Construction mastic across Slough: what to expect
Most of the packages we price run well beyond frames: frame perimeters inside and out, caulking to trims and boards where the specification calls for it, sanitary silicone, kitchens, and the final snag list. Splitting those between trades often leaves gaps in responsibility. We work on floor and skirting junctions, brick and block movement joints and window and door perimeters, and the failures we’re asked to look at most are caulk cracking where joints are moving more than expected and frame gaps too wide for sealant alone.
Working in a building that stays open takes some planning. We sign and contain the area we’re in, with routes through the building left open and move on in phases so staff and visitors can carry on around us.
- Drawings, specification and programme come to us.
- We take off quantities and return a fixed quote.
- We agree with the site team which areas come first.
- Each area is sealed when it’s released.
- Every joint is cleaned, set to depth and sealed with the specified product.
- Snags are cleared and the package signed off with our 12-month guarantee.
What you’ll pay
Whether it’s a single area or a whole estate, the same things set the price: what’s in scope, how we reach it, what’s specified and when it needs doing. Call for a quote, and you will have a fixed figure to work with.

Around Slough
Around Slough, our work takes us to commercial buildings near Herschel Grammar School, St Michael and All Angels and Westgate School, among other places. Nearby too are Herschel Park (1.1 miles south-east), The Godolphin Junior Academy (0.6 miles north) and The Moon and Spoon pub (0.6 miles south-east). For rail, the closest station is Slough station, about 0.7 miles east of the centre. A little further out are Upton Hospital (0.9 miles south-east) and Windsor Castle (2.1 miles south). For a walk, there’s Taplow Lake and Burnham Beeches.
Construction mastic across Slough: the area picture
We take on mastic packages across Slough, on large sites in places such as Cippenham, Chalvey and Britwell and small schemes elsewhere. Send drawings, the programme and your paperwork requirements, and we will confirm everything with the quote.
Around the motorway corridors of the South East, business parks and industrial estates are common, and Slough is part of the area we cover.
Slough: When a college such as Windsor College, 2.5 miles south of Slough, builds or refurbishes, the mastic package usually has to fit around students and staff. Hospital estates such as Upton Hospital (0.9 miles south-east of Slough) tend to grow and change in phases, often next to occupied wards, so facade and perimeter sealing has to fit the estates team’s plan.
Why it fails
Swapping the specified sealant for a cheaper general-purpose product is a common cause of failure. A sealant that isn’t right for the substrate or the movement will fail ahead of time. We stick to the specified product, or put any alternative to you first.
Common reasons buildings call us in:
- Frame perimeters left unsealed or poorly sealed
- Caulk cracking where joints are moving more than expected
- Snag items on joints that need redoing before handover
- New external sealant already peeling away
Surface by surface
External facade and movement joints
Brickwork, blockwork and panel movement joints need a sealant with the right movement capability. We set the depth with backing rod to avoid three-sided adhesion.
Kitchens and utility areas
Worktop upstands, sinks and splashbacks are sealed once the kitchen is fitted. The sealant is a kitchen-grade product.
After the work
After handover, these steps help:
- Keep finished joints away from paint, plaster and scrapers
- Get the mastic subcontractor involved early in the programme
- Put any product change through the designer first
- Plan external elevations with the weather in mind
Brief the sparkle clean so they don’t scrape the new joints. Scrapers used on frames and worktops can nick or lift a new bead, so stick to soft cloths and gentle cleaners near sealant.
Sanitary joints that fail early become defects soon after occupation. Leaks behind showers and basins damage finishes and floors. Proper preparation, with the right silicone first time, keeps it off the defects list.
Honest limits
Part of a good diagnosis is knowing where sealant stops. We’ll tell you if the real problem is one of these:
- Joints damaged after sign-off by following trades
- Specifying the product where the designer hasn’t
- Frames fitted out of tolerance
What sets the cost
The price varies from site to site. Expect it to depend on:
- Location, for remote and island sites
- The site’s rules and procedures
- Phasing around occupants
- The size and state of each joint
The product called for affects the cost, and so does the preparation, from cutting out to priming and backing rod. Access, phasing and site requirements come into it too.
Before you send an enquiry
Diagnosis starts before we arrive. Let us know:
- Clear photographs of the problem areas
- Asbestos survey details if the building is older
- The type of building and who uses it
- The postcode of the building

Slough: questions and answers
Do you seal on top of existing sealant?
No. Failed sealant is removed and the faces cleaned back to sound, dry material first, because fresh silicone will not bond with aged silicone.
Will you come and look before quoting?
Photos, drawings or a schedule are often enough to quote. Where they aren’t, we arrange a site visit before quoting.
How much does the work cost?
That depends on the job: the volume of work, the access, the specified product and how it’s phased. Call for a quote and we will price it properly.
Will you stick to the specified products?
We use the product the specification names. Any suggested alternative is put to you before anything changes.
Do you take on small jobs?
Single areas, one-off repairs and whole buildings are all quoted the same way: details, then a fixed price, then sealing, then a 12-month guarantee.
Can you follow the specification on our project?
Yes. Send it with your enquiry, and we will price the work to it, flagging anything that needs clarifying.
What accreditations do you hold?
CHAS and Constructionline are both in place, and each applicator is CSCS-carded. Public liability insurance is in place.
