Construction mastic in Oxted, done properly
On a new build, the mastic package is one of the last trades through each area, which puts it right on the critical path. Mastic Doctor takes on mastic packages for main contractors and developers on schemes in Oxted, sealing plot by plot or floor by floor as areas are released. Most enquiries involve missed perimeter joints on a new elevation and early adhesion failures on new external joints, on sanitary and kitchen joints, window and door perimeters and floor and skirting junctions. Searching for sealant specialists in Oxted? We’ve been sealing commercial buildings since 2005, CHAS accredited and a Constructionline member.
In a smaller place such as Oxted, construction tends to mean small housing schemes, conversions and extensions to community buildings. Even a small site needs its perimeter and facade joints sized, backed and sealed properly.
The 12-month guarantee covers our workmanship: preparation, application and finish. Damage, later alterations by others and movement beyond what the joint was designed for sit outside it.

When it isn’t the sealant
A few problems need another trade or a different fix, and we point that out rather than sealing over them:
- Joint design decisions that belong to the architect or engineer
- Fire-stopping design or sign-off (that’s for the designer, fire engineer and building control)
- Frames fitted out of tolerance
Not sure which it is? You can call the office on 01277 525 020 or send details through our quote form and we’ll tell you honestly.

Facades, frames and programmes in Oxted
Oxted sits in one of the drier corners of the country, the South East. Even so, frost and condensation on steel and glass are common on winter mornings, so the external programme keeps a little slack. At about 18 miles from central London, Oxted is within reach of the capital. Construction around the commuter belt mixes station-side flats with refurbished offices and units, so mastic packages have to keep pace with busy programmes.
For contractors at a school such as Hazelwood School, sealing has to be finished before term starts. Historic houses such as Titsey Place, 2 miles to the north-east of Oxted, are a reminder of the older buildings in the wider area, where sealing against old stone, brick or timber needs compatible products. New wings at hospitals like Foetal Alcohol Spectrum Disorders Clinic (to the north of Oxted) bring long runs of window and panel joints to seal.

On site: what to expect
We begin with a short walk round with whoever looks after the building, to confirm the scope, the order of work and any areas we must keep clear. After that, any old or failed material is removed, each joint is prepared and the new sealant goes in. What matters most for a job in Oxted is a clear list of what needs doing, so send photographs of each area. A fixed quote follows.
- First we look at the scope on site or from drawings.
- A fixed quote sets out scope, products and phasing.
- Site paperwork is confirmed and our CSCS-carded applicators are inducted.
- We seal plot by plot or floor by floor in line with the programme.
- Problems we find, such as oversized gaps, are raised straight away.
- Final snagging is completed and the 12-month guarantee applies.
What we need from you
- Tell staff and tenants when we’ll be in
- Flag any permit to work we will need

Maintenance after handover
Your facilities or cleaning team can help the joints last. Share these points with them:
- Brief the final clean team to avoid blades near sealant
- Put any product change through the designer first
- Don’t force external sealing on a damp or frosty day
- Check frame gaps are within the sealant’s range before sealing
After we have sealed an area, it helps to keep other trades from damaging the joints. New beads should be left to cure before cleaning or decorating nearby, and that time depends on the product, temperature and joint depth.
A missed perimeter seal on one window can wet the reveal and the plaster inside. That typically means redoing finishes in a completed area and possibly a delayed handover. A check of every frame before decorators start is worth the time.

Your questions answered
Can you work to our programme on a site in or near Oxted?
Yes. The mastic is planned around your key stages. Let us know which documents your site asks for, and we will confirm them alongside the quote.
Is a hospital such as Foetal Alcohol Spectrum Disorders Clinic somewhere you can work?
Yes, healthcare and care buildings are part of our work. Work is phased so departments keep running, under the site’s own rules.
Do you have public liability insurance?
Yes. Mastic Doctor is fully insured, public liability included.
Does weather matter for sealant work?
It can, for external work. Wet joints and cold, damp or frosty conditions stop the sealant bonding properly, so external work may be moved if conditions aren’t right. Internal work is far less affected.
Does weather affect external mastic work?
Outside, the joint has to be dry and the temperature within the product’s limits. Damp, frost or condensation on frames can stop work, so internal areas are often done on those days.
What do you charge?
Each job is quoted on its own details. To get one, call 01277 525 020 or email a schedule or drawings with a description of the work.
Can one quote cover more than one building?
Yes. Multi-site work and planned programmes are a core part of the service, planned site by site to suit how each building is used.
When to bring in a specialist
Certain joints really need a specialist: fire-rated seals that must follow a tested detail, trafficked floor joints and external movement joints among them. Getting these wrong normally costs more in the end than doing them right.
There’s also the paperwork. Many sites expect CSCS cards, RAMS and proof of insurance, and we’ll confirm the paperwork you need with the quote.
Surface by surface
Bathrooms, en suites and washrooms
Across a block of flats or a hotel, sanitary sealing is repeated in every room. A single team keeps the standard consistent.
Window and door perimeters
Perimeter joints between frames and the structure are the weather line on any new building. They’re sealed with a low-modulus neutral-cure silicone or another product named in the specification.
How the quote is worked out
A fixed quote reflects the actual work. It takes account of:
- The total length or number of joints
- The site’s rules and procedures
- The size and state of each joint
- Travel to remote or island sites
What a job costs comes down to how many linear metres there are, how much old material needs removing and how the joints are reached. Call for a fixed quote once you have the details.
Sending details for a quote
Good information means a firmer quote. Helpful details to send:
- Any specification or named product
- The type of building and who uses it
- When you need the work done
- Approximate linear metres or a joint schedule
Let us know the site, the scope and your timescale, and a fixed quote will follow. The easiest way is to call 01277 525 020 or send details through our quote form.
