Washroom sealing for Scotland Street sites

Photos, a specification or a quick description of the joints is enough to start a fixed quote.

Washroom sealing in Scotland Street

Facilities managers, contractors and building owners have used us for washroom sealing for over 20 years. We are CHAS accredited and a Constructionline member, with CSCS-carded applicators. We are fully insured. Every resealed washroom carries our 12-month guarantee. The enquiries we see most involve a new bead over an old one coming away and discoloured joints around urinals and WC pans, across vanity units and basins, kitchens and tea points and accessible toilets and changing rooms. A single leaking joint is often how a building in Scotland Street first comes to us: we check the joints around it and give you an honest view of what needs doing now and what can wait.

Halls and community buildings near places like Scotland Street are used by different groups through the week, and their toilets and kitchens show it. Fresh anti-mould sanitary silicone at sinks, worktops and toilets keeps them cleanable.

We stand by our work: 12 months, guaranteed. It covers how we prepared and applied the sealant.

Keeping Scotland Street washrooms open while we work

The area within 2 miles of Scotland Street holds a number of hotels. Each has en suites, back-of-house toilets and kitchens with sealant that moulds and splits. We work a handful of rooms at a time, so the hotel keeps letting the rest. Scotland Street is about 55 miles from central London, in a commuter belt where offices and business parks are common. Washrooms in commuter-belt offices take constant weekday traffic, which is why the work is phased.

For a hall at a building such as St Mary's Church, resealing the kitchen and toilets can be fitted between bookings. Schools such as Stoke-by-Nayland Church of England Primary School have toilets, changing rooms and kitchens that are best resealed in the holidays. Clinical washrooms at sites like Severalls Hospital, 5.2 miles south of Scotland Street, are scheduled with the ward so the room is out of use for as little time as possible.

Scotland Street is about 7 miles north of Colchester, in Essex. We cover commercial sites throughout Scotland Street, for single jobs and planned programmes alike. 644 places across Essex fall within our area, Scotland Street among them. Sites around London have their own page, about 55 miles away.

Commercial sites across CO6 are covered for washrooms and wet areas. We also cover Withermarsh Green (1 mile east), Thorington Street (1 mile south-east), Higham (3 miles east), Boxted Cross (3 miles south) and Boxted (3 miles south) for washrooms and wet areas. Nearby towns on our patch include Colchester (7 miles south), Camulodunum (8 miles south), Halstead (12 miles west), Greenstead (7 miles south), Tiptree (14 miles south-west) and Wivenhoe (9 miles south).

Around Scotland Street

Around Scotland Street, our work takes us to commercial buildings near The Crown Inn, among other places. Well-known places in the area include Lindsey Castle (4.7 miles north) and Severalls Hospital (5.2 miles south). For a walk, there’s Arger Fen.

What sealant work can’t fix

Part of a good diagnosis is knowing where sealant stops. You will hear from us if the cause turns out to be any of the following:

  • Failed tanking beneath a wet-room floor or behind tiles
  • Panel boards already damaged by water
  • Fittings that move too much to hold a bead

If you are not sure, just speak to us on 01277 525 020 or email the details over and we’ll give you a straight answer before you book.

What we seal

  • Urinals and WCs
  • IPS panels and cubicles
  • Vanity units and basins
  • Kitchens and tea points
  • Accessible toilets and changing rooms
  • Showers, trays and wet room floors

Should maintenance staff do it?

Site maintenance staff can often handle a short internal joint. The usual problems come from preparation: sealing over old material, sealing onto damp or dusty surfaces, or a product that can’t take the movement.

There’s also the paperwork. Main contractors and clients often ask for CSCS cards, RAMS and insurance details, and our CSCS-carded applicators are used to working under those rules.

For managing agents and facilities managers

Hotels, schools, healthcare sites, offices and retail units book us directly too. We plan around the way the building is used, so the building keeps working while we do.

CHAS accredited and a Constructionline member, we make supplier vetting simple. Our insurance certificate can be sent along with the quote.

What affects the price in Scotland Street

Your fixed quote is built from the real scope. It takes account of:

  • The product specified
  • Joint width, depth and condition
  • Any access equipment needed
  • Working within restricted access windows

We don’t publish prices, because the scope varies so much from one building to the next. For a fixed figure, call for a quote.

Sending details for a quote

There’s no need for a formal survey. A few details are enough to get going:

  • What the building is and how it’s used
  • Anything awkward about access or site hours
  • The postcode of the building
  • The product your specification calls for

Quotes are fixed against the scope you send, so the cost is agreed before work starts. To ask for one, call 01277 525 020 or email the details over.

Our process

Inspect, seal, sign off: that’s the shape of every visit. We inspect the joints and confirm what’s in scope, then we prepare and seal each joint with the specified product, and we finish with a walk round so the work can be signed off. Jobs in and around smaller places like Scotland Street are normally planned as a single visit, so we ask for photographs and rough sizes first. That way the right products come on the day.

  1. We agree which washrooms close and when.
  2. Leaks, loose panels or damp are pointed out first.
  3. Failed sealant and residue are stripped out.
  4. The right sanitary or food-safe sealant is applied.
  5. We give you a reopening time for every room.

Questions we are asked in Scotland Street

Is Scotland Street off your patch?

Not at all. Scotland Street is within our area. Our area covers London and the South East counties. Good photographs up front let us bring everything on the first visit.

Is hospital work, at somewhere like Severalls Hospital, something you do?

Yes, healthcare and care buildings are part of our work. We follow the site’s permits, sign-in and infection-control procedures in every area.

When is resealing likely to be due?

There isn’t a single answer, because life depends on how much the joint moves, how exposed it is and how it’s cleaned and used. Regular checks let you plan resealing before leaks or damage.

Do you phase washroom resealing?

Only the area we are working in is closed. Rooms go back into use once the sealant has cured and we start the next.

Is it OK to put new silicone on top of the old?

The failed bead is always removed. New silicone won’t stick to the old so a bead over the top fails quickly.

What happens if old sealant might contain asbestos?

Asbestos is possible in some older mastics, particularly in buildings from before 2000. Before we disturb old sealant in an older building, we ask to see the asbestos register or survey, and work stops until any suspect material has been tested. Removing asbestos is a job for asbestos specialists, not us.

Do you need to see the site first?

It depends on the job. Straightforward work can often be priced from photos and measurements, and bigger or more complex jobs typically get a visit.

Leave it or put it right?

A failed joint behind a basin or along a shower tray lets water run where it shouldn’t. In a commercial building that can mean damaged boards, stained ceilings on the floor below and odours, and fixing that takes far more work than resealing. Halls, stores and units around places like Scotland Street may not be checked every day, which gives a failed joint time to do damage. Resealing early avoids that.

The work involved drives the cost: removing old material, preparing the joints, the product, the access and how the work is phased. Call for a fixed quote and we will explain how it’s made up.
