About our washroom sealing in Theale

Whether it’s a single toilet block in Theale or a programme across several buildings, the route is the same: send details, get a fixed quote, we seal, guaranteed. Photos and a rough count of basins, urinals, showers and cubicles help us give a quick quote, or we can arrange a visit. We work on showers, trays and wet room floors, accessible toilets and changing rooms and vanity units and basins, and what we’re called in for most is kitchen worktop joints that can’t be kept clean and discoloured joints around urinals and WC pans. A specialist sealant contractor works differently from a general builder: in Theale, that means joint design, primers and backing rod as standard.

A place of Theale’s size will typically have a few buildings with commercial washrooms: a school, a surgery, a pub or café, perhaps a care home. They don’t need a big crew, but they do need old sealant fully cut out before anti-mould silicone goes on.

Building owners and contractors get the same cover: a 12-month guarantee on our workmanship. Faults in the structure, damage and other trades’ work fall outside it, and we say so plainly.

Looking after the joints

Regular inspection catches problems early. Specifically:

  • Keep extract fans working and vents clear
  • Don’t leave an open joint at a basin or tray
  • Respect the cure time before reopening each room
  • Clear standing water from shower floors where possible

Ventilation is half the battle. A room that stays damp will grow mould on almost anything, so get faulty extract looked at.

Water getting behind IPS panels and vanity units can swell the boards. Once that happens, a reseal won’t fix them.

When it isn’t the sealant

We seal joints; we don’t mend everything behind them. On its own, sealant can’t deal with:

  • Panel boards already damaged by water
  • Leaks through tanking or membranes below the finishes
  • Mould caused by poor ventilation, which will return until the extract is fixed

If in doubt, phone 01277 525 020 or use the quote form and we will say what we think.

Washroom sealing around Theale: what changes locally

The area within 2 miles of Theale holds a number of hotels. En suite bathrooms, staff changing rooms and kitchens all need their sanitary silicone renewed in time. Rooms are done in turn so most stay available. Theale lies roughly 43 miles out from central London. Office washrooms on business parks see heavy weekday use, so we work a block of facilities at a time.

At a hotel such as Old Lamb Hotel, less than half a mile to the west of Theale, the quieter weeks are the time to reseal bathrooms. Toilets at places like Meadway Shopping Centre, 2.8 miles east of Theale, are cleaned constantly, so silicone needs to be sound and smooth. At a college such as Integration College, 1.2 miles to the north-east of Theale, washroom and kitchen sealant is best renewed in the holidays or in phases during term.

Theale is about 4 miles west of Reading, in West Berkshire. We cover Theale and the rest of West Berkshire, with the same fixed quotes and 12-month guarantee as everywhere else. Our West Berkshire coverage takes in 140 places.

Business premises anywhere in RG7 are within our area for washrooms and wet areas. Among the streets we cover are Station Road, High Street and Bath Road, and sites on any of them can send details for a fixed quote. Nearby places we also cover include Sheffield Bottom (1 mile south-east), Englefield (1 mile north-west), Calcot (1 mile east), Beansheaf Farm (1 mile east) and Trash Green (2 miles south-east) for washrooms and wet areas. Bigger towns within reach include Newbury (11 miles west), Thatcham (8 miles west), Burghfield Common (3 miles south), Speenhamland (11 miles west), Shaw (10 miles west) and Burghfield Hill (3 miles south).

Local landmarks in Theale

Other landmarks nearby include Battle Hospital (3.8 miles north-east) and Thames Valley Police Museum (1.2 miles south). Green spaces nearby include Hosehill Lake and Moor Copse Nature Reserve.

General trades versus a specialist

Some joints are best left to specialists: fire-rated seals that must follow a tested detail, trafficked floor joints and external movement joints among them. Getting these wrong typically costs more in the end than doing them right.

A short, simple internal joint is often within reach of a maintenance team. Where it goes wrong is preparation: new sealant over old, damp or dusty faces, or the wrong product for the movement.

How the quote is worked out

To price the job, we consider:

  • Distance, for remote addresses
  • Quantities, in metres or numbers
  • The product specified
  • Removal of failed or old sealant

The specified product makes a difference, and so does the preparation, from cutting out to priming and backing rod. Access, phasing and site requirements come into it too.

Before you send an enquiry

A good diagnosis starts with the right details. Tell us:

  • Approximate linear metres or a joint schedule
  • Whether the building will be occupied during the work
  • The postcode of the building
  • The product your specification calls for

Need a figure for a tender or a budget? We’ll quote against your scope and drawings that you can work with. For a chat about it beforehand, ring 01277 525 020 or email drawings and photos.

FAQs: Theale

Is a smaller place like Theale outside your area?

Not at all. Theale is within our area. London and every South East county are within our area. Good photos up front let us bring everything on the first visit.

Can you work around term dates at a campus such as Integration College?

Yes. We plan campus work around teaching, exams and residence turnarounds. Let us know which documents your site asks for, and we will confirm them alongside the quote.

Do you do washroom sealing in healthcare settings?

We do. Your infection-control rules, estates requirements and permits are followed. The work is phased around patients or residents.

Can one quote cover more than one building?

Yes. We take on portfolio and planned maintenance work, with each site phased to suit its occupants.

Will you quote for a small job?

We quote for single jobs as well as large packages and programmes. Photos and a description are enough to start.

Can you quote from photos?

Many jobs can be quoted from photographs, drawings or a joint schedule. If the job needs a look first, we will arrange a visit.

Are you CHAS accredited?

Yes. We are CHAS accredited, we are a Constructionline member and we use CSCS-carded applicators.

Why act early in Theale

Open or mouldy joints are hard to keep hygienic which matters most in healthcare, food and education settings. A smooth, sealed joint can be cleaned properly. A failed joint lets water into a building whatever its size. Early resealing avoids the damage that follows a leak.

The work involved drives the cost: stripping out, preparation, sealing, access and phasing. Call for a fixed quote.

From enquiry to sign-off

Tell us your site hours and access windows and we will plan around them. On the day, the work area is kept contained and tidy, and your contact hears from us before we move to the next area. For a site in Theale, we plan so the whole job is done in one go where possible. Clear photographs and measurements help us bring the right products.

  1. We start by inspecting the fittings and joints and flagging problems sealant can’t solve.
  2. A phasing plan keeps part of the building’s facilities in use at all times.
  3. The failed silicone is stripped and every face scraped clean of residue.
  4. Each joint is degreased and left dry, because silicone won’t bond to damp or soapy surfaces.
  5. New sanitary silicone with anti-mould additives goes in and is tooled neat.
  6. Rooms reopen after the product’s cure time, and we move to the next.

Getting the site ready
