Construction mastic in Little Warley, done properly

External mastic depends on the weather in a way most internal trades don’t. Each sealant has a temperature range, and damp, frost or condensation on frames stops work. Internal sealing often fills those days. The enquiries we see most involve early adhesion failures on new external joints and bath and shower joints scraped during the final clean, across sanitary and kitchen joints, floor and skirting junctions and brick and block movement joints. Looking for mastic applicators who cover Little Warley? We’ve been sealing commercial buildings since 2005, with CSCS-carded applicators.

For a site near Little Warley, the mastic visit is planned so the right sealants, primers and backing rod are on hand, timed to the stage the job has reached. Send drawings or photos and the programme and we’ll quote to suit.

Guaranteed is the last step of every job. Our workmanship is backed for 12 months, and we explain exactly what that covers when we quote.

From enquiry to sign-off

At the end of each section, we remove the tape, clean down and inspect every joint with your site contact. If an area should be left alone while the sealant cures, we say how long and put signs out. If others near Little Warley need work, visits can be combined. A fixed quote is given before anything starts.

  1. Drawings, the sealant specification and your programme come to us for pricing.
  2. You receive a fixed quote listing scope, products and phasing.
  3. Any site paperwork you need (RAMS, insurance certificate, CSCS details) is confirmed with the quote.
  4. Work follows the programme, area by area, as rooms and elevations become ready.
  5. Joints are cleaned, primed where the maker requires it, backed and sealed to the specification.
  6. Before handover, snags are dealt with and the package is signed off under our 12-month guarantee.

Before we start on site

  • Explain the parking and delivery arrangements
  • Agree which areas must stay open
  • Confirm the product named in the specification

Maintenance after handover

To get the most from the new sealant:

  • Put any product change through the designer first
  • Release areas for mastic once other trades have finished in them
  • Check frame gaps are within the sealant’s range before sealing
  • Brief the final clean team to avoid blades near sealant

Brief the sparkle clean so they don’t scrape the new joints. Scrapers used on frames and worktops can nick or lift a new bead.

Oversized gaps are a problem better caught early. Sealant stretched over an oversized gap won’t last so packing or adjustment by the installer comes first. We raise them during our first walk of the area.

What sealant work can’t fix

A few problems need another trade or a different fix, and we point that out rather than sealing over them:

  • Oversized gaps that need packing or adjustment by others
  • Defective windows, doors or glazing units (the supplier or installer’s job)
  • Joints damaged after sign-off by following trades

If you’re not sure, just give us a call on 01277 525 020 or email the details over and we will give you a straight answer before you book.

Joints and surfaces we work on

Little Warley has several hotels close by, all within 2 miles. Hotel schemes tend to have fixed reopening dates, so the mastic is programmed tightly with the other trades. The South East is one of the drier parts of the UK. Even so, frost and condensation on steel and glass are common on winter mornings, so external mastic is timed for workable conditions and agreed with the site manager.

New units and refits on sites such as Childerditch Industrial Park, 0.5 miles to the north-east of Little Warley, need their panel and perimeter joints sealed to the specification. When a school such as Woodlands School Great Warley is extended or refurbished, the mastic package is often squeezed into the holidays.

Signs you need construction mastic in Little Warley

Frames installed with uneven gaps make perimeter sealing harder. Every product has limits on how wide a joint it can bridge. Better to raise it at the start than seal a joint that’s bound to fail.

Site and facilities staff are often the first to spot these:

  • Different trades sealing to different standards
  • Frame perimeters left unsealed or poorly sealed
  • Existing joints on a refurb that need cutting out and resealing
  • Bath and shower joints scraped during the final clean

Older buildings in the area around Little Warley, such as Hare Hall, 4.5 miles west of Little Warley, need care when sealed: the product has to suit soft or historic materials.

What your quote should include

  • Are they CHAS accredited or on Constructionline?
  • Their plan for phasing and protecting the area
  • Do they follow the manufacturer’s priming guidance?
  • Who will actually carry out the work

Choosing a commercial sealant contractor

Different surfaces, different methods

Bathrooms, en suites and washrooms

In bathrooms and washrooms, an anti-mould sanitary silicone goes around every fitting. Joints are cleaned, sealed and tooled neatly.

Internal decorators’ caulk

Where the specification calls for it, acrylic decorators’ caulk goes on non-moving internal gaps before painting. It’s for gaps that stay still and get painted, and we use a flexible sealant where there’s movement.

Questions about Little Warley

Is Little Warley too far out for you?

Not at all: smaller places are covered as well as towns. We work across Greater London and the South East. We plan jobs in smaller places so return trips are kept to a minimum.

Can you take on a job at a hospital such as Hartswood Hospital?

Yes, healthcare and care buildings are part of our work. Each area is agreed with the ward or department and the estates team in advance.

Do you guarantee new-build sealant work?

It carries a 12-month guarantee on our workmanship. We carry five million pounds of public liability insurance.

Can you follow the specification on our project?

Yes. The specification and the manufacturer’s installation guidance are what we work to, and we raise anything unclear before work begins.

Do you have public liability insurance?

Yes. We are fully insured, and the certificate can go with your quote.

Does the weather affect the work?

It can, when the joints are outside. Sealant won’t bond properly to a wet or frosty joint, so we watch the forecast and rearrange outside work if we have to. Internal work is far less affected.

How long before the joints can be used?

That comes down to the sealant and the temperature. Some products skin over quickly but need longer to cure fully, so we will confirm the curing time on the day.

What sets the cost

A fixed quote reflects the actual work. It takes account of:

  • The product specified
  • Distance, for remote addresses
  • Working within restricted access windows
  • How much existing material needs removing

No two sites price the same: the joint sizes, the specified product, access and working hours each have a bearing. A fixed quote follows once we understand the job.

Before you send an enquiry

It doesn’t need to be a full survey. A few details are enough to get going:

  • The type of building and who uses it
  • A wide shot and a close-up of the area
  • Approximate linear metres or a joint schedule
  • Any specification or named product

We quote a fixed sum against the scope you give us, so the cost is agreed before work starts. To ask for one, call 01277 525 020 or email us.
