Washroom sealing across Studdal

Share the site address and what’s failing, and we’ll reply with a fixed quote or arrange a visit.

Common problems we fix in Studdal

Much of the failed sealant we remove was applied over old silicone or residue. Silicone won’t adhere to a silicone bead, so it soon lets go.

Things that usually lead to an enquiry:

  • Failed joints along IPS and cubicle panels
  • Resealing that didn’t last because the old bead stayed
  • Failed sealant in a tea point or staff kitchen
  • Users noticing mouldy joints

Where you’re responsible for a hall attached to a building such as East Studdal Church Hall, its kitchen and toilets need sealant that stays cleanable.

Questions to ask before you book

  • The named product and why it was chosen
  • Their pre-qualification and accreditations
  • How the existing material will be dealt with
  • What the guarantee covers, and for how long

Choosing a commercial sealant contractor

Washroom sealing in Studdal, done properly

You can’t shut every toilet in an office, school or hotel at once. Work is phased by room or by section, so staff, guests or pupils always have somewhere to go. Tell us your site hours and access windows and we will plan around them. Most enquiries involve black mould inside silicone joints that cleaning can’t shift and shower tray joints that have opened up, on showers, trays and wet room floors, kitchens and tea points and IPS panels and cubicles. Searching for sealant specialists in Studdal? Mastic Doctor has worked for contractors, FMs and building owners since 2005, CHAS accredited and a Constructionline member.

In and around smaller places like Studdal, washroom work is often in halls, pubs, primary schools, care homes and holiday accommodation. Mould gets into sealant in any washroom that doesn’t dry out, and once it’s in, the sealant is replaced.

We stand by our work with a 12-month guarantee. It covers how we prepared and applied the sealant.

Looking after the joints

Cleaning and maintenance staff play a part too. Pass these on to them:

  • Respect the cure time before reopening each room
  • Report split joints at trays and basins early
  • Share your site rules when you send details
  • Brief cleaning staff to treat joints gently

If a joint we sealed fails within 12 months, tell us and we will look at it. Beyond that, regular checks keep small problems small.

Leaks through tray and wet-floor joints can go unseen until a ceiling marks below. At that stage, boards or ceilings may need repair so failed joints are worth acting on quickly.

Common questions from Studdal clients

Is Studdal off your patch?

No. Places such as Studdal are covered as much as the big towns. We work across Greater London and the South East. Where we can, we group nearby jobs to make the most of each trip.

Can you take on a job at a hospital such as Buckland Hospital?

Yes. Healthcare sites are among the places we work. Work is phased so departments keep running, under the site’s own rules.

How do you deal with asbestos in old sealant?

Asbestos is possible in some older mastics, particularly in buildings from before 2000. We check the asbestos register before cutting out old sealant in an older building, and if asbestos is suspected, work stops until it’s tested. Removing asbestos is a job for asbestos specialists, not us.

Do you have public liability insurance?

Yes. Mastic Doctor is fully insured, public liability included.

Do you offer coloured sealant?

It depends on the product specified. Some ranges offer many colours, others very few, so the available colours are confirmed with the quote.

Which silicone is right for commercial washrooms?

Sanitary silicone with anti-mould additives for most washroom joints. Neutral-cure grades are used where acetoxy types could mark metals, stone or mirror backings.

Do you guarantee washroom sealing?

A 12-month guarantee covers the work. It covers our workmanship rather than damage, leaks from plumbing or ventilation problems.

When something else is needed

A few problems need another trade or a different fix, and we say so rather than covering them up:

  • Fittings that move too much to hold a bead
  • Failed tanking beneath a wet-room floor or behind tiles
  • Condensation from failed extract fans

If in doubt, phone 01277 525 020 or use the quote form and we’ll say what we think before you book.

Joints and surfaces we work on

  • IPS panels and cubicles
  • Accessible toilets and changing rooms
  • Urinals and WCs
  • Vanity units and basins
  • Kitchens and tea points
  • Showers, trays and wet room floors

On site: what to expect

The first thing on site is a walk round with your contact, agreeing which joints are in scope, where to start and what must stay open. Then we strip out anything that has failed, prepare every joint and seal it. Jobs in and around smaller places like Studdal are normally planned as a single visit, so photographs and measurements up front really help. That way the right products come on the day.

  1. We inspect each washroom and record the joints to be resealed.
  2. The fixed quote sets out the rooms, the products and the phasing.
  3. The whole of the old bead is removed.
  4. Joints are degreased and dried.
  5. New anti-mould sealant goes in and is tooled neat.
  6. Each area is handed back when ready.

Before we start on site

  • Agree which areas must stay open
  • Warn occupants and staff about the work
  • Arrange parking or a loading space

Site staff or a sealant specialist?

For a quick touch-up, site staff may be fine, but anything bigger is another matter: a specialist brings efficiency, a consistent finish and a 12-month guarantee.

Certain joints really need a specialist: for instance fire-rated seals that must match a tested detail, trafficked floor joints and external movement joints. A poor seal in places like these tends to cost more to put right later.

How the job changes by surface

Kitchens and tea points

Worktop, sink and splashback joints in tea points take water and food. Sealed joints leave no gaps for food and dirt.

Showers and trays

Shower joints in hotels, gyms and workplaces work hard. Every joint is stripped, degreased, dried and given a new bead.
