Construction mastic in Cote, done properly

A typical mastic package covers more than window perimeters: frame perimeters inside and out, caulking to trims and boards where the specification calls for it, sanitary silicone, kitchens, and the final snag list. One contractor for all of it keeps the responsibility in one place and gives you a consistent finish across the job. If you have sanitary sealant damaged by following trades and cracks opening in caulked internal joints, we can help, whatever the surface. For commercial sealant work in Cote, you deal with one contact from quote to sign-off, whether it’s one building or several.

Sites around smaller places like Cote can be a fair drive from suppliers, so we come with everything the package needs, timed to the stage the job has reached. Drawings, photographs and the programme let us give a fixed quote.

The 12-month guarantee covers our workmanship: the preparation, the sealing and the tooling. It doesn’t extend to damage, other trades’ later work or movement the joint was never designed to take.

Questions we are asked in Cote

Is hospital work, at somewhere like Goring Hall Hospital, something you do?

Yes, hospitals are one of the sectors we cover. We follow the site’s permits, sign-in and infection-control procedures in every area.

Is Cote off your patch?

No. Small places get the same service as large ones. We work across Greater London and the South East. Send photographs and a list of what needs doing, and we will plan the job to need as few trips as possible.

What accreditations do you hold?

Our applicators are CSCS-carded, and we hold CHAS accreditation and Constructionline membership. Tell us what site paperwork you need and we will confirm with the quote.

Will you come and look before quoting?

Many jobs can be quoted from photographs, drawings or a joint schedule. If the job needs a look first, we’ll arrange a visit.

Do you take on mastic snagging only?

Yes. Send the snag list or photos and we will price it, with the work timed to your handover date.

Can you handle several sites?

Yes. Multi-site work and planned programmes are a core part of the service, planned site by site to suit how each building is used.

How do we ask for a quote?

It works in four steps: send details, receive a fixed quote, we carry out the work, and it’s guaranteed. The first step only needs photographs and a postcode.

After the work

Sealant joints are maintenance items, and how long they last depends on how they’re treated. Our advice:

  • Bring the mastic contractor in after the last trades are through
  • Don’t force external sealing on a damp or frosty day
  • Protect sealed areas from following trades
  • Check frame gaps are within the sealant’s range before sealing

At handover, keep the product details with the O&M information. Future maintenance is easier when the products are known, and tells you what to reseal with. We can confirm the handover information you need when we quote.

Frames with gaps too wide for sealant need sorting before the mastic goes on. Sealant stretched over an oversized gap won’t last so packing or adjustment by the installer comes first. We flag them as soon as we see them.

From enquiry to sign-off

We follow your site rules from the start: signing in, inductions and any permit to work. Once we’re cleared to begin, we take the joints in the sequence agreed with you, and each area is checked before we leave it. For a building around Cote, tell us how to find it and who will meet us. Send that with the details and we’ll confirm the plan with the quote.

  1. First we look at the scope on site or from drawings.
  2. A fixed quote sets out scope, products and phasing.
  3. Site paperwork is confirmed and our CSCS-carded applicators are inducted.
  4. We seal plot by plot or floor by floor in line with the programme.
  5. Any frame gaps or issues outside our scope are flagged to the site team.
  6. Final snagging is completed and the 12-month guarantee applies.

What sets the cost

Each job is priced on its own details. The main factors are:

  • Which sealant the job calls for
  • Distance, for remote addresses
  • The size and state of each joint
  • Working within restricted access windows

The price depends on the quantity of joints, what has to come out first and how the joints are reached. Call for a quote once you have the details.

Before you send an enquiry

We can often quote from photographs and a few details. It helps to include:

  • Whether an asbestos survey exists
  • Rough lengths or quantities, or drawings if you have them
  • Specification clauses that apply
  • When you need the work done

The quickest route to a quote is a few photographs and the site postcode. Send them through the quote form, or ring 01277 525 020 or email us if you’d rather talk the job through.

What we’re called out for in Cote

Value-engineered products sometimes end up in the wrong joints. A sealant that isn’t right for the substrate or the movement will fail ahead of time. We use what’s specified, and any substitute goes to you for acceptance.

Most enquiries start with something like this:

  • Cracks opening in caulked internal joints
  • Snag items on joints that need redoing before handover
  • Window and door perimeters that won’t pass inspection
  • Inconsistent sealant finishes from plot to plot

Extensions at sites like Goring Hall Hospital, 2.3 miles south of Cote, typically sit beside working departments, and the mastic follows strict access rules.

What to look for in a quote

  • How the joint faces will be prepared and primed
  • Proof of insurance
  • Who will actually carry out the work
  • What the guarantee covers, and for how long

When to bring in a specialist

Certain joints really need a specialist: for example fire-rated seals that must match a tested detail, trafficked floor joints and external movement joints. A poor seal in places like these tends to cost more to put right later.

Redoing a failed joint normally costs more than getting it right at the outset, since all of it has to come out and the faces be cleaned back again. That’s why many clients bring in a specialist from the beginning.
