Construction mastic in Erbusaig
Mastic is often where a new building first shows its quality to the client. Untidy or missed joints are among the commonest snag items. Our aim is joints that pass at the first inspection. Site teams most often ask us about old sealant on a refurbishment that needs stripping before new work and cracks opening in caulked internal joints, on floor and skirting junctions, brick and block movement joints and sanitary and kitchen joints. Looking for mastic applicators who cover Erbusaig? Mastic Doctor has worked for contractors, FMs and building owners since 2005.
In smaller places such as Erbusaig, building work tends to be single schemes rather than big developments. The mastic still needs to suit exposed elevations and Scottish weather.
Every job ends the same way: guaranteed. You get a 12-month guarantee on our workmanship, and we explain exactly what that covers when we quote.

What affects the price in Erbusaig
What shapes the price:
- Site requirements such as inductions and permits
- Which sealant the job calls for
- The total length or number of joints
- Travel to remote or island sites
The product called for affects the cost, as does the preparation each joint needs, such as cutting out, priming or new backing rod. Access, phasing and site rules also count.
Before you send an enquiry
For an accurate fixed quote, we need a clear picture of the site. Send us:
- The postcode of the building
- Any dates the work must fit around
- Access details, including height
- Approximate linear metres or a joint schedule
Photos, drawings or a schedule of the joints are often enough for a fixed quote. Where a site visit makes more sense, we will arrange one.
Building owners, agents and FMs in Erbusaig
FMs need a contractor who is easy to get on site. Let us know the documents you need (RAMS, insurance certificate, CSCS details) and we’ll confirm them with the quote.
Hospitality, education, healthcare, office and retail clients book us directly too. The work is planned around how the building runs, so guests, pupils, patients or staff are disturbed as little as possible.
How the job changes by surface
External facade and movement joints
Brickwork, blockwork and panel movement joints need a sealant with the right movement capability. We set the depth with backing rod to avoid three-sided adhesion.
Internal decorators’ caulk
Where the specification calls for it, acrylic decorators’ caulk goes on non-moving internal gaps before painting. It’s for gaps that stay still and get painted.
What else we do in Erbusaig
Building and refurbishing in Erbusaig
Erbusaig lies within about 1 mile of the sea. On a coastal site, facade and perimeter joints face driven rain and, closer to the beach, salt, and the sealant, primer and backing need choosing with that in mind. Several hotels sit less than 2 miles from Erbusaig. Hotel extensions and refits usually have to fit around bookings, so mastic dates are tight.
School extensions, at buildings such as Lochalsh School, typically run to the summer holidays, mastic included. Work at a hotel such as Tingle Creek Hotel, less than half a mile to the south-west of Erbusaig, tends to be programmed around bookings, mastic included.
Erbusaig is in Highland. Commercial clients in Erbusaig can call on us for mastic packages, as part of our coverage of Highland. 256 places across Highland fall within our area, including Erbusaig.

Related advice
Keeping the joints sound
Cleaning and maintenance staff play a part too. Pass these on to them:
- Record the products used in the O&M file
- Keep scrapers and abrasive pads off new beads
- Protect sealed areas from following trades
- Put any product change through the designer first
Brief the sparkle clean so they don’t scrape the new joints. Blades and abrasive pads are the commonest cause of damage at the final clean.
Frames with gaps too wide for sealant need sorting before the mastic goes on. Sealant stretched over an oversized gap won’t last, so the installer needs to correct it first. We raise them during our first walk of the area.
When it isn’t the sealant
Not every problem is a sealant problem, and we’d rather tell you before you spend money. It won’t fix:
- Damage to finishes by other trades after we’ve sealed
- Frames fitted out of tolerance
- Defective windows, doors or glazing units (the supplier or installer’s job)
If in doubt, phone 01277 525 020 or email the details over and we’ll say what we think before you book.

Questions we’re asked in Erbusaig
Does the sea air around Erbusaig change the choice of sealant?
It can, yes: buildings near the sea take more wind-driven rain, and salt in the air nearer the shore. That puts more weight on product choice, primers where the manufacturer specifies them, and correct joint sizing.
Is Erbusaig off your patch?
No. Places such as Erbusaig are covered as much as the big towns. Every Scottish council area is within our area. Send photos and a list of what needs doing, and we’ll plan the job to need as few trips as possible.
What joints do you seal on a new build?
Inside and out: frame perimeters, movement joints, caulk where called for, sanitary and kitchens.
What happens if the weather stops external sealing?
External sealant needs a dry joint and a temperature within the product’s range. Damp, frost or condensation on frames can stop work.
Can staff carry on working while you are here?
Normally, yes. We phase the work so most of the building stays in use.
Do you guarantee new-build sealant work?
It’s backed by our 12-month guarantee, covering how we sealed. Keeping other trades off finished joints prevents most problems.
Will you stick to the specified products?
Specification first, then the maker’s instructions. Preparation, backing and depth follow the product guidance.
