Snagging before handover
Snagging is often the final mastic stage. We can work through the snag list area by area, cutting out damaged joints and resealing them properly.
Bathrooms, en suites and washrooms
Across a block of flats or a hotel, sanitary sealing is repeated in every room. One applicator team gives the same finish everywhere.
About our construction mastic in California
Perimeter sealing outside needs a dry joint and the right temperature. Each sealant has a temperature range, and damp, frost or condensation on frames stops work so it helps to sequence elevations with some flexibility. Internal sealing often fills those days. We work on brick and block movement joints, cladding and panel joints and window and door perimeters, and what we are called in for most is caulk cracking where joints are moving more than expected and a long mastic snag list close to completion. Looking for mastic applicators who cover California? We’ve been sealing commercial buildings since 2005, with CSCS-carded applicators.
Around places like California, a lot of construction is the conversion of older buildings, which leaves joints between old walls and new frames that need a sealant able to take the movement, in a colour the planners or architect are happy with.

Common questions from California clients
Could you schedule work at a campus like University Campus Aylesbury Vale for the vacation?
Yes. Tell us the term dates, vacation periods and access windows, and we will plan the work around them. Tell us which site documents you need, such as RAMS, our insurance certificate or CSCS details, and they’re confirmed with the quote.
Is California too far out for you?
Not at all: smaller places are covered as well as towns. London and every South East county are within our area. Send photos and a list of what needs doing, and we will plan the job to need as few trips as possible.
Is colour matching possible?
In many cases, yes. Many products come in a range of standard colours, and matching to RAL references or surrounding finishes is often possible. We’ll confirm the colours available for the specified product.
Is the mastic package guaranteed?
Our workmanship carries a 12-month guarantee from sign-off. Damage by others after we have finished isn’t covered.
How do we ask for a quote?
There are four steps: send details, receive a fixed quote, we carry out the work, and it’s guaranteed. Step one needs little more than photographs and a postcode.
Do you install fire-rated sealant as part of a package?
Fire-rated sealant can be included where it’s specified, installed to the product’s tested detail. Fire-stopping design and sign-off sit with the designer and building control.
What joints do you seal on a new build?
It depends on the specification, but most packages include frame perimeters, sanitary and kitchen joints, caulking where specified and a snagging pass.
For managing agents and facilities managers
Hospitality, education, healthcare, office and retail clients come to us directly as well. The work is planned around how the building runs, so guests, pupils, patients or staff are disturbed as little as possible.
Housing associations and managing agents often need work done across blocks and communal areas. We phase the work so people keep access, and each stage is agreed with your contact.
On site: what to expect
In a busy building, we agree a sequence with your contact so the disruption stays in one area at once. Each area is protected, prepared and sealed, then handed back before the next one starts. What matters most for a job in California is a clear list of what needs doing. A fixed quote follows.
- We walk the site or review drawings to understand the package.
- A fixed quote sets out scope, products and phasing.
- Paperwork is agreed and applicators are inducted on site.
- Sealing follows the programme as areas are released.
- Any frame gaps or issues outside our scope are flagged to the site team.
- The package is closed out, snags cleared and backed by our 12-month guarantee.
Before we start on site
- Warn occupants and staff about the work
- Explain the parking and delivery arrangements
- Make sure the joints can be reached

Specifications, drawings and tender packages are welcome with any enquiry, and we’ll price the work to it. For smaller jobs, photos and a description will do.
Advice
Leave it or put it right?
Sealing over damaged or contaminated new joints might save a day, but it won’t last. New sealant laid on old or dirty sealant has nothing to bond to. Damaged joints are removed and resealed from clean faces. In a smaller place such as California, getting a contractor back for a second visit takes time, so it’s worth dealing with every failing joint at once.
Cost follows what’s involved: removing old material, preparing the joints, the product, the access and how the work is phased. Call for a quote.

Construction mastic in California: the local picture
At about 38 miles from central London, California is within reach of the capital. Commuter-belt towns tend to see a steady flow of new flats, offices and commercial schemes, which keeps mastic packages in demand. A 2-mile radius around California takes in a number of hotels. Hotel refurbishments often run to tight programmes between busy periods, and perimeter and sanitary sealant has to keep up.
For a contractor at a hotel such as The Bell Hotel (under half a mile north-east of California), the mastic often has to be finished before a reopening date. Hospital estates such as Royal Buckinghamshire Hospital (to the north of California) tend to grow and change in phases, often next to occupied wards, so facade and perimeter sealing has to fit the estates team’s plan. When a college such as Buckinghamshire College Group (to the west of California) builds or refurbishes, the mastic package usually has to fit around students and staff.
California is about 1 mile south of Aylesbury, in Buckinghamshire. Any commercial site in California is covered. We work across 308 places in Buckinghamshire, large and small. Sites around Oxford have their own page, about 18 miles away.

After the work
Sealant joints are maintenance items, and their life depends on movement, exposure, cleaning and use. We suggest:
- Don’t force external sealing on a damp or frosty day
- Ask cleaners to use soft cloths around fresh sealant
- Use the product the specification names
- Bring the mastic contractor in after the last trades are through
Tell the builders’ clean team which areas have new sealant. Blades and abrasive pads are the commonest cause of damage at the final clean.
Sealing outside when the joint is damp or too cold leads to poor adhesion. Holding off until conditions suit avoids callbacks.
