Sealant on show in Crouch’s commercial buildings

The South East is one of the drier parts of the UK. Drier doesn’t mean dry every day, so frontage work still has some give in the dates. At about 47 miles from central London, Crouch is within reach of the capital. The South East around the capital has large numbers of business parks, offices and retail centres, especially around the motorway corridors. If you have premises across the region, one contractor can cover them all.

For a hotel such as Cave Hotel and Golf Resort (0.8 miles north of Crouch), the colour of a joint at the bar or the bath matters to the look of the room. Offices and shops close to stations such as Selling station, 0.5 miles south of Crouch, tend to be busy all day, so sealant work is planned around opening hours.

Crouch is about 3 miles south-east of Preston, in Kent. Across the ME13 postcode area, the process is the same: send details, get a fixed quote, we seal, and the work is guaranteed. Crouch is one of 931 places in Kent on our list for sealant joints. For work in that direction, see our London page (47 miles or so).

Commercial sites across ME13 are covered. We also cover South Street (1 mile south-east), Gushmere (1 mile south-west), Neames Forstal (1 mile south), Hickmans Green (1 mile east) and Oversland (1 mile south-east). Bigger towns within reach include Ashford (10 miles south), Canterbury (6 miles east), Sittingbourne (10 miles north-west), Whitstable (6 miles north-east), Faversham (3 miles north-west) and Herne Bay (10 miles north-east).

Sealant specialists in Crouch

We have applied sealant on commercial sites for over 20 years, and the documents buyers ask for are ready: we are CHAS accredited and a Constructionline member, our applicators hold CSCS cards, and we carry five million pounds of public liability insurance. Let us know which site documents you need and they’ll be confirmed with the quote. If you’re dealing with mouldy silicone around WCs, urinals and vanity tops and damp patches where an external joint has failed, we can put it right. Facilities teams, main contractors and managing agents in Crouch tend to want the same three things: a fixed quote, no surprises on site and a 12-month guarantee behind the result.

In an occupied building in Crouch, the job is planned so areas stay in use: washrooms in turn, floors in sections and entrances kept open.

Business units in the countryside around places like Crouch are often converted barns, stables or farmyards. Old masonry beside new aluminium, timber and plasterboard gives plenty of joints between materials that move differently.

The 12-month guarantee covers our workmanship: preparation, application and finish. It doesn’t extend to damage, other trades’ later work or movement the joint was never designed to take.

Work for main contractors and building owners

Housing associations and managing agents often need work done across blocks and communal areas. Work can be phased so residents and staff keep access throughout, with each stage agreed with your site contact.

Facilities managers want contractors who arrive with the paperwork sorted. Tell us what site paperwork you need, such as RAMS, an insurance certificate or CSCS details, and we’ll confirm with the quote.

Surface by surface

Shop fronts and retail fit-outs

In retail, sealant is on show. Counters, display units, shopfront frames and floor trims all need a neat line, frequently colour-matched to the fit-out. Colour options are confirmed with the quote.

Movement joints in walls and floors

A trafficked floor joint needs a different product from a wall joint. We will recommend the right filler or sealant for the traffic and movement; if the arrises are broken, we’ll say so before sealing.

What sets the cost

Quotes vary with the job. It mainly depends on:

  • Specialist products, such as fire-rated or hygienic sealants
  • Whether the work must be split into stages
  • Whether old sealant has to be cut out first
  • Quantities, in metres or numbers

Cost follows what’s involved: stripping out, preparation, sealing, access and phasing. Call for a quote.

Before you send an enquiry

A few photographs plus some basic facts will normally do. It helps to include:

  • Drawings or a marked-up plan, if available
  • The type of building and who uses it
  • Anything awkward about access or site hours
  • A wide shot and a close-up of the area

Quotes are fixed against the scope you send, so you know the figure before anyone is on site. To ask for one, give us a call on 01277 525 020 or use the quote form.

How a job runs

On arrival, we sign in, go through any site induction and check how permits are handled. Floors, finishes and fittings next to the joints are covered before anything is cut or cleaned, and the work usually takes part of a day on a small job and longer where several buildings or phases are involved. For work around Crouch, we aim to finish in one visit, so photos and measurements up front really help. Then the right materials arrive with us.

  1. First, details reach us through the quote form or a site visit.
  2. The cause is diagnosed and the scope priced as a fixed quote.
  3. Where parts of the building must stay open, the work is phased.
  4. Old sealant is cut out completely, never sealed over.
  5. Each joint gets a suitable sealant, laid to depth and tooled.
  6. We check the work with you, and the 12-month guarantee starts.

Before we start on site

  • Send any specification or drawings in advance
  • Share the asbestos register for older buildings
  • Warn occupants and staff about the work

What we can’t put right

Our job is the joint, not everything around it. Sealant alone won’t deal with:

  • Roof leaks that only look like a joint problem
  • Structural cracks or movement the joints weren’t designed for
  • Leaks from pipework, wastes or valves (that’s plumbing)

Not sure which it is? You can call 01277 525 020 or email us and we’ll tell you honestly.

Surfaces we seal

  • Kitchen worktops and splashbacks
  • Floor and threshold joints
  • Washrooms and tea points
  • External facade joints
  • Movement joints in walls and floors
  • Window and door perimeters

Maintenance after handover

Keep the joints in good shape with a few simple steps:

  • Note dates and locations of sealant work for future planning
  • Brief cleaning contractors to avoid scourers and blades on sealant
  • Deal with small splits before they become leaks
  • Check the asbestos register before anyone disturbs old sealant in an older building

Give fresh sealant time to cure before it’s cleaned, wetted or walked past. That time depends on the product, the temperature and the joint depth. Leaving the area closed until then keeps the bead neat.

Once sealant fails in a movement joint, grit and debris get in. The joint can no longer close, so its edges crack or spall. At that point it’s a repair job rather than a reseal.

Common questions from Crouch clients

What documents will you need to give us for a job in Crouch?

Whatever your site asks for, from RAMS to CSCS details, is confirmed when we quote. We’re CHAS accredited and a Constructionline member, with £5m public liability insurance and CSCS-carded applicators.

Is Crouch off your patch?

No. Places such as Crouch are covered as much as the big towns. Our area covers London and the South East counties. Send photographs and a list of what needs doing, and we will plan the job to need as few trips as possible.

Can areas stay open during the work?

It’s normal for us to work in occupied buildings. Only the area being sealed is closed, and the sequence is agreed in advance for as long as the cure needs.

Is it OK to apply fresh sealant over existing beads?

Removal of the failed sealant is always part of the job. New sealant can’t grip the old bead, so laying over it never lasts, and the faces are brought back to sound, dry material before resealing.

Is your work guaranteed?

Our workmanship on each job is backed by a 12-month guarantee. Public liability insurance is in place too.

Can one contractor look after sealant on all our buildings?

Yes, across South East England, Greater London and all of Scotland. One contact and one process for every building makes a portfolio easier to manage.

How long will the new sealant last?

There’s no fixed lifespan: movement, exposure, cleaning, traffic and the product all play a part. Sealant joints are maintenance items, so inspect them regularly.
