What the job involves on each surface
Showers and trays
If a tray moves too much or is cracked, it needs attention first, and we will say so before resealing.
Urinals and WC pans
Pan and urinal joints face constant cleaning and splashing. Once they discolour or split, they hold odours and make the room look neglected.
About our washroom sealing in Tokers Green
Not every silicone belongs in a washroom. Sanitary silicone contains additives that resist mould, and neutral-cure versions avoid the damage acetoxy types can do to some metals, stone and mirror backings. Where food contact is possible, we use a hygienic, food-safe grade. Site teams most often ask us about gaps where vanity tops meet the wall and sealant lifting along a tray edge, across urinals and WCs, showers, trays and wet room floors and kitchens and tea points. Sealant contractors, mastic applicators, sealant specialists: whatever the job title on the order, the work in Tokers Green is the same: failed joints cut out, faces prepared and the right sealant laid to the right depth.
Smaller places such as Tokers Green still have commercial washrooms and kitchens: in halls, pubs, schools, care homes and farm-based businesses. Sealant that has gone black with mould usually can’t be cleaned, so it is cut out and replaced.
Our 12-month guarantee is about workmanship, not wear and tear. How long a sealant joint lasts depends on movement, exposure, cleaning and use, so we spell out the cover before we begin.

Do you need washroom sealing in Tokers Green?
Sometimes the sealant fails because something behind it is moving or wet: a loose panel, a leaking waste or water coming through the wall. We check for that first and tell you if another trade is needed.
Site and facilities staff are often the first to spot these:
- Split or peeling sealant at shower trays
- Complaints from staff, guests or users about tired washrooms
- Black mould inside silicone joints that cleaning can’t shift
- Panel joints letting water behind
For a college such as The Chiltern College (1.7 miles south-east of Tokers Green), half-term and summer give the windows for washroom work.
What your quote should include
- Will CSCS-carded applicators be on site?
- Do they follow the manufacturer’s priming guidance?
- What level of public liability insurance do they hold?
- Health and safety accreditation such as CHAS

For main contractors, we work as the sealant subcontractor, on new build and refurbishment alike. We work to your programme, your specification and your site rules.
On site: what to expect
Where the site stays busy, the work is phased so only one area is out of use at a time. Each section is protected, cleaned back and sealed, then handed back before the next one starts. Jobs in and around smaller places like Tokers Green are usually planned as a single visit, so photos and measurements up front really help. That way the right products come on the day.
- We survey each room, count the joints and note anything behind them that needs another trade.
- A phasing plan keeps part of the building’s facilities in use at all times.
- We strip out the old bead and clean off the residue left behind.
- Each joint is degreased and left dry, because silicone won’t bond to damp or soapy surfaces.
- New sanitary silicone with anti-mould additives goes in and is tooled neat.
- Each room is handed back once the sealant has had its cure time.
Before we start on site
- Send any specification or drawings in advance
- Warn occupants and staff about the work
- Move anything stored against the joints
Quotes
Specifications, drawings and tender packages are welcome with any enquiry, and we will price against exactly what is specified. Smaller jobs need nothing more than photos and a few notes.
Related advice
Maintenance after handover
For the best life from the joints:
- Squeegee showers and trays after busy periods
- Photograph and log failed joints across the estate
- Tell us about infection-control or permit rules before we quote
- Brief cleaning staff to treat joints gently
Add washroom sealant to routine inspections. Check for mould spots, splits, lifting edges and open joints at trays, basins and urinals and log what you find.
A split joint at a shower tray can leak for a long time before anyone sees it. By then, other trades may be needed as well, so reseal when you first spot a split.
Your questions answered
Will you plan work around the academic year at somewhere like University of Reading?
Yes. Tell us the term dates, vacation periods and access windows, and we will plan the work around them. Let us know which documents your site asks for, and we’ll confirm them alongside the quote.
Is a hospital such as Spire Dunedin Hospital somewhere you can work?
Yes, provided the work is planned with the site’s estates team. The estates team’s permit system and infection-control rules come first, and the work is planned around them.
When is resealing likely to be due?
There isn’t a single answer, because life depends on how much the joint moves, how exposed it is and how it’s cleaned and used. Regular checks let you plan resealing before leaks or damage.
Does the weather affect the work?
It can, when the joints are outside. Wet joints and cold, damp or frosty conditions stop the sealant bonding properly, so external work may be moved if conditions aren’t right. Indoors, the weather is rarely a problem.
Is it possible to just clean mouldy silicone?
Normally not. Mould grows into the sealant itself, so it comes back however often it’s cleaned. Replacement is the lasting fix.
What happens if old sealant might contain asbestos?
Asbestos is possible in some older mastics, particularly in buildings from before 2000. We check the asbestos register before cutting out old sealant in an older building, and if asbestos is suspected, work stops until it’s tested. We don’t remove asbestos-containing materials.
How long does a typical visit take?
We plan the time on site around your programme and access. You’ll have an expected duration with the quote.
Should maintenance staff do it?
Redoing a failed joint usually costs more than getting it right at the outset, because the whole bead must be removed and the faces cleaned back again. That’s why many clients bring in a specialist from the beginning.
Certain joints really need a specialist: for example fire-rated seals that must match a tested detail, trafficked floor joints and external movement joints. Getting these wrong typically costs more in the end than doing them right.
