Construction mastic for businesses in Liff

Tell us what needs sealing and where, with photos or drawings if you have them, and we’ll price it.

What happens if it’s left?

When a package runs over budget, downgrading the product is a common first thought. A failed joint in the defects period costs far more than the product difference. Where an alternative is genuinely suitable, we’ll say so. Exposed buildings in Scotland take a lot of weather, and for a smaller place like Liff, a repair visit takes planning, so it’s better to act early.

The price depends on how many linear metres there are, how much old material needs removing and how the joints are reached. Call for a fixed quote when you are ready.

About our construction mastic in Liff

Mastic is often where a new building first shows its quality to the client. A smeared bead round a window or a gap behind a worktop ends up on the snag list and clearing them late eats into the handover window. We seal so the snag list stays short. If you have bath and shower joints scraped during the final clean and mastic snags holding up handover, we can help, on internal decorators’ caulk, sanitary and kitchen joints and floor and skirting junctions alike. A specialist sealant contractor works differently from a general builder: in Liff, that means joint design, primers and backing rod as standard.

Outside mastic in Scotland needs a dry, frost-clear joint, and in a place like Liff that means watching the forecast. We build some give into the plan and agree it with the site manager.

A 12-month guarantee applies to all our work in Angus. If an installation problem shows up, speak to us on 01277 525 020 or email the details over and we will arrange a return visit.

From enquiry to sign-off

We follow your site rules from the start: signing in, inductions and any permit to work. Once we’re cleared to begin, the joints are worked through in the order agreed with your site contact. For work around Liff, we aim for one trip, which is why we ask for photos and a full list first. External joints need a dry spell as well.

  1. We walk the site or review drawings to understand the package.
  2. You receive a fixed quote covering scope, products and sequence.
  3. Paperwork is agreed and applicators are inducted on site.
  4. Sealing follows the programme as areas are released.
  5. Any frame gaps or issues outside our scope are flagged to the site team.
  6. Final snagging is completed and the 12-month guarantee applies.

Before we start on site

  • Make sure the joints can be reached
  • Tell staff and tenants when we’ll be in
  • Let us know about inductions and permits

Looking after the joints

Once the work is signed off, a little attention goes a long way:

  • Don’t schedule sealing before decorators and flooring are done
  • Share drawings and the specification as soon as possible
  • Ask cleaners to use soft cloths around fresh sealant
  • Check frame gaps are within the sealant’s range before sealing

Any damage after we have finished should go on the snag list straight away. We can return to clear snags before handover, priced as part of the package or separately.

A missed perimeter seal on one window can wet the reveal and the plaster inside. On a new building that means remedial work after decorating and possibly a delayed handover. Checking perimeters before internal finishes go on avoids it.

Owners, agents and contractors

CHAS accredited and a Constructionline member, we are straightforward to vet for your supplier list. Our insurance certificate can be sent along with the quote.

Main contractors use us as their sealant subcontractor on new-build and refurbishment projects. Programme, specification and site rules come first, and our applicators hold CSCS cards.

What we can’t put right

Some faults sit outside our scope, and we say so rather than covering them up:

  • Approving fire stopping as compliant
  • Designing joint widths or choosing the specification (that sits with the designer)
  • Damage to finishes by other trades after we’ve sealed

Not sure which it is? You can ring 01277 525 020 or email drawings and photos and we’ll tell you honestly before you book.

What we seal

  • Sanitary and kitchen joints
  • Brick and block movement joints
  • Cladding and panel joints
  • Internal decorators’ caulk
  • Floor and skirting junctions
  • Window and door perimeters

Window and door perimeters

A frame gap that’s too wide can’t just be filled with sealant. Gaps outside the product’s range are raised with the site team.

Kitchens and utility areas

Worktop upstands, sinks and splashbacks are sealed once the kitchen is fitted. The sealant is a kitchen-grade product, food-safe where food contact is possible.

Contractors’ notes for Liff

Liff sits close to the coast, within about 3 miles. Coastal exposure means perimeter and cladding joints work harder than on an inland job, and the sealant, primer and backing need choosing with that in mind. Being in the east of Scotland, Liff gets less rain than the west coast. Winter mornings can still bring frost and condensation on steel and glass. We programme around it with the site team.

On a campus such as University of Dundee (4.1 miles south-east of Liff), new teaching buildings and residences are usually built and refurbished around the academic year. Work at a hotel such as The Landmark Hotel, 1.3 miles to the south-east of Liff, tends to be programmed around bookings, mastic included. For contractors at a school such as Menzieshill High School, sealing has to be finished before term starts.

Liff is about 4 miles west of Dundee, in Angus. Any commercial site in Liff is covered, whether it’s a single job or part of a planned programme. 65 places across Angus fall within our area, including Liff.

Anyone looking for construction mastic in DD2 gets the same process as the rest of our area: details, then a fixed price, then sealing and a 12-month guarantee. Among the streets we cover are Church Road, Neddertoun View and Kirkcroft Brae, and sites on any of them can send details for a fixed quote. We also cover Invergowrie (1 mile south-east), Muirhead (1 mile north-east), Birkhill (1 mile north-east), Camperdown (1 mile east) and Gowrie Park (1 mile south-east) for mastic packages. Nearby towns on our patch include Forfar (13 miles north-east), Monifieth (10 miles east), Carnoustie (14 miles east), Kirriemuir (14 miles north), Hunter's Town (13 miles east) and Gardynebourg (13 miles east).

Near you in Liff

Liff’s nearest station is Invergowrie station, about 2.1 miles south-east. A little further out are Royal Dundee Liff Hospital (under half a mile east) and Fowlis Castle (0.9 miles west). Green spaces nearby include Piperdam Loch and Trottick Mill Ponds.

Common questions from Liff clients

Does the sea air around Liff change the choice of sealant?

It can. Coastal exposure works external joints harder than inland weather. That puts more weight on product choice, primers where the manufacturer specifies them, and correct joint sizing.

Is a hospital such as Ninewells Hospital somewhere you can work?

Yes, provided the work is planned with the site’s estates team. We follow the site’s permits, sign-in and infection-control procedures in every area.

How do you deal with asbestos in old sealant?

Asbestos is possible in some older mastics, particularly in buildings from before 2000. We check the asbestos register before cutting out old sealant in an older building, and work stops until any suspect material has been tested. Removing asbestos is a job for asbestos specialists, not us.

How long do sealant joints last?

There isn’t a single answer, because life depends on how much the joint moves, how exposed it is and how it’s cleaned and used. Regular checks let you plan resealing before leaks or damage.

How much does the work cost?

Each job is quoted on its own details. For yours, phone 01277 525 020 or email a schedule or drawings with a description of the work.

Does weather affect external mastic work?

Conditions have to suit the product before external work starts. Sealing in poor conditions risks adhesion failure, so we wait rather than redo work.

How do we ask for a quote?

It works in four steps: send details, get a quote, we seal, guaranteed. The first step only needs photos and a postcode.
