Owners, agents and contractors

Main contractors use us as their sealant subcontractor, on new build and refurbishment alike. Programme, specification and site rules come first, and our applicators hold CSCS cards.

Hotels, schools, healthcare sites, offices and retail units come to us directly as well. We plan around the way the building is used, so the building keeps working while we do.

Commercial sealant contractors for commercial buildings in Quarter

Mastic Doctor has been sealing joints for businesses and contractors since 2005, and the paperwork side is in order: CHAS accredited, Constructionline member, five million pounds of public liability insurance and CSCS-carded applicators. Let us know which site documents you need and they’ll be confirmed with the quote. Site teams most often ask us about hardened, chalky sealant on south-facing or exposed elevations and damp patches where an external joint has failed, across window and door perimeters, movement joints in walls and floors and kitchen worktops and splashbacks. Sealant applicators who only do sealant are a different proposition from a general trade with a gun in the van: in Quarter, that means joint design, primers and backing rod as standard.

A lot of what we do in Quarter is replacing sealant that has done its years: hardened, cracked or shrunk away from the faces, and letting water or dirt in.

In smaller Scottish places like Quarter, commercial buildings are often hotels, pubs, shops, schools, surgeries and farm or estate buildings put to new use. Each has kitchens, washrooms and frames that depend on sound joints.

Building owners and contractors get the same cover: a 12-month guarantee on our workmanship. Faults in the structure, damage and other trades’ work fall outside it, and we say so plainly.

Why act early in Quarter

Leaving a failed joint rarely saves money. Water past a frame perimeter or a washroom joint can reach plasterboard, insulation, floor coverings and the ceiling below, and the bill then involves other trades. Dealing with it while the damage stops at the bead is the cheaper route. For buildings near Quarter, dealing with all the failing joints at once saves return trips. Send photos and we’ll quote for everything together.

The product called for affects the cost, and so does the preparation. Access, phasing and site rules also count.

Why choose Mastic Doctor in Quarter

When to call us in Quarter

If sealant tears through its centre, it has failed cohesively. That usually means the joint stretched further than the product could cope with because the bead was too thin, the joint over-stretched or the movement class wrong. The same product in the same joint tends to fail the same way.

Clients usually get in touch after noticing one or more of the following:

  • Gaps behind commercial kitchen worktops and sinks
  • Wall and floor joints that have lost their seal
  • Sanitary sealant that has gone black and patchy
  • Frame mastic that has hardened and come away from the wall

Parks like Barncluith Business Centre, 2.3 miles north of Quarter, see tenants come and go, and every move-in brings joints to seal.

Questions about Quarter

Can the sealant on our Quarter premises match the finishes?

Yes, sealants come in a wide range of standard colours, and matching to RAL references, cladding, stone or frames is a common request. Send colour references or photographs and we’ll confirm what’s available for the product.

Will you take on work at estates like Barncluith Business Centre, close to Quarter?

Yes. Our area takes in Quarter and its surroundings, with estates and business parks such as Barncluith Business Centre included. A few photos and the unit address let us price the work.

What guarantee do you give on resealing?

A 12-month guarantee covers the workmanship, starting at sign-off. Looking after the joints as we advise helps them last.

When can the area be used after sealing?

The product and site conditions decide that. Some take light use quickly, others need longer to cure, and we confirm it before leaving site.

Can weather delay the job?

For external joints, yes. The joint has to be dry and within the product’s temperature range, so damp, frosty or very cold days can stop external work. Internal work is rarely affected.

Can you work to our specification?

Yes. The specification and the manufacturer’s installation guidance are what we work to, and any queries are raised before we start.

Can you take on work for an FM or managing agent?

Yes. A large share of our work comes through facilities managers, managing agents and landlords as well as contractors. We can work to your instruction process and site rules.

Frontages, fit-outs and joints in Quarter

At least three named trading, business or retail sites lie within about 3 miles of Quarter. Units on sites like these change tenants and get refitted, and each refit leaves joints to seal. Being in the west of Scotland, Quarter gets more rain than eastern areas. We plan external joints for dry spells and keep internal work in reserve. Shopfronts and frames facing the prevailing weather are where failures show first

Sites a few miles apart, such as Barncluith Business Centre and Allanshaw Industrial Estate, can share one programme and one point of contact. In a retail centre such as Regent Shopping Centre, which lies north of Quarter, new tenants mean new shop fits, and the sealant at counters, frontages and floor edges is part of the finish.

  3. Work is phased around your occupiers where areas need to stay in use.
  4. Every failed bead is removed rather than covered.

What the job involves on each surface

Movement joints in walls and floors

Movement joints in walls and floors let the structure expand and contract. Failed seals let grit and water in, and the edges start to suffer. The new sealant is chosen for the movement and, on floors, the traffic.

Facade and cladding joints

Panel joints on cladding and rendered facades open and close with the temperature. The product has to suit the movement, and the depth has to be controlled with backing. Access, such as scaffold already up, is agreed before the price is fixed.

General trades versus a specialist

Certain joints really need a specialist: fire-rated seals that must follow a tested detail, trafficked floor joints and external movement joints among them. Getting these wrong typically costs more in the end than doing them right.

Putting right a botched joint often costs more than sealing it well at the start, since all of it has to come out and the faces be cleaned back again. That’s why many clients bring in a specialist from the beginning.
