Quoting for work in Caol
Quotes vary with the job. It mainly depends on:
- Quantities, in metres or numbers
- The site’s rules and procedures
- Whether the work must be split into stages
- Which sealant the job calls for
Cost follows what’s involved: removing old material, preparing the joints, the product, the access and how the work is phased. Call for a quote.
Details that help us quote
Whether it’s one area or a whole building, these details speed things up:
- Anything awkward about access or site hours
- Asbestos survey details if the building is older
- Rough lengths or quantities, or drawings if you have them
- The type of building and who uses it
The quickest route to a quote is a few photographs and the site postcode. Send them through the quote form, or give us a call on 01277 525 020 or email us if you’d rather talk the job through.
About our construction mastic in Caol
Mastic follows everyone else, which means it absorbs every delay upstream. The sequence is set with the site team and updated as plots or floors are handed over and we don’t seal before other trades have finished in an area. Sealing too early only means coming back once others have damaged it. Site teams most often ask us about internal caulk splitting as the building dries out and frame perimeters left unsealed or poorly sealed, across internal decorators’ caulk, sanitary and kitchen joints and cladding and panel joints. Searching for sealant specialists in Caol? We have been sealing commercial buildings since 2005, CHAS accredited and a Constructionline member.
Sites near smaller places like Caol can mean longer travel, so the mastic is planned with as few trips as the job allows. Clear drawings, a programme and photographs let us bring the right sealants, primers and backing rod first time.
Our workmanship is guaranteed for 12 months. If a joint we sealed fails because of how it was installed, we come back and put it right.

Caol: questions and answers
Is Caol off your patch?
No. Small places get the same service as large ones. We cover the whole of Scotland. Good photographs up front let us bring everything on the first visit.
Does a coastal location like Caol affect which sealant is used?
It can, yes: buildings near the sea take more wind-driven rain, and salt in the air nearer the shore. We choose the product for the exposure, prime where the manufacturer requires it and size the joint for its movement.
Is the mastic package guaranteed?
The work is guaranteed for 12 months. Protecting sealed areas from following trades helps avoid damage.
Can the sealant be colour-matched?
Often, yes. Many products come in a range of standard colours, and matching to RAL references or surrounding finishes is often possible. We will confirm the colours available for the specified product.
Can you follow the specification on our project?
Yes. We follow the specification, along with the manufacturer’s installation guidance.
Does weather matter for sealant work?
For external joints, yes. The joint has to be dry and within the product’s temperature range, so damp, frosty or very cold days can stop external work. Internal work is rarely affected.
Are you fully insured?
Yes. We’re fully insured, and the certificate can go with your quote.
Leave it or put it right?
A quick bead over a damaged joint can get an area past inspection, but it won’t last. Sealant can’t grip a contaminated or existing bead and the defect reappears in the defects period. We cut out and redo the joint properly. Around smaller places like Caol, halls, stores and seasonal buildings may not be checked often, giving water time to get in. Resealing early avoids that.
Small jobs and large programmes are priced from the same things: what’s in scope, how we reach it, what’s specified and when it needs doing. Call for a quote and we will put a fixed figure on it.

Diagnose, treat, sign off
On arrival, we sign in, go through any site induction and check how permits are handled. Floors, finishes and fittings next to the joints are covered before anything is cut or cleaned, and the work typically takes a few days on a modest refurbishment and longer on multi-plot or multi-storey schemes. Where we can, we combine work around Caol with other jobs nearby, to make the most of each trip. Tell us how flexible your dates are.
- We walk the site or review drawings to understand the package.
- A fixed quote sets out scope, products and phasing.
- Paperwork is agreed and applicators are inducted on site.
- Sealing follows the programme as areas are released.
- Problems we find, such as oversized gaps, are raised straight away.

Commercial clients in Caol
When you manage a building on behalf of an owner, you need clear quotes and clear reporting. We quote a fixed sum, confirm the scope and walk the finished work with you or your representative.
Blocks and communal areas make up much of the work for housing associations and agents. We phase the work so people keep access, and each stage is agreed with your contact.
Maintenance after handover
A few simple habits keep the new joints working:
- Protect sealed areas from following trades
- Don’t schedule sealing before decorators and flooring are done
- Check frame gaps are within the sealant’s range before sealing
- Record the products used in the O&M file
Once an area is sealed, protect it from following trades. New beads should be left to cure before cleaning or decorating nearby.
Oversized gaps are a problem better caught early. Filling a wide gap with sealant alone sets up a failure, so the installer needs to correct it first. We raise them during our first walk of the area.
Sites and facades in and around Caol
The sea is no more than about 2 miles from Caol. Schemes this close to the sea see their facade joints tested by wind and rain from the day they’re sealed, so joint design, primers and product choice deserve extra care. Being in the west of Scotland, Caol gets more rain than eastern areas. External mastic dates are agreed with the site manager, with internal sealant kept ready for wet days.
Hotel extensions and refits, at places such as Ben Nevis Hotel and Leisure Club, 0.9 miles south-east of Caol, normally run between busy periods, so the sealing is squeezed into short windows. For contractors refurbishing units at places like Blar Mhor Industrial Estate, 0.6 miles to the east of Caol, the mastic covers cladding panels, roller-door and window perimeters. Hospital estates such as Belford Hospital (1.3 miles south of Caol) tend to grow and change in phases, often next to occupied wards, so facade and perimeter sealing has to fit the estates team’s plan.
