Construction mastic for Babbs Green sites

Tell us what needs sealing and where, with photos or drawings if you have them, and we’ll price it.

Construction mastic in Babbs Green, done properly

Getting a subcontractor through site induction should be simple. Our applicators are CSCS-carded, and we are CHAS accredited and a Constructionline member, and we are fully insured. Tell us what site paperwork you need (RAMS, insurance certificate, CSCS details) and we’ll confirm with the quote. If you’re dealing with snag items on joints that need redoing before handover and caulk cracking where joints are moving more than expected, we can put it right. Sealant applicators who only do sealant are a different proposition from a general trade with a gun in the van: in Babbs Green, that means joint design, primers and backing rod as standard.

Construction in and around smaller places such as Babbs Green is often barn conversions, small groups of houses or extensions to halls and schools. Each still needs a proper mastic package: window perimeters, facade joints and internal sealant to the specification.

Every job is signed off with a 12-month guarantee. The promise is simple: if our work fails within that year, we put it right.

Our process

Occupied buildings need a little choreography. We sign and contain the area we’re in, with routes through the building left open and work section by section so the rest of the building stays in use. For a building around Babbs Green, tell us how to find it and who will meet us. Send that with the details and we will confirm the plan with the quote.

  1. First we take quantities off the drawings and read through the specification.
  2. You receive a fixed quote listing scope, products and phasing.
  3. You tell us what site paperwork you need, such as RAMS, an insurance certificate or CSCS details, and we confirm it with the quote.
  4. Areas are sealed plot by plot or floor by floor as the trades hand them over.
  5. Joints are cleaned, primed where the maker requires it, backed and sealed to the specification.
  6. We close out snagging and hand over with a 12-month guarantee.

Before we start on site

  • Tell staff and tenants when we’ll be in
  • Let us know about inductions and permits
  • Clear stock, furniture or equipment away from the joints

Specifications, drawings and tender packages are welcome with any enquiry, and we’ll price against exactly what is specified. For smaller jobs, photos and a description will do.

Facades, frames and programmes in Babbs Green

Babbs Green lies roughly 23 miles out from central London. Towns within reach of London tend to keep building, from flats to offices and schools, so mastic packages have to keep pace with busy programmes. Babbs Green is in the South East, one of the UK’s drier regions. Winter mornings still bring frost and condensation on frames and panels, which is why external dates are agreed with the site manager.

For contractors at a college like All Nations Christian College, which lies south-west of Babbs Green, perimeters and internal sealant are timed for the holidays. When units on a site such as Thundridge Business Park, 2.3 miles to the west of Babbs Green, are refurbished or reclad, the panel joints and window perimeters are part of the mastic package.

What we can’t put right

Being straight saves everyone time. New sealant won’t cure:

  • Joints damaged after sign-off by following trades
  • Defective windows, doors or glazing units (the supplier or installer’s job)
  • Deciding which fire-stopping product a penetration needs

Not sure which it is? You can ring 01277 525 020 or email drawings and photos and we’ll tell you honestly.

Surfaces we seal

  • Floor and skirting junctions
  • Window and door perimeters
  • Brick and block movement joints
  • Cladding and panel joints
  • Sanitary and kitchen joints
  • Internal decorators’ caulk

What happens if it’s left?

On a refurbishment, there’s a choice between resealing existing frames and replacing them. If the frame is in good order, cutting out and resealing the perimeter can be all it needs and that’s a far smaller job. If the frame is life-expired, we will tell you. For buildings around smaller places like Babbs Green, water damage can go unnoticed for longer, especially where a building isn’t used daily, which gives a failed joint time to do damage. Renewing joints in good time avoids the problem.

Access can matter as much as the joints themselves: joints within easy reach take less time than ones that need access equipment. Mention the access as part of your enquiry.

What you get with us

  • Failed material removed, not covered up
  • A fixed quote before work starts
  • One number for every site we cover
  • Colours chosen to suit frames, cladding or finishes where possible

Different surfaces, different methods

Kitchens and utility areas

Kitchen joints are sealed after fitting and before final clean. A kitchen-suitable sealant is used and hygienic or food-safe grades wherever food contact is possible.

Internal decorators’ caulk

Caulking is often done in a hurry by whoever’s on site. A neat, consistent caulk line makes the decorators’ job quicker and reduces snags.

When to call us in Babbs Green

A joint without backing rod or bond-breaker often fails early. Bonded to the base of the joint and both sides, sealant can’t stretch evenly.

Clients usually get in touch after noticing one or more of the following:

  • Existing joints on a refurb that need cutting out and resealing
  • Mastic snags holding up handover
  • Frame gaps too wide for sealant alone
  • Inconsistent sealant finishes from plot to plot

Extensions at sites like Princess Alexandra Hospital (to the south-east of Babbs Green) normally sit beside working departments, and the mastic follows strict access rules.

Questions to ask before you book

  • Their plan for phasing and protecting the area
  • How long is the guarantee, and what does it include?
  • What site paperwork they can supply
  • Whether old or failed sealant will be cut out, not overlaid
