Washroom sealing across Westquarter

Photos, a specification or a quick description of the joints is enough to start a fixed quote.

Washroom sealing in Westquarter, done properly

Not every silicone belongs in a washroom. Sanitary grades carry anti-mould additives, and neutral-cure versions avoid the damage acetoxy types can do to some metals, stone and mirror backings. In food areas, hygienic or food-safe sealants are used where food contact is possible. If you have shower tray joints that have opened up and stained or open joints at kitchen sinks and worktops, we can help, on vanity units and basins, accessible toilets and changing rooms and showers, trays and wet room floors alike. For commercial sealant work in Westquarter, you deal with one contact from quote to sign-off, for single jobs and planned programmes alike.

Travel to smaller places like Westquarter is planned so the work is finished on one visit. Photos of each washroom and a count of rooms help us quote and plan.

A 12-month guarantee applies to all our work. If an installation problem shows up, call the office on 01277 525 020 or send details through our quote form and we will arrange a return visit.

Site staff or a sealant specialist?

Putting right a botched joint often costs more than sealing it well at the start, because the whole bead must be removed and the faces cleaned back again. That’s why many clients bring in a specialist from the beginning.

Using site staff can make sense for a small touch-up, but anything bigger is another matter: a specialist brings efficiency, a consistent finish and a 12-month guarantee.

Why act early in Westquarter

Waiting for a holiday closure can leave failing joints in place for a long time. Phasing lets it happen now, with facilities kept in use. Buildings that aren’t in daily use, such as halls and seasonal premises, may let water in unnoticed, so a failed joint has time to cause damage. Resealing early avoids that.

Pricing washrooms and wet areas depends on how many there are, their condition and the access. Call for a quote.

Looking after the joints

Regular inspection catches problems early. In particular:

  • Keep washrooms out of use until we say the sealant has cured
  • Share your site rules when you send details
  • Don’t leave an open joint at a basin or tray
  • Brief cleaning staff to treat joints gently

Where possible, have shower floors and trays squeegeed after busy periods. Standing water on a joint all day shortens its life.

A split joint at a shower tray can leak for a long time before anyone sees it. At that stage, boards or ceilings may need repair so failed joints are worth acting on quickly.

Toilets, showers and kitchens around Westquarter

Westquarter is within about 3 miles of the coast, and coastal places often have hotels, guest houses and holiday accommodation with busy seasons. Showers and en suites in constant use are where silicone moulds and splits first, and the quieter months are the natural time to reseal. Westquarter is on Scotland’s drier eastern side. Inside, ventilation and use decide how fast washroom sealant moulds, whatever the weather.

Clinical washrooms at sites like Falkirk Community Hospital, 2.3 miles west of Westquarter, are scheduled with the ward so the room is out of use for as little time as possible. Toilets at colleges like SPS College (to the south-east of Westquarter) take heavy use from students and staff alike. En suites at hotels like Kelpies Hotel, 0.7 miles to the north-east of Westquarter, are cleaned daily, which wears silicone over time.

Westquarter is about 1 mile south-west of Grangemouth, in Falkirk. Commercial clients in Westquarter use us for work on washrooms and wet areas, as part of our coverage of Falkirk. FAQs: Westquarter

Is hospital work, at somewhere like Falkirk Community Hospital, something you do?

Yes. We work in healthcare settings as well as offices and schools. The estates team’s permit system and infection-control rules come first, and the work is planned around them.

Is a smaller place like Westquarter outside your area?

No. Small places get the same service as large ones. Every Scottish council area is within our area. We plan jobs in smaller places so return trips are kept to a minimum.

What do you charge?

We don’t publish prices, as every site differs. With photographs or drawings, we can give you a fixed quote.

What about RAMS and site documents?

Tell us what site paperwork you need (RAMS, insurance certificate, CSCS details) and we’ll confirm with the quote.

Do you use special sealant for toilets and showers?

Each area gets the grade that suits it. Washrooms and showers take anti-mould sanitary silicone, and food areas take a hygienic, food-safe sealant where food contact is possible.

What if there’s asbestos in the old mastic?

Some older mastics, especially in pre-2000 buildings, can contain asbestos. We check the asbestos register before cutting out old sealant in an older building, and work stops until any suspect material has been tested. Removing asbestos is a job for asbestos specialists, not us.

Do you need to remove the old sealant?

We always remove it. Fresh silicone can’t key to an old bead so a bead over the top fails quickly.

When something else is needed

A few problems need another trade or a different fix, and we point that out rather than sealing over them:

  • A room that stays damp because ventilation isn’t working
  • Leaking pipes, traps, wastes or cisterns, which need a plumber
  • Hollow tiles or loose panels behind the joint

If you’re not sure, just give us a call on 01277 525 020 or email a schedule or drawings and we’ll give you a straight answer.

Surfaces we seal

  • Showers, trays and wet room floors
  • Accessible toilets and changing rooms
  • Vanity units and basins
  • IPS panels and cubicles
  • Kitchens and tea points
  • Urinals and WCs

Different surfaces, different methods

Basins and vanity tops

Basin joints get wet every time someone washes their hands, so the joint to the wall and around each bowl fails early. They are resealed with anti-mould sanitary silicone.

Changing rooms and gyms

Gym and leisure changing rooms see showers running most of the day, so mould is a constant battle. We use anti-mould sanitary silicone throughout.

On site: what to expect

Our CSCS-carded applicators arrive with the sealants, primers and backing rod the job calls for. Joint faces are cleaned back to sound, dry surfaces, the manufacturer’s primer is applied where it’s called for, and the sealant is tooled off neatly. Travel to smaller Scottish places like Westquarter is planned so the job is finished in one visit where possible, which is why we ask for photos and a full list first. External joints need a dry spell as well.

  1. We inspect each washroom and record the joints to be resealed.
  2. You get a fixed quote with the phasing plan.
  3. Old sealant is removed completely and the faces cleaned.
  4. Each joint is cleaned and left dry.
  5. A sanitary silicone bead is laid and given a smooth tooled finish.
  6. Rooms reopen after the cure time.

Preparing the site

  • Flag any permit to work we will need
  • Explain the parking and delivery arrangements
  • Make sure the joints can be reached
