Coloured sealant in The Rigg, done properly

Window, door and shopfront frames in RAL finishes often need a sealant to suit. The frame colour is checked against the sealant’s standard range, and the nearest option is agreed with you. If the range has no close colour, a paintable sealant can sometimes be overpainted, where the specification allows. If you have smeared sealant on stone or joinery and joints that need to match a new RAL frame colour, we can help, whatever the surface. Most enquiries from The Rigg start with one failed joint and grow into a wider look at the building: we look at the rest while we’re there and tell you what we find.

In smaller Scottish places like The Rigg, commercial buildings are often hotels, pubs, shops, schools, surgeries and farm or estate buildings put to new use. Each has kitchens, washrooms and frames that depend on sound joints.

The 12-month guarantee covers our workmanship: the preparation, the sealing and the tooling. Damage, later alterations by others and movement beyond what the joint was designed for sit outside it.

When it isn’t the sealant

We seal joints; we don’t mend everything behind them. Sealant alone won’t deal with:

  • Colour variation across natural stone or brick that no single shade can match
  • Paint over sealant on joints that move too much
  • Preventing all fading from sunlight and weathering

Not sure which it is? You can phone 01277 525 020 or email drawings and photos and we will tell you honestly.

Surfaces we seal

  • Office fit-out finishes
  • Natural stone and brick
  • Shop-fit joinery and counters
  • Powder-coated and anodised frames
  • Hotel bathrooms and public areas
  • Cladding panels

Do you need coloured sealant in The Rigg?

A change of finish can leave existing sealant mismatched. Refurbishments and rebrands often bring a new colour scheme.

What tends to prompt an enquiry:

  • Old sealant that has yellowed, darkened or faded
  • Patch repairs in several different colours
  • Shop fits that need consistent sealant colours across sites
  • Joints that need to match a new RAL frame colour

Refits at hotels like Black Bull Hotel, 0.8 miles south-east of The Rigg, bring joints at vanity tops, bars and reception desks that guests see every day.

Before you book anyone

  • How joint depth will be controlled
  • Can the work be phased to keep areas open?
  • Do they follow the manufacturer’s priming guidance?
  • Proof of insurance

How to choose a sealant contractor

How the job changes by surface

Cladding panels

Multi-coloured cladding needs a joint colour that works across it. A neutral tone from the range often works best and we can trial it first.

Natural stone

Natural stone rarely has one colour, and the sealant has to work with that. A stone-compatible, neutral-cure sealant avoids staining in the closest available colour.

Our process

We begin with a short walk round with whoever looks after the building, to confirm the scope, the order of work and any areas we must keep clear. After that, any old or failed material is removed, each joint is prepared and the new sealant goes in. Travel to smaller Scottish places like The Rigg is planned so the job is finished in one visit where possible, which is why we ask for photographs and a full list first. External joints need a dry spell as well.

  1. The sealant type is chosen for the joint first, then the colour.
  2. We compare your RAL reference or sample with the colours made for that sealant.
  3. Where colour is critical, a sample bead can be agreed in a discreet spot.
  4. We remove the existing bead, clean the faces and set the depth.
  5. We apply the agreed colour and tool it neatly, with masking where the finish needs it.

Getting the site ready

  • Agree which areas must stay open
  • Have the specification and drawings to hand
  • Warn occupants and staff about the work

Advice

The Rigg: questions and answers

Is The Rigg off your patch?

No. Places such as The Rigg are covered as much as the big towns. We work across every Scottish council area. Good photographs up front let us bring everything on the first visit.

Will our hotel in The Rigg need to close for the work?

Almost never. The work is phased so most rooms stay available. Housekeeping and our team agree each day’s rooms.

Will the sealant be an exact match to our finish?

No, not always. We match as closely as the product’s range allows and can agree a sample bead first.

Does the colour affect how the joint performs?

Performance comes from the sealant type and the installation. The joint gets the product it needs, in a colour from that product’s range, installed in exactly the same way.

Do you seal on top of existing sealant?

No. We cut the old material out and clean the joint back before sealing, because fresh silicone will not bond with aged silicone.

Will you quote for a small job?

Small jobs are welcome alongside larger packages. Send details for a fixed quote.

What site paperwork can you supply?

Requirements differ from site to site, so list what you need, whether RAMS, insurance or CSCS details, and we’ll confirm with the quote.

Shops, offices and hotels in and around The Rigg

Several hotels sit less than 2 miles from The Rigg. Hotel refurbishments are where a matched sealant colour earns its place: bathroom, bar and reception joints have to sit with the finishes. Being in the west of Scotland, The Rigg gets more rain than eastern areas. External joints are sealed on dry days, with some flexibility in the dates. Elevations facing the weather normally show failed joints first

If you run a unit on an estate such as Thistle Industrial Estate, 0.7 miles to the south-east of The Rigg, the trade counter, offices and staff facilities have joints to look after as well as the warehouse. Shops and cafés around stations like Auchinleck station (to the north-west of The Rigg) trade from early, so work is timed around them.

Should maintenance staff do it?

Using site staff can make sense for a small touch-up, but larger jobs are different: a specialist works through quantities efficiently, leaves a consistent finish and backs it with a 12-month guarantee.

The visible bead is only part of the job. Backing rod, primer where specified and a joint designed to move with the building are easy to get wrong without experience.

Building owners, agents and FMs in The Rigg

If you look after buildings for someone else, you need clear quotes and clear reporting. You get a fixed quote, an agreed scope and a walk round at the end, plus a 12-month guarantee.

Building owners and managing agents use us on everything from one building to a spread of sites around The Rigg. Several sites can go on one quote, so there’s one set of paperwork to deal with.
