Construction mastic for Eastwood sites

Tell us what needs sealing and where, with photos or drawings if you have them, and we’ll price it.

What the job involves on each surface

Window and door perimeters

Perimeter joints between frames and the structure are the weather line on any new building. We use the specified perimeter sealant, normally a low-modulus neutral-cure silicone.

Fire-rated sealant where specified

Not every penetration suits a sealant. Other products are used for some services and gaps. Tell us what records you need and we will confirm with the quote.

Construction mastic in Eastwood

A typical mastic package covers more than window perimeters: frame perimeters inside and out, caulking to trims and boards where the specification calls for it, sanitary silicone, kitchens, and the final snag list. Splitting those between trades often leaves gaps in responsibility and gives you a consistent finish across the job. If you are dealing with bath and shower joints scraped during the final clean and new external sealant already peeling away, we can help, on brick and block movement joints, cladding and panel joints and window and door perimeters alike. A single leaking joint is often how a building in Eastwood first comes to us: we check the joints around it and give you an honest view of what needs doing now and what can wait.

Around Eastwood, city construction ranges from new offices, student housing and flats to the refurbishment of traditional stone buildings. Work comes under Scotland’s own building standards, and our job is to seal to the specification.

Whoever the client is, the cover is the same: a 12-month guarantee on our workmanship. Faults in the structure, damage and other trades’ work fall outside it, and we say so plainly.

Eastwood: questions and answers

Is hospital work, at somewhere like New Victoria Hospital, something you do?

Yes. Healthcare sites are among the places we work. Work is phased so departments keep running, under the site’s own rules.

Is Auldhouse Retail Park, near Eastwood, within your area?

Yes. We cover Eastwood and the area around it, including industrial estates, business parks and retail parks such as Auldhouse Retail Park. A few photographs and the unit address let us price the work.

What hours do you work?

Give us your site hours and any access windows in your enquiry, and we will plan around them. Our office runs Monday to Friday, 8am until 5pm.

Do you work to architects’ specifications?

Yes. We follow the specification, along with the manufacturer’s installation guidance.

What about RAMS and site documents?

Let us know which documents the site needs, such as RAMS, an insurance certificate or CSCS details, and we’ll confirm them with the quote.

Can you work plot by plot or floor by floor?

We follow the trades through the building. Each plot, floor or elevation is sealed when it’s ready, and we will raise anything that holds the work up.

Can you come in just for snagging?

Yes, we can. Send the snag list or photographs and we will price it.

Keeping the joints sound

Every sealant joint needs some looking after, and their life depends on movement, exposure, cleaning and use. Our advice:

  • Flag uneven or tapered frame gaps early
  • Note which sealant went where at handover
  • Protect sealed areas from following trades
  • Plan external elevations with the weather in mind

A new structure shifts as it loses construction moisture. Flexible sealants in the right joints handle normal movement while rigid fillers and caulk can crack where movement is larger. If that happens, let us know.

Sanitary joints that fail early become defects soon after occupation. Water gets behind trays, vanity tops and panels, leaving the remedial work to the contractor. Proper preparation, with the right silicone first time, keeps it off the defects list.

Work for main contractors and building owners

Agents, factors and owners’ representatives all follow the same route: send the details, accept a fixed quote, and we carry out and guarantee the work. We can agree access arrangements and keyholder contacts beforehand.

Blocks and communal areas make up much of the work for housing associations and agents. Work can be phased so residents and staff keep access throughout, and each stage is agreed with your contact.

Facades, frames and programmes in Eastwood

Building work in Eastwood comes under the Building (Scotland) Regulations 2004 and their technical handbooks, with warrants from the local authority verifier. The mastic package follows the approved specification. Eastwood is in the west of Scotland, the wetter side of the country. We keep internal mastic in hand so wet days aren’t lost.

University estates such as University of Glasgow Gilmorehill Campus, 3.9 miles north of Eastwood, tend to have a rolling programme of new buildings and refurbishments, each with window perimeters and facade joints to seal. On a healthcare site such as New Victoria Hospital, 1.9 miles to the north-east of Eastwood, new blocks and refurbishments go on while the hospital keeps running, so mastic work is sequenced carefully. Further education sites such as Glasgow Clyde College - Langside Campus, 1.9 miles to the north-east of Eastwood, are extended and refurbished from time to time, with mastic often programmed into the summer break.

Eastwood is about 1 mile north-west of Giffnock, in Glasgow. We cover commercial sites throughout Eastwood. Our Glasgow coverage takes in 171 places, from busy centres to rural villages.

We cover the G43 and G46 postcode districts. Among the streets we cover are Attow Road, Brent Road and Alder Road, and sites on any of them can send details for a fixed quote. Sites close to Eastwood are covered too, including Mansewood (1 mile east), Kennishead (1 mile west), Carnwadric (1 mile south-west), Arden (1 mile south-west) and Cowglen (1 mile west). Bigger towns within reach include Glasgow (3 miles north-east), Hillhead (4 miles north), Dowanhill (4 miles north), Woodlands (4 miles north), Woodside (4 miles north) and North Kelvinside (5 miles north).

On site: what to expect

Where the site stays busy, we agree a sequence with your contact so the disruption stays in one area at once. Each area is protected, prepared and sealed before we move to the next. Give us the access times and building rules for your premises in Eastwood, and we will plan the work to suit, phased where areas need to stay in use.

  1. We start with the drawings, specification and programme.
  2. Quantities are measured and a fixed price returned.
  3. The sequence is agreed with the site manager.
  4. Each area is sealed when it’s released.
  5. Every joint is cleaned, set to depth and sealed with the specified product.
  6. After snagging, the work is handed over under our 12-month guarantee.

What we need from you

  • Share your working hours and any access restrictions
  • Point out parking and an unloading spot

Should maintenance staff do it?

What you see is the finished bead, but most of the work is hidden. Backing rod, primer where specified and a joint designed to move with the building are where general trades tend to cut corners.

Some joints are best left to specialists: fire-rated seals that must follow a tested detail, trafficked floor joints and external movement joints among them. Getting these wrong usually costs more in the end than doing them right.

When something else is needed

We check first that sealant really is the fix. It isn’t the answer for:

  • Joints damaged after sign-off by following trades
  • Approving fire stopping as compliant
  • Defective windows, doors or glazing units (the supplier or installer’s job)

If you’re not sure, just ring 01277 525 020 or email a schedule or drawings and we will give you a straight answer.

What we seal

  • Cladding and panel joints
  • Sanitary and kitchen joints
  • Window and door perimeters
