Construction mastic in Morar
We work to the specification and the programme, not to habit. If a product is named, that’s what goes in. Backing, primer and depth follow what the sealant maker sets out, so the joints perform as the designer intended. We work on cladding and panel joints, window and door perimeters and floor and skirting junctions, and the failures we are asked to look at most are external joints sealed in damp or cold conditions that are now failing and perimeter gaps outside the sealant’s range. Most enquiries from Morar start with one failed joint and grow into a wider look at the building: we look at the rest while we’re there and tell you what we find.
Construction around smaller Scottish places like Morar is often one-off schemes: a school, a health centre, a hotel extension or a few houses. The mastic still needs to suit exposed elevations and Scottish weather.
Every job ends the same way: guaranteed. Our workmanship is backed for 12 months, and we explain exactly what that covers when we quote.

FAQs: Morar
Does the sea air around Morar change the choice of sealant?
It can. Coastal exposure works external joints harder than inland weather. We choose the product for the exposure, prime where the manufacturer requires it and size the joint for its movement.
Is Morar too small for you to travel to?
No. Small places get the same service as large ones. We cover the whole of Scotland. Good photos up front let us bring everything on the first visit.
How do you choose the sealant?
A specification, where there is one, decides it. Without one, the joint decides: its movement, its surfaces and what it has to cope with.
What hours do you work?
We’re in the office from 8am until 5pm, Monday to Friday. Tell us your site hours and access windows and the work will be fitted around them.
What joints do you seal on a new build?
Window and door perimeters, internal decorators’ caulk where specified, sanitary joints, kitchens, movement joints and snagging. The scope follows your specification.
How do I request a quote?
It works in four steps: send details, receive a fixed quote, we carry out the work, and it’s guaranteed. Step one needs little more than photos and a postcode.
How many days will you need on site?
We plan the time on site around your programme and access. We will give you an estimate of time on site when we quote.
What the job involves on each surface
Snagging before handover
Damaged, missed or untidy joints make up most snag lists. Snagging can be included or priced separately.
Kitchens and utility areas
Worktop upstands, sinks and splashbacks are sealed once the kitchen is fitted. A kitchen-suitable sealant is used, food-safe where food contact is possible.
Do you need construction mastic in Morar?
Most mastic snags on new buildings come from sequencing rather than product. If sealant goes in before the last trades are through, it gets knocked, painted over or contaminated, so they end up back on the snag list.
Things that usually lead to an enquiry:
- Sanitary sealant damaged by following trades
- Snag items on joints that need redoing before handover
- Internal caulk splitting as the building dries out
- Frame gaps too wide for sealant alone
Hotel extensions and refits, at places such as Morar Hotel, 0.5 miles to the west of Morar, usually run between busy periods, so the sealing is squeezed into short windows.
What to look for in a quote
- Will failed sealant be removed rather than covered?
- How they’ll work around occupants
- Are they CHAS accredited or on Constructionline?
- Whether primer will be used where the manufacturer specifies it
Our process
When we get to site, we sign in, go through any site induction and check how permits are handled. Floors, finishes and fittings next to the joints are covered before any cutting starts, and the work normally takes a day or two on a small fit-out and several weeks on a large multi-storey package. Where we can, we combine work around Morar with other jobs nearby, to make the most of each trip. Tell us how flexible your dates are.
- We start with the drawings, specification and programme.
- We take off quantities and return a fixed quote.
- The sequence is agreed with the site manager.
- Each area is sealed when it’s released.
- Joints are prepared, backed and sealed to the specification.
- After snagging, the work is handed over under our 12-month guarantee.
What we need from you
- Point out any areas we must not close
- Let us know about inductions and permits
- Tell staff and tenants when we’ll be in

Contractors’ notes for Morar
Morar sits close to the coast, within about 2 miles. On a coastal site, facade and perimeter joints face driven rain and, closer to the beach, salt, which puts weight on correct joint sizing, priming and a sealant suited to the exposure. The west of Scotland, where Morar is, gets more rain than the east. External mastic dates are agreed with the site manager, with internal sealant kept ready for wet days.
When a school such as Mallaig High School is extended or refurbished, the mastic package is often squeezed into the holidays. When units on a site such as Mallaig Industrial Estate, 2.5 miles north of Morar, are refurbished or reclad, the panel joints and window perimeters are part of the mastic package.
Morar is in Highland. Any commercial site in Morar is covered, for single jobs and planned programmes alike. 256 places across Highland fall within our area, Morar among them.
Work on mastic packages is covered throughout PH40, whatever the building. Buildings on Rhubana View and Columba Road are within our area for mastic packages. Just outside Morar, we also work in Glenancross (1 mile south-west), Mallaig (2 miles north), Arisaig (4 miles south), Ardvasar (7 miles north-west) and Armadale (7 miles north-west). For island and remote sites, travel and materials need planning ahead, so the full address helps from the start.

Quoting for work in Morar
Each job is priced on its own details. The main factors are:
- Joint width, depth and condition
- Site requirements such as inductions and permits
- Which sealant the job calls for
- Quantities, in metres or numbers
We don’t publish prices, since every building and every scope is different. Call for a quote and we’ll price your job on its own details.
Sending details for a quote
A few photographs plus some basic facts will normally do. Please tell us:
- The site address and postcode
- How the joints are reached, and at what height
- What the building is and how it’s used
- The product your specification calls for
Tell us about the building, the joints and when you need the work done, and a fixed quote will follow. The easiest way is to call the office on 01277 525 020 or email drawings and photos.
Other services in Morar
Site staff or a sealant specialist?
Using site staff can make sense for a small touch-up, but anything bigger is another matter: a specialist works through quantities efficiently, leaves a consistent finish and backs it with a 12-month guarantee.
Putting right a botched joint often costs more than sealing it well at the start, since all of it has to come out and the faces be cleaned back again. For that reason, many FMs and contractors use a sealant specialist from the outset.
Maintenance after handover
To get the most from the new sealant:
- Release areas for mastic once other trades have finished in them
- Ask for joint and product checks before the package is urgent
- Keep product details for future maintenance
- Plan external elevations with the weather in mind
Our 12-month guarantee covers the workmanship from sign-off. Damage by others isn’t a workmanship fault, so protecting sealed areas matters.
A missed perimeter seal on one window can wet the reveal and the plaster inside. That usually means redoing finishes in a completed area, and a delay to handover. Checking perimeters before internal finishes go on avoids it.
