Construction mastic in Addington, done properly
External mastic depends on the weather in a way most internal trades don’t. Each sealant has a temperature range, and damp, frost or condensation on frames stops work, so we plan elevations with the forecast and the programme in mind. Internal areas can usually carry on while the outside waits. We work on sanitary and kitchen joints, window and door perimeters and brick and block movement joints, and what we are called in for most is mastic snags holding up handover and early adhesion failures on new external joints. Most enquiries from Addington start with one failed joint and grow into a wider look at the building: we look at the rest while we’re there and tell you what we find.
Conversions of older rural buildings near smaller places such as Addington bring stone, flint, brick and timber up against new glazing. Those joints need a sealant that suits an uneven, sometimes porous surface, and often a colour chosen for the building.
Guaranteed is the last step of every job. You get a 12-month guarantee on our workmanship, and we explain exactly what that covers when we quote.

On site: what to expect
Before any cutting starts, the area is protected: masking tape along the joint edges and sheeting over anything nearby. The work itself normally takes a day or two on a small fit-out and several weeks on a large multi-storey package, and our waste is bagged and taken away as we go. If others near Addington need work, visits can be combined, which keeps travel down. A fixed quote is given before anything starts.
- Drawings, the sealant specification and your programme come to us for pricing.
- A fixed quote sets out the scope, the products and the sequence.
- Any site paperwork you need (RAMS, insurance certificate, CSCS details) is confirmed with the quote.
- Work follows the programme, area by area, as rooms and elevations become ready.
- Every joint is prepared, set to depth and sealed with the specified product.
- We close out snagging and hand over with a 12-month guarantee.
Before we start on site
- Make sure the joints can be reached
- Send asbestos survey details if the building is pre-2000
- Warn occupants and staff about the work

What the job involves on each surface
External facade and movement joints
Many facade substrates need a primer before sealing. Primer goes on where the sealant maker calls for it and work only when conditions suit.
Window and door perimeters
Frames sealed into the opening keep rain out of the reveal. They’re sealed with a low-modulus neutral-cure silicone or another product named in the specification, with backing rod in deeper gaps.
After the work
Cleaning and maintenance staff play a part too. Pass these on to them:
- Bring the mastic contractor in after the last trades are through
- Brief the final clean team to avoid blades near sealant
- Note which sealant went where at handover
- Protect sealed areas from following trades
After we have sealed an area, it helps to keep other trades from damaging the joints. New beads should be left to cure before cleaning or decorating nearby.
Snag items left to the last week put handover at risk. A planned close-out through each area as it completes keeps the list short, and avoids a rush.
Questions we are asked in Addington
Is Addington off your patch?
Not at all: smaller places are covered as well as towns. We cover Greater London and the counties of the South East. Good photographs up front let us bring everything on the first visit.
Can you take on a job at a hospital such as Maidstone Hospital?
Yes. Healthcare sites are among the places we work. We follow the site’s permits, sign-in and infection-control procedures in every area.
Can you fit around our working hours?
We are in the office from 8am until 5pm, Monday to Friday. Tell us your site hours and access windows and the work will be fitted around them.
What happens if old sealant might contain asbestos?
The duty to manage asbestos sits with the building’s dutyholder, so for older buildings we ask for the asbestos register first. Work pauses if suspect material is found, until it has been tested.
Can you seal external joints in wet or cold weather?
Weather matters for external sealing: the joint needs to be dry and within the product’s temperature range. We plan external elevations with that in mind.
Can you fit around our programme?
The programme sets the job. Tell us the sequence and we will plan applicators around it, sealing as areas become ready.
Do you work to architects’ specifications?
Yes. The specification and the manufacturer’s installation guidance are what we work to, and any queries are raised before we start.
Contractors’ notes for Addington
The area within 2 miles of Addington holds a number of hotels. When hotels extend or refit, the work is usually squeezed between peak periods, mastic included. Addington sits in one of the drier corners of the country, the South East. Still, external mastic needs dry faces within the maker’s temperature limits, which isn’t every day, so we time external mastic for dry faces and agree it with the site team.
For a contractor working at a hospital such as Maidstone Hospital, 4.9 miles to the south-east of Addington, perimeter and facade sealing is planned around patients and deliveries. Projects at schools like Offham Primary School work to term dates, so mastic is programmed tightly.

Doing it in-house
General builders and handymen seal joints, but it isn’t their main trade. A specialist brings correct preparation, depth control with backing rod and a product suited to that particular joint, which is what makes a joint last.
Paperwork matters too. Many sites expect CSCS cards, RAMS and proof of insurance, and our CSCS-carded applicators are used to working under those rules.
What sealant work can’t fix
Not every problem is a sealant problem, and we’d rather tell you before you spend money. It won’t fix:
- Damage to finishes by other trades after we have sealed
- Fire-stopping design or sign-off (that’s for the designer, fire engineer and building control)
- Defective windows, doors or glazing units (the supplier or installer’s job)
If in doubt, call the office on 01277 525 020 or send details through our quote form and we will say what we think.

What we are called out for in Addington
A joint without backing rod or bond-breaker often fails early. Bonded to the base of the joint and both sides, sealant can’t stretch evenly, so depth is controlled with backing rod or bond-breaker tape.
Common reasons buildings call us in:
- Window and door perimeters that won’t pass inspection
- Different trades sealing to different standards
- External joints sealed in damp or cold conditions that are now failing
- Sealant knocked or painted over by other trades
Older buildings in the area around Addington, such as Old Soar Manor (3.9 miles south-west of Addington), need care when sealed: the product has to suit soft or historic materials.
Questions to ask before you book
- How joint depth will be controlled
- Who will actually carry out the work
- Can the work be phased to keep areas open?
- Which product they’ll use, and why it suits the joint
