Building and refurbishing in Old Woking

Old Woking sits in one of the drier corners of the country, the South East. Even so, frost and condensation on steel and glass are common on winter mornings, so external mastic is timed for workable conditions and agreed with the site manager. There are a number of hotels within about 2 miles of Old Woking. Hotel refurbishments often run to tight programmes between busy periods, and perimeter and sanitary sealant has to keep up.

For contractors at a school such as Kingfield Primary School, sealing has to be finished before term starts. Further education sites such as Woking College (0.5 miles north-west of Old Woking) are extended and refurbished from time to time, with mastic often programmed into the summer break. Building work at universities like University of Surrey, 4.6 miles south-west of Old Woking, is often timed for the summer, mastic included.

Old Woking is about 2 miles south-east of Woking, in Surrey. Across the GU22 postcode area, the process is the same: details in, fixed quote out, then sealing and a 12-month guarantee. We work across 379 places in Surrey, from busy centres to rural villages. For work in that direction, see our Reading page.

Postcode districts covered here: GU22 and GU23. We cover commercial and managed buildings on Ford Road, Farm Road and High Street and the roads nearby. Sites close to Old Woking are covered too, including Westfield (1 mile west), Pyrford Village (2 miles north-east), Woking (2 miles north-west), Pyrford (2 miles north-east) and Horsell (2 miles north-west). Bigger towns within reach include Guildford (4 miles south), Camberley (9 miles west), Epsom (12 miles east), Farnham (13 miles south-west), Ewell (13 miles east) and Egham (9 miles north).

Construction mastic for commercial buildings in Old Woking

On refurbishments, the mastic package normally includes cutting out old sealant as well as sealing new work. Existing joints have to be stripped back to sound faces, because fresh sealant can’t key into cured silicone and the asbestos survey is checked first on older stock. New and existing joints then get the same preparation. We work on internal decorators’ caulk, sanitary and kitchen joints and floor and skirting junctions, and the usual reasons a site gets in touch are missed perimeter joints on a new elevation and existing joints on a refurb that need cutting out and resealing. Looking for mastic applicators who cover Old Woking? We have been sealing commercial buildings since 2005.

Conversions of older rural buildings near smaller places such as Old Woking bring stone, flint, brick and timber up against new glazing. Those joints need a sealant that suits an uneven, sometimes porous surface, and often a colour chosen for the building.

Guaranteed is the last step of every job. Our workmanship is backed for 12 months, and we explain exactly what that covers when we quote.

Different surfaces, different methods

Fire-rated sealant where specified

Not every penetration suits a sealant. Collars, wraps, batts and boards are specified for other services. Record requirements are agreed with the quote.

Bathrooms, en suites and washrooms

Sanitary joints around baths, showers, basins and WCs need anti-mould sanitary silicone. Each joint is prepared, sealed and finished with a neat tooled line and baths are loaded where appropriate before sealing.

Why act early in Old Woking

Sealing over damaged or contaminated new joints might save a day, but it rarely lasts. New sealant laid on old or dirty sealant has nothing to bond to, and the defect comes back after handover. Damaged joints are removed and resealed from clean faces. For buildings around smaller places like Old Woking, water damage can go unnoticed for longer, especially where a building isn’t used daily, so a failed joint can leak for a while before anyone sees it. Renewing joints in good time avoids the problem.

The price depends on the quantity of joints, what has to come out first and the access. Call for a quote when you are ready.

Why choose Mastic Doctor in Old Woking

  • CHAS accredited contractor
  • Fully insured, including public liability cover
  • Products installed to the manufacturer’s instructions
  • Coloured sealants to suit the setting, where available

See our cost guide and our accreditations and insurance.

After the work

Keep the joints in good shape with a few simple steps:

  • Stick to the specified sealant rather than a generic substitute
  • Keep scrapers and abrasive pads off new beads
  • Ask for joint and product checks before the package is urgent
  • Note which sealant went where at handover

Tell the builders’ clean team which areas have new sealant. Scrapers used on frames and worktops can nick or lift a new bead, so stick to soft cloths and gentle cleaners near sealant.

Oversized gaps are a problem better caught early. Sealant stretched over an oversized gap won’t last so packing or adjustment by the installer comes first. We flag them as soon as we see them.

Questions about Old Woking

Can work at a site such as University of Surrey fit around teaching?

Yes, holiday working periods are the norm on campus jobs. Tell us which site documents you need, such as RAMS, our insurance certificate or CSCS details, and they’re confirmed with the quote.

Is a smaller place like Old Woking outside your area?

No. Small places get the same service as large ones. We work across Greater London and the South East. We plan jobs in smaller places so return trips are kept to a minimum.

What if there’s asbestos in the old mastic?

Asbestos is possible in some older mastics, particularly in buildings from before 2000. Before we disturb old sealant in an older building, we ask to see the asbestos register or survey, and work stops until any suspect material has been tested. We don’t remove asbestos-containing materials.

Can you fit around our programme?

Our work is sequenced around the programme. Each plot, floor or elevation is sealed when it’s ready, and we’ll raise anything that holds the work up.

Can weather delay the job?

It can, for external work. Sealant won’t bond properly to a wet or frosty joint, so we watch the forecast and rearrange outside work if we have to. Internal work is far less affected.

Will you stick to the specified products?

We follow the specified sealant and flag anything that doesn’t look right for the joint. Product standards such as BS EN 15651 are often named in specifications.

How long does a job like this take?

That varies with the scale of the job, though a typical visit normally takes whatever the programme allows, since the work follows the trades as areas are released. Larger or phased jobs take longer, and we will give you a timescale with the quote.

Quoting for work in Old Woking

What shapes the price:

  • Phasing around occupants
  • Specialist products, such as fire-rated or hygienic sealants
  • Access and working height
  • Backing rod, priming and other preparation

Whether it’s a single area or a whole estate, the same things set the price: scope, access, product and programme. Call for a quote and we’ll put a fixed figure on it.

Details that help us quote

A few photos plus some basic facts will normally do. It helps to include:

  • The product your specification calls for
  • Clear photos of the problem areas
  • The asbestos register, for older buildings
  • Drawings or a marked-up plan, if available

Specifications, drawings and tender packages are welcome with any enquiry, and we’ll price the work to it. For smaller jobs, photographs and a description will do.

From enquiry to sign-off

The first thing on site is a walk round with your contact, to confirm the scope, the order of work and any areas we must keep clear. Then we strip out anything that has failed, prepare every joint and seal it. For work around Old Woking, we aim to finish in one visit, so photographs and measurements up front really help. That way the right products come on the day.

  1. We walk the site or review drawings to understand the package.
  2. A fixed quote sets out scope, products and phasing.
  3. Paperwork is agreed and applicators are inducted on site.
  4. Sealing follows the programme as areas are released.
  5. Any frame gaps or issues outside our scope are flagged to the site team.
  6. Final snagging is completed and the 12-month guarantee applies.

Before we start on site
