How we handle construction mastic in The Chart
On refurbishments, the mastic package normally includes cutting out old sealant as well as sealing new work. Existing joints have to be stripped back to sound faces, because fresh sealant can’t key into cured silicone, and on older buildings we ask for the asbestos survey before disturbing anything. New and existing joints then get the same preparation. If you are dealing with internal caulk splitting as the building dries out and window and door perimeters that won’t pass inspection, we can help, on cladding and panel joints, sanitary and kitchen joints and internal decorators’ caulk alike. Whoever orders the work in The Chart, the brief is usually the same: a clear scope, tidy work and joints that don’t fail again.
Conversions of older rural buildings near smaller places such as The Chart bring stone, flint, brick and timber up against new glazing. Those joints need a sealant that suits an uneven, sometimes porous surface, and often a colour chosen for the building.
Building owners and contractors get the same cover: a 12-month guarantee on our workmanship. It doesn’t extend to damage, faults in the building or work by others, and we’re upfront about that.

What we can’t put right
Honesty saves time and money. New sealant won’t cure:
- Approving fire stopping as compliant
- Damage to finishes by other trades after we have sealed
- Designing joint widths or choosing the specification (that sits with the designer)
If you’re not sure, just give us a call on 01277 525 020 or email drawings and photos and we’ll give you a straight answer before you book.

How a job runs
In a busy building, we agree a sequence with your contact so the disruption stays in one area at once. Each area is protected, prepared and sealed, then handed back before the next one starts. Smaller jobs around The Chart can be grouped with others nearby. A fixed quote is given before anything starts.
- Drawings, specification and programme come to us.
- We take off quantities and return a fixed quote.
- The sequence is agreed with the site manager.
- Each area is sealed when it’s released.
- Joints are prepared, backed and sealed to the specification.
- After snagging, the work is handed over under our 12-month guarantee.
Preparing the site
- Clear stock, furniture or equipment away from the joints
- Agree which areas must stay open
- Warn occupants and staff about the work

The Chart: questions and answers
Can you keep pace with our programme in The Chart?
Yes. Send the programme and drawings, and we’ll plan the mastic to suit the stages. Any paperwork you need, from RAMS to our insurance certificate and CSCS details, is confirmed with the quote.
Is The Chart too small for you to travel to?
No. Small places get the same service as large ones. We cover Greater London and the counties of the South East. Where we can, we group nearby jobs to make the most of each trip.
Do you guarantee new-build sealant work?
Our workmanship carries a 12-month guarantee from sign-off. The guarantee covers our work, not later damage by other trades.
Does the weather affect the work?
For external joints, yes. Sealant needs a dry joint and a temperature within the product’s range, so frost, rain or cold mornings can delay outside work. Internal work is rarely affected.
Does weather affect external mastic work?
External sealing goes ahead only with a dry joint inside the product’s temperature range. Sealing in poor conditions risks adhesion failure so it’s better to wait.
Are you insured?
Yes. Our insurance certificate can be sent alongside the quote.
How do you deal with asbestos in old sealant?
The duty to manage asbestos sits with the building’s dutyholder, so we’ll ask for the register before work on an older building. If anything suspect turns up, we stop until it’s tested.
What sets the cost
Your fixed quote is built from the real scope. It takes account of:
- Distance, for remote addresses
- Specialist products, such as fire-rated or hygienic sealants
- Quantities, in metres or numbers
- Phasing around occupants
Cost follows what’s involved: removing old material, preparing the joints, the product, the access and how the work is phased. Call for a quote.
What to include in your enquiry
It doesn’t need to be a full survey. These details are enough to start:
- The postcode of the building
- What the building is and how it’s used
- Anything awkward about access or site hours
- Approximate linear metres or a joint schedule
If there’s a specification, drawings or a tender package, send it with your enquiry, and we will price the work to it. Smaller jobs need nothing more than photographs and a few notes.
General trades versus a specialist
General builders and handymen seal joints, but it isn’t their main trade. A specialist brings correct preparation, depth control with backing rod and a product suited to that particular joint, which is what makes a joint last.
Some joints are best left to specialists: for example fire-rated seals that must match a tested detail, trafficked floor joints and external movement joints. A poor seal in places like these tends to cost more to put right later.

What we are called out for in The Chart
Most mastic snags on new buildings come from sequencing rather than product. If sealant goes in before the last trades are through, it gets knocked, painted over or contaminated.
What tends to prompt an enquiry:
- Bath and shower joints scraped during the final clean
- Existing joints on a refurb that need cutting out and resealing
- Frame gaps too wide for sealant alone
- Window and door perimeters that won’t pass inspection
With historic properties like Chartwell, 1.9 miles to the east of The Chart, in the area, refurbishment work often meets old masonry that needs compatible sealants.
Questions to ask before you book
- What the guarantee covers, and for how long
- Health and safety accreditation such as CHAS
- Their public liability cover
- Is depth set with backing rod, or bond-breaker tape in shallow joints?
Contractors’ notes for The Chart
Central London is about 18 miles from The Chart. Building activity in the commuter belt runs from new flats near stations to business park refurbishments, so mastic packages have to keep pace with busy programmes. The Chart is in the South East, one of the UK’s drier regions. Winter mornings still bring frost and condensation on frames and panels, so external mastic is timed for workable conditions and agreed with the site manager.
New wings at hospitals like Tandridge Priory, 0.6 miles to the north-west of The Chart, bring long runs of window and panel joints to seal. For contractors at a school such as Limpsfield CofE Infant School, sealing has to be finished before term starts.
The Chart is about 6 miles south-east of Caterham, in Surrey. Our applicators travel to The Chart for work on mastic packages. 379 places across Surrey fall within our area, The Chart among them. For work in that direction, see our London page.
