Construction mastic for commercial buildings in Cove

Mastic is often where a new building first shows its quality to the client. Untidy or missed joints are among the commonest snag items, and every return visit costs time. We seal so the snag list stays short. If you have frame perimeters left unsealed or poorly sealed and cracks opening in caulked internal joints, we can help, on brick and block movement joints, window and door perimeters and cladding and panel joints alike. Sealant contractors, mastic applicators, sealant specialists: whatever the job title on the order, the work in Cove is the same: the right product in a properly prepared joint.

External sealing around Cove depends on dry faces and the right temperature. We build some give into the plan and agree it with the site manager.

What our 12-month guarantee covers is the way we did the job: preparation, application and finish. It doesn’t extend to damage, other trades’ later work or movement the joint was never designed to take.

Leave it or put it right?

Refurbishments sometimes budget for new windows when the frames are sound and only the seal has failed. If the frame is in good order, cutting out and resealing the perimeter can be all it needs. If the frame is life-expired, we’ll tell you. Buildings that aren’t in daily use, such as halls and seasonal premises, may let water in unnoticed, so a failed joint has time to cause damage. Early resealing prevents it.

No two sites price the same: the joint sizes, the specified product, access and working hours each have a bearing. Send the details and a fixed figure follows.

Owners, agents and contractors

We work for building owners and managing agents on everything from one building to a spread of sites. Several sites can go on one quote, which keeps the paperwork simple.

Hotels, schools, healthcare sites, offices and retail units book us directly too. The work is planned around how the building runs, so the building keeps working while we do.

From enquiry to sign-off

When we get to site, we sign in, go through any site induction and check how permits are handled. Floors, finishes and fittings next to the joints are covered before any cutting starts, and the work normally takes anything from a day of snagging to several weeks of plot-by-plot sealing on a phased scheme. For work around Cove, we aim for one trip, so photographs, sizes and a full list matter. External joints need a dry spell as well.

  1. We price from the drawings, specification and programme you send.
  2. A fixed quote sets out the scope, the products and the sequence.
  3. Any site paperwork you need (RAMS, insurance certificate, CSCS details) is confirmed with the quote.
  4. Areas are sealed plot by plot or floor by floor as the trades hand them over.
  5. Joints are cleaned, primed where the maker requires it, backed and sealed to the specification.
  6. Snags are cleared before handover and completed areas carry our 12-month guarantee.

Before we start on site

  • Tell us which areas need to stay in use
  • Send your site hours and access windows
  • Send asbestos survey details if the building is pre-2000

Advice

Your questions answered

Can you take on a job at a hospital such as Cowal Community Hospital?

Yes, healthcare and care buildings are part of our work. We follow the site’s permits, sign-in and infection-control procedures in every area.

Our building in Cove is near the coast: does that change the sealant?

It can, yes: buildings near the sea take more wind-driven rain, and salt in the air nearer the shore. That puts more weight on product choice, primers where the manufacturer specifies them, and correct joint sizing.

Can you come in just for snagging?

Yes. Snag-only work is something we take on, cutting out damaged or poor joints and resealing them.

Can you fit around our programme?

The programme sets the job. Tell us the sequence and we’ll plan applicators around it, sealing as areas become ready.

Can you quote from photos?

That depends on the size and complexity of the job. Straightforward work can often be priced from photographs and measurements, and bigger or more complex jobs typically get a visit.

Can the building stay open while you work?

Yes, as long as we plan it. We agree a sequence with your contact so just one area at a time is disrupted.

Can one quote cover more than one building?

Yes. Several buildings can share a single quote, with one point of contact.

Honest limits

We check first that sealant really is the fix. It won’t put right:

  • Oversized gaps that need packing or adjustment by others
  • Glazing units that are cracked or misted
  • Specifying the product where the designer hasn’t

Not sure which it is? You can call the office on 01277 525 020 or use the quote form and we’ll tell you honestly before you book.

What we seal

  • Internal decorators’ caulk
  • Sanitary and kitchen joints
  • Window and door perimeters
  • Brick and block movement joints
  • Cladding and panel joints
  • Floor and skirting junctions

What affects the price in Cove

Quotes vary with the job. Expect it to depend on:

  • The site’s rules and procedures
  • Location, for remote and island sites
  • Access and working height
  • The total length or number of joints

Cost follows what’s involved: removing old material, preparing the joints, the product, the access and how the work is phased. Call for a fixed quote.

Before you send an enquiry

We can often quote from photos and a few details. Please tell us:

  • Approximate linear metres or a joint schedule
  • Photos of the joints, close up and from further back
  • Whether the building will be occupied during the work
  • Your programme or deadline

A handful of photographs and a postcode is the fastest way to a quote. Send them through the quote form, or give us a call on 01277 525 020 or email us to discuss it first.

Site staff or a sealant specialist?

There’s also the paperwork. Main contractors and clients often ask for CSCS cards, RAMS and insurance details, and we’ll confirm the paperwork you need with the quote.

Some joints are best left to specialists: for instance fire-rated seals that must match a tested detail, trafficked floor joints and external movement joints. A poor seal in places like these tends to cost more to put right later.

Sites and facades in and around Cove

The sea is no more than about 1 mile from Cove. On a coastal site, facade and perimeter joints face driven rain and, closer to the beach, salt, and the sealant, primer and backing need choosing with that in mind. The west of Scotland, where Cove is, gets more rain than the east. External mastic dates are agreed with the site manager, with internal sealant kept ready for wet days.

Hospital estates such as Cowal Community Hospital, 4.3 miles to the south-west of Cove, tend to grow and change in phases, often next to occupied wards, so facade and perimeter sealing has to fit the estates team’s plan. Work at a hotel such as Clevedon Hotel (0.5 miles south of Cove) tends to be programmed around bookings, mastic included. Older buildings in the area around Cove, such as Hill House (4.9 miles east of Cove), need care when sealed: the product has to suit soft or historic materials.

Cove is about 5 miles west of Helensburgh, in Argyll and Bute. Anywhere in G84, the process is the same: send details, get a fixed quote, we seal, and the work is guaranteed. Cove is one of 124 places in Argyll and Bute on our list. For work in that direction, see our Glasgow page.

Commercial sites across G84 are covered. Among the streets we cover are Knockderry Road, Shore Road and North Ailey Road, and sites on any of them can send details for a fixed quote. Sites close to Cove are covered too, including Ardpeaton (2 miles north), Clynder (2 miles north-east), Coulport (3 miles north), Rahane (3 miles north) and Mambeg (4 miles north). Nearby towns on our patch include Helensburgh (5 miles east), Dunoon (4 miles south-west), Rothesay (14 miles south-west), Cardross (8 miles east), Rhu (3 miles east) and Port Bannatyne (13 miles south-west).
