Your questions answered
Will you plan work around the academic year at somewhere like University of Greenwich?
Yes, holiday working periods are the norm on campus jobs. Let us know which documents your site asks for, and we will confirm them alongside the quote.
Is hospital work, at somewhere like Gravesham Community Hospital, something you do?
Yes. Healthcare sites are among the places we work. Before anything starts, the estates team agrees permits, inductions and infection-control measures with us.
Can you quote from photographs?
It depends on the job. Simple work can often be priced from photos, and bigger or more complex jobs usually get a visit.
What does a mastic package normally include?
It depends on the specification, but most packages include frame perimeters, sanitary and kitchen joints, caulking where specified and a snagging pass.
What will the job cost?
Every job gets its own fixed quote. For yours, ring 01277 525 020 or email the details over with a description of the work.
Will you stick to the specified products?
We follow the specified sealant, and we’ll raise it if something in it doesn’t suit the joint. Specifications often reference BS EN 15651 or BS 6213.
Will you quote for a small job?
Single areas, one-off repairs and whole buildings are all quoted the same way: details, then a fixed price, then sealing, then a 12-month guarantee.
About our construction mastic in Istead Rise
Mastic tends to be one of the final packages before handover. Mastic Doctor takes on mastic packages for main contractors and developers on schemes in Istead Rise. We work on brick and block movement joints, window and door perimeters and floor and skirting junctions, and what we’re called in for most is cracks opening in caulked internal joints and existing joints on a refurb that need cutting out and resealing. One point of contact handles commercial sealant work in Istead Rise from the first photographs to the final walk-round, whether it’s one building or several.
Conversions of older rural buildings near smaller places such as Istead Rise bring stone, flint, brick and timber up against new glazing. A product that grips an irregular face, with a colour that suits the building’s character, is normally what’s needed.
Our workmanship is guaranteed for 12 months, in Istead Rise as everywhere else we work. If our installation lets you down in that time, we return and fix it.

What the job involves on each surface
Kitchens and utility areas
Kitchen joints are sealed after fitting and before final clean. The sealant is a kitchen-grade product and hygienic or food-safe grades wherever food contact is possible.
External facade and movement joints
Movement joints in the facade are sealed with a product suited to the expected movement. We set the depth with backing rod to avoid three-sided adhesion.
For managing agents and facilities managers
FMs need a contractor who is easy to get on site. Let us know the documents you need (RAMS, insurance certificate, CSCS details) and we will confirm them with the quote.
Main contractors use us as their sealant subcontractor. We work to your programme, your specification and your site rules.
On site: what to expect
Inspect, seal, sign off: every visit follows that pattern. We inspect the joints and confirm what’s in scope, then we prepare and seal each joint with the specified product, and we finish with a walk round so the work can be signed off. Smaller jobs around Istead Rise can be grouped with others nearby. You will have a fixed quote before work starts.

Getting a fixed quote
A good quote starts with a clear picture: what’s there, how much of it, how we reach it and what’s specified. Send what you have, and we’ll arrange a site visit if anything is unclear.

What we can’t put right
Being straight saves everyone time. Fresh joints won’t solve:
- Glazing units that are cracked or misted
- Oversized gaps that need packing or adjustment by others
- Designing joint widths or choosing the specification (that sits with the designer)
If in doubt, call the office on 01277 525 020 or use the quote form and we’ll say what we think.
Surfaces we seal
- Cladding and panel joints
- Sanitary and kitchen joints
- Window and door perimeters
- Internal decorators’ caulk
- Floor and skirting junctions
- Brick and block movement joints
After the work
Once the work is signed off, a little attention goes a long way:
- Don’t schedule sealing before decorators and flooring are done
- Note which sealant went where at handover
- Use the product the specification names
- Share drawings and the specification as soon as possible
If a joint is damaged after sealing, flag it early. We can return to clear snags before handover as agreed in the quote.
In wet areas, a weak sanitary joint shows up quickly once the building is occupied. Leaks behind showers and basins damage finishes and floors, and the repair falls into the defects period. Getting the product and preparation right first time avoids that.
Construction mastic in Istead Rise: the local picture
The South East is one of the drier parts of the UK. That doesn’t stop wet spells, or frosty starts that leave panels too damp to seal, which is why external dates are agreed with the site manager. There are several hotels within about 2 miles of Istead Rise. When hotels extend or refit, the work is typically squeezed between peak periods, mastic included.
New units and refits on sites such as Fawkham Business Park (2.5 miles west of Istead Rise) need their panel and perimeter joints sealed to the specification. New wings at hospitals like Gravesham Community Hospital (to the north of Istead Rise) bring long runs of window and panel joints to seal. Hotel extensions and refits, at places such as Tollgate Hotel, 0.9 miles to the north-east of Istead Rise, typically run between busy periods, so the sealing is squeezed into short windows.
Istead Rise is about 2 miles south of Northfleet, in Kent. Istead Rise sits inside our coverage and the rest of Kent, with the same fixed quotes and 12-month guarantee as everywhere else. We work across 931 places in Kent. Sites around London have their own page, about 20 miles away.
We take on mastic packages across the DA13 postcode area, whatever the building. For a building on Elwill Way, Lesley Close and Upper Avenue or nearby, send details and we will quote for mastic packages. If your building is just outside Istead Rise, we cover Northfleet Green (1 mile north-west), Singlewell or Ifield (1 mile north-east), Southfleet (1 mile north-west), Painters Ash (1 mile north) and Henhurst (1 mile east). Further afield, our area takes in Maidstone (12 miles south-east), Dartford (6 miles north-west), Sevenoaks (11 miles south-west), Tonbridge (15 miles south), Swanley (8 miles west) and Kings Hill (9 miles south).
Around Istead Rise
Locally, jobs take us to sites close to Saint George's Church of England School and Jeskyns. The nearest railway station is Meopham station, roughly 1.3 miles south of the centre. A little further out are Gravesham Museum (2.7 miles north) and Stone Castle (4.1 miles north-west). Open spaces near Istead Rise include Sawyers Lake and Gad's Hill.
What sets the cost
There’s no standard rate for sealant work, because every site is different. What we take into account:
- How accessible the joints are
- Working within restricted access windows
- The size and state of each joint
- Removal of failed or old sealant
Access can matter as much as the joints themselves: joints within easy reach take less time than ones that need access equipment. Tell us how the joints are reached and call for a quote.
Details that help us quote
Diagnosis starts before we arrive. Tell us:
- Rough lengths or quantities, or drawings if you have them
- What the building is and how it’s used
- The postcode of the building
- Anything awkward about access or site hours
Send details, get a quote, we seal, guaranteed: that’s how every job runs. To take the first step, call the office on 01277 525 020 or use the quote form.
