by floor as the trades hand them over.
  5. Joints are cleaned, primed where the maker requires it, backed and sealed to the specification.
  6. Before handover, snags are dealt with and the package is signed off under our 12-month guarantee.

Advice

Questions we’re asked in Puddledock

Is Puddledock off your patch?

Not at all. Puddledock is within our area. We work across Greater London and the South East. Where we can, we group nearby jobs to make the most of each trip.

Can work at a site such as University of Greenwich fit around teaching?

Yes. Tell us the term dates, vacation periods and access windows, and we’ll plan the work around them. Tell us which site documents you need, such as RAMS, our insurance certificate or CSCS details, and they’re confirmed with the quote.

Can you clear a mastic snag list before handover?

Yes. Snag-only work is something we take on, cutting out damaged or poor joints and resealing them.

Are you insured?

Yes. Our insurance certificate can be sent alongside the quote.

Can fire-rated sealing at service penetrations be included?

It can be part of the package where specified. Record requirements are confirmed at quote stage.

What joints do you seal on a new build?

External perimeters and movement joints, internal caulking where specified, sanitary and kitchen joints, plus snagging.

How long before the joints can be used?

The product and site conditions decide that. Some take light use quickly, others need longer to cure, and we confirm it before leaving site.

Sites and facades in and around Puddledock

Puddledock is in the South East, one of the UK’s drier regions. Even so, frost and condensation on steel and glass are common on winter mornings, so the external programme keeps a little slack. Puddledock lies roughly 13 miles out from central London. Construction around the commuter belt mixes station-side flats with refurbished offices and units, which keeps mastic packages in demand.

For a contractor working at a hospital such as West Hill Hospital (2.5 miles north-east of Puddledock), perimeter and facade sealing is planned around patients and deliveries. Projects at colleges like North Kent College, 1.6 miles to the north-east of Puddledock, tend to run to term dates, so the mastic is planned tightly. Hotel extensions and refits, at places such as Rowhill Grange Hotel & Utopia Spa, 0.6 miles to the east of Puddledock, typically run between busy periods, so the sealing is squeezed into short windows.

Puddledock is about 1 mile north of Swanley, in Kent. We cover commercial sites throughout Puddledock, for single jobs and planned programmes alike. Across Kent, 931 places are covered, Puddledock among them. London is covered too, around 13 miles from Puddledock.

We take on mastic packages across the DA2 and BR8 postcode area. Close to Puddledock, our area also takes in Hextable (1 mile south-east), Stonehill Green (1 mile south-west), Joyden's Wood (1 mile north), Wilmington (1 mile north-east) and Swanley Village (1 mile south-east). Bigger towns within reach include Dartford (3 miles north-east), Sevenoaks (9 miles south), Gravesend (9 miles east), Northfleet (7 miles east), Kings Hill (14 miles south-east) and Swanscombe (5 miles north-east).

Maintenance after handover

Keep the joints in good shape with a few simple steps:

  • Don’t force external sealing on a damp or frosty day
  • Put any product change through the designer first
  • Ask cleaners to use soft cloths around fresh sealant
  • Protect sealed areas from following trades

Brief the sparkle clean so they don’t scrape the new joints. Blades and abrasive pads are the commonest cause of damage at the final clean, so stick to soft cloths and gentle cleaners near sealant.

Frames with gaps too wide for sealant need sorting before the mastic goes on. Sealant stretched over an oversized gap won’t last, so the installer needs to correct it first. We raise them during our first walk of the area.
