Questions about South Malling

Do hotels near South Malling have to close for sealant work?

Rarely. Rooms or floors are done in turn, so the rest of the hotel keeps trading. The plan is built around your bookings.

Is South Malling too far out for you?

No. Places such as South Malling are covered as much as the big towns. London and every South East county are within our area. Good photographs up front let us bring everything on the first visit.

Can you supply RAMS and insurance details?

We confirm documents at quote stage: most clients ask for RAMS, our insurance certificate and CSCS details. Our applicators are CSCS-carded.

Will your applicators have CSCS cards?

Yes. Should the site need card details in advance, let us know and we’ll send them with the quote.

Do you hold CHAS accreditation?

Yes. We are CHAS accredited, we’re a Constructionline member and we use CSCS-carded applicators.

What about asbestos in old mastic?

It can, on some older buildings. That’s why we ask for the asbestos information first, and stop if a material is suspect until it’s tested.

Who decides which product is used?

A specification, where there is one, decides it. If there isn’t one, it comes down to the joint: its movement, its surfaces and what it has to cope with.

Sealant specialists in South Malling

Most of the buildings we seal stay open while we are there. Work is scheduled around the site hours and access windows you give us; phased work can also be planned so areas stay in use. That applies whether the building is an office, a shop, a hotel, a college or a care home. If you have smeared sealant across finishes from a rushed job and gaps behind commercial kitchen worktops and sinks, we can put it right, on washrooms and tea points, floor and threshold joints and window and door perimeters alike. Sealant applicators who only do sealant are a different proposition from a general trade with a gun in the van: in South Malling, that means joint design, primers and backing rod as standard.

If you look after more than one building near South Malling, the work can be planned as one programme, so standards and paperwork match across every site.

Around smaller places such as South Malling, small firms often work from converted barns, yards and rural units. Those conversions put new frames and partitions against old brick, stone or timber, so each joint needs a product chosen for both surfaces.

Whoever the client is, the cover is the same: twelve months on the work we carried out. Faults in the structure, damage and other trades’ work fall outside it, and we say so plainly.

What sets the cost

A fixed quote reflects the actual work. It takes account of:

  • The site’s rules and procedures
  • Quantities, in metres or numbers
  • Working within restricted access windows
  • The product specified

Small jobs and large programmes are priced from the same things: scope, access, product and programme. Call for a quote and we’ll put a fixed figure on it.

Details that help us quote

The more we know, the firmer the quote. Helpful details to send:

  • Whether the building will be occupied during the work
  • When you need the work done
  • Approximate linear metres or a joint schedule
  • How the joints are reached, and at what height

The quickest route to a quote is a few photos and the site postcode. Send them through the quote form, or call 01277 525 020 or use the quote form to discuss it first.

What the job involves on each surface

Fire-rated seals where specified

Not every penetration suits a sealant. Other products, such as collars, wraps and batts, are specified for different services, so we will flag it if the detail needs a different product.

Movement joints in walls and floors

Brickwork, blockwork and floor slabs all have movement joints that need a flexible seal. When the seal fails, debris gets in and the joint stops working. The joints are resealed using a sealant matched to the movement and any traffic.

Our process

At the end of each section, we remove the tape, clean down and inspect every joint, ready for your sign-off. Where the sealant needs time to cure before use, we tell you and sign the area. What matters most for a job in South Malling is a clear list of what needs doing, so send photographs of each area. You will then get a fixed price for the work.

  1. Send details through our quote form, or ask for a site visit.
  2. The cause is diagnosed and the scope priced as a fixed quote.
  3. Work is phased around your occupiers where areas need to stay in use.
  4. Old sealant is cut out completely, never sealed over.
  5. A suitable product for each joint goes in at the right depth and is tooled.
  6. We check the work with you, and the 12-month guarantee starts.

Getting the site ready

  • Move anything stored against the joints
  • Agree which areas must stay open
  • Flag any permit to work we will need

Quotes

What happens if it’s left?

Some managers wait for a fit-out before touching the mastic. For internal joints that are only cosmetic, that can make sense, but external and wet-area joints that already leak shouldn’t wait. We can seal the urgent joints now and leave the rest for the programme. A failed joint lets water into a building whatever its size. Early resealing avoids the damage that follows a leak.

We don’t publish prices, since every building and every scope is different. Call for a quote.

What we are called out for in South Malling

The wrong sealant in the wrong place is a common cause of early failure. Painters’ acrylic in a moving joint, vinegar-smelling silicone on metal or natural stone, or a high-modulus product where a low-modulus one was needed will all fail early. Guidance such as BS 6213 exists to steer sealant selection for exactly this reason.

These are often picked up first by site or facilities staff:

  • External beads that have gone brittle and cracked
  • Earlier reseals applied straight onto the failed bead
  • Expansion joints with the sealant torn out
  • Frame sealant that has cracked, shrunk or pulled away

For a hotel such as Crown Hotel, which lies south of South Malling, the colour of a joint at the bar or the bath matters to the look of the room.

What to look for in a quote

  • Whether old or failed sealant will be cut out, not overlaid
  • Which product they’ll use, and why it suits the joint
  • Do they follow the manufacturer’s priming guidance?
  • Will RAMS and insurance details be available?

When to bring in a specialist

A short, simple internal joint is often within reach of a maintenance team. Where it goes wrong is preparation: new sealant over old, damp or dusty faces, or the wrong product for the movement.

The visible bead is only part of the job. Backing rod, primer where specified and a joint designed to move with the building are easy to get wrong without experience.
