Surface by surface

Hotel interiors

Hotels use colour-matched sealant in bathrooms, bedrooms and public areas. Sanitary silicone comes in colours too.

Brick and masonry

Brickwork joints normally look best in a colour close to the mortar or brick. The nearest colour in the range is agreed with you for the elevation.

How we handle coloured sealant in The Chart

Colour is often written into the specification, by RAL reference or by matching a sample. Standard sealant ranges cover many colours, so we check what the specified product is made in before we quote. An exact bespoke match can’t always be promised, so we talk you through the nearest colours. If you have old colour-matched joints lifting at the edges and untidy coloured beads with ragged edges, we can help, on powder-coated and anodised frames, office fit-out finishes and shop-fit joinery and counters alike. Sealant applicators who only do sealant are a different proposition from a general trade with a gun in the van: in The Chart, that means joint design, primers and backing rod as standard.

A job in a smaller place like The Chart is normally a single building. We’ll want a full list and photographs first, so the right products come on the day and nothing waits for a second trip.

Every job ends the same way: guaranteed. You get a 12-month guarantee on our workmanship, and we explain exactly what that covers when we quote.

Working on commercial sites near The Chart

Rainfall across the South East, The Chart included, is lower than in many parts of the UK. That helps, but frost and condensation on glass and coated frames still stop outside sealing on some winter mornings. Central London is about 18 miles from The Chart. Business parks and retail centres are common around the capital’s motorway corridors. Occupiers with several premises in the region tend to prefer one contractor and one point of contact.

For premises near Hurst Green station (1.6 miles west of The Chart), footfall is part of the plan: work is phased so shops and offices keep trading.

Common questions from The Chart clients

Will our hotel in The Chart need to close for the work?

Rarely. Rooms or floors are done in turn, so the rest of the hotel keeps trading. The plan is built around your bookings.

Is a smaller place like The Chart outside your area?

Not at all. The Chart is within our area. Our area covers London and the South East counties. Where we can, we group nearby jobs to make the most of each trip.

How do we ask for a quote?

There are four steps: send details, get a quote, we seal, guaranteed. Step one needs little more than photos and a postcode.

Do you work to architects’ specifications?

Yes. The specification and the manufacturer’s installation guidance are what we work to.

What if there’s asbestos in the old mastic?

Managing asbestos is the dutyholder’s responsibility, so we’ll ask for the register before work on an older building. Work pauses if suspect material is found, until it has been tested.

What about RAMS and site documents?

Let us know which documents the site needs, such as RAMS, an insurance certificate or CSCS details, and we’ll confirm them with the quote.

How long do sealant joints last?

There isn’t a single answer, since movement, weather, cleaning and use all affect it. Regular inspection is the best way to catch problems early.

After the work

After handover, these steps help:

  • Brief cleaners about newly sealed joints
  • Keep the colour details for future repairs
  • Ask contractors to check the colour before resealing
  • Clean coloured joints with mild products

Colours can soften with light and weathering. That is normal for exposed sealant, and a reseal brings it back.

Ask for a trial bead on high-profile areas. Seeing the cured colour in place avoids surprises.

What we are called out for in The Chart

Older sealant changes colour over time. Sunlight, dirt and pollution can darken, yellow or chalk the surface. A reseal brings the colour back in line.

Look out for the following:

  • White or grey sealant that clashes with the finish
  • Old colour-matched joints lifting at the edges
  • A run of joints in mismatched shades
  • Discoloured joints on a visible elevation

A lasting commercial joint around The Chart begins with the old bead fully out and the faces clean and dry.

Questions to ask before you book

  • Their public liability cover
  • How the joint faces will be prepared and primed
  • The named product and why it was chosen
  • Their pre-qualification and accreditations

How to choose a sealant contractor

Why deal with it now?

Leaving a failed coloured joint risks more than appearance. Behind the bead, moisture can damage substrates and finishes. For buildings around smaller places like The Chart, water damage can go unnoticed for longer, especially where a building isn’t used daily, so a failed joint can leak for a while before anyone sees it. Resealing early avoids that.

The price depends on how many linear metres there are, how much old material needs removing and how the joints are reached. Call for a quote when you are ready.

On site: what to expect

Occupied buildings need a little choreography. The work area is signed and kept contained, keep walkways clear and work section by section so the rest of the building stays in use. For a building around The Chart, tell us how to find it and who will meet us. Send that with the details and we will confirm the plan with the quote.

  1. Photos or drawings show us the finishes and joints.
  2. We send the closest colours from the product’s range.
  3. The programme and access are agreed, including any phasing.
  4. We prepare each joint, prime where needed and fit backing.
  5. The agreed colour is installed and tooled neatly.
