Washroom sealing in Woburn, done properly

You can’t shut every toilet in an office, school or hotel at once. We phase the work one washroom, one bank of cubicles or one changing room at a time, so there are always facilities in use. Give us your site hours and access windows and the phasing is planned around them. If you have mould spotting along silicone joints and resealing that didn’t last because the old bead stayed, we can help, whatever the surface. For commercial sealant work in Woburn, you deal with one contact from quote to sign-off, for single jobs and planned programmes alike.

Farm shops, cafés and venues in converted rural buildings around places like Woburn have busy toilets and kitchens. We plan the work around bookings and opening times.

We stand by our work: 12 months, guaranteed. That covers our preparation and application, and we come back if anything isn’t right.

Our process

On arrival, we report to your site contact and complete whatever induction the building runs. Everything around the joints gets protected before any cutting starts, and the work typically takes a morning or so for a small washroom, longer where showers and changing rooms are included. If others near Woburn need work, visits can be combined. You’ll have a fixed quote before work starts.

  1. Every washroom is checked joint by joint, with loose panels, leaks or damp noted for the right trade.
  2. A phasing plan keeps part of the building’s facilities in use at all times.
  3. We strip out the old bead and clean off the residue left behind.
  4. Each joint is degreased and left dry, because silicone won’t bond to damp or soapy surfaces.
  5. New sanitary silicone with anti-mould additives goes in and is tooled neat.
  6. Each room is handed back once the sealant has had its cure time.

Advice

When something else is needed

Part of a good diagnosis is knowing where sealant stops. We’ll tell you if the real problem is one of these:

  • Loose panels, vanity units or tiles, which need fixing first
  • Leaking pipes, traps, wastes or cisterns, which need a plumber
  • Failed tanking beneath a wet-room floor or behind tiles

If in doubt, call the office on 01277 525 020 or send details through our quote form and we’ll say what we think.

What we seal

  • Kitchens and tea points
  • Accessible toilets and changing rooms
  • Showers, trays and wet room floors
  • IPS panels and cubicles
  • Vanity units and basins
  • Urinals and WCs

Wet areas in Woburn’s workplaces

The area within 2 miles of Woburn holds several hotels. Each has en suites, back-of-house toilets and kitchens with sealant that moulds and splits. The work can go floor by floor, agreed with housekeeping. Central London is about 41 miles from Woburn, within the office belt around the capital. Business park offices have washrooms in daily use by staff, which is why the work is phased.

At a school such as Woburn Lower School, changing rooms and kitchens need cleanable joints as much as the toilets. For a site such as Bletchley Community Hospital, 5.4 miles west of Woburn, sanitary joints in clinical areas need sound, cleanable sealant and a careful method. Where you are responsible for a hall attached to a building such as Old Church of St Mary, its kitchen and toilets need sealant that stays cleanable.

Woburn: questions and answers

Could you schedule work at a campus like The Open University for the vacation?

Yes. We plan campus work around teaching, exams and residence turnarounds. Any paperwork you need, from RAMS to our insurance certificate and CSCS details, is confirmed with the quote.

Is a hospital such as Bletchley Community Hospital somewhere you can work?

Yes, hospitals are one of the sectors we cover. Before anything starts, the estates team agrees permits, inductions and infection-control measures with us.

How do you deal with asbestos in old sealant?

The duty to manage asbestos sits with the building’s dutyholder, so we’ll ask for the register before work on an older building. If anything suspect turns up, we stop until it’s tested.

Are you insured?

Yes. We are fully insured, including public liability cover.

Is it OK to put new silicone on top of the old?

We strip every bit of the failed bead and wipe away the residue before resealing. That’s what makes the new joint last.

Is any job too small?

Small jobs are welcome alongside larger packages. Send details for a fixed quote.

Can you clean the mould off instead of resealing?

Not for long. Mould grows into the sealant itself so cleaning only lightens it for a while. Replacing the bead is the lasting answer.

When to bring in a specialist

For most general trades, sealant is a sideline. A specialist prepares properly, controls joint depth and picks a product with the right movement class, which is what makes a joint last.

The visible bead is only part of the job. Backing rod, primer where specified and a joint designed to move with the building are easy to get wrong without experience.

Different surfaces, different methods

Changing rooms and gyms

Shower areas, wet floor edges and vanity areas all have sealant joints, and we survey them together.

Healthcare and care settings

Clinics, hospitals and care homes need joints that can be kept clean. Your infection-control and estates rules are followed and any permits the site uses.

Looking after the joints

A few simple habits keep the new joints working:

  • Leave signs up until the cure time is over
  • Don’t leave trays and floors sitting wet
  • Keep a record of which washrooms need attention
  • Include joints in routine washroom inspections

Where possible, have shower floors and trays squeegeed after busy periods. Standing water on a joint all day shortens its life.

Boards behind panels and vanity tops can swell when water gets past a failed joint. Once that happens, a reseal won’t fix them.

What happens if it’s left?

Sealing on top of old silicone saves nothing. It doesn’t bond, so it peels and traps dirt behind it. Cutting out completely and cleaning back takes a little longer and lasts. Halls, stores and units around places like Woburn may not be checked every day, which gives a failed joint time to do damage. Renewing joints in good time avoids the problem.

Every site prices differently: joint size, product, access and site hours all play a part. Send the details and a fixed figure follows.
