Washroom sealing for commercial buildings in Sarratt

In a busy washroom, the sealant normally gives up long before the tiles or fittings. Basin tops, urinal backs, panel joints and shower trays put it under water, chemicals and daily cleaning, and once mould grows into it, it can’t be scrubbed out. The fix is to remove it completely and reseal with sanitary silicone containing anti-mould additives. We work on accessible toilets and changing rooms, urinals and WCs and showers, trays and wet room floors, and the failures we’re asked to look at most are failed sealant behind washroom basins and sealant lifting along a tray edge. Looking for mastic applicators who cover Sarratt? We’ve been sealing commercial buildings since 2005, CHAS accredited and a Constructionline member.

In and around smaller places like Sarratt, washroom work is often in halls, pubs, primary schools, care homes and holiday accommodation. Sealant that has gone black with mould typically can’t be cleaned, so it is cut out and replaced.

We stand by our work: 12 months, guaranteed. It covers how we prepared and applied the sealant, and if something we did falls short, we return to it.

Honest limits

Our job is the joint, not everything around it. Sealant alone won’t deal with:

  • Leaks through tanking or membranes below the finishes
  • Panel boards already damaged by water
  • Mould caused by poor ventilation, which will return until the extract is fixed

If in doubt, phone 01277 525 020 or send photos by email and we’ll say what we think.

What we seal

  • Vanity units and basins
  • Kitchens and tea points
  • IPS panels and cubicles
  • Urinals and WCs
  • Showers, trays and wet room floors
  • Accessible toilets and changing rooms

Do you need washroom sealing in Sarratt?

Warmth, moisture and soap residue are exactly what mould needs, and sealant joints trap all three. Anti-mould additives help, but in a poorly ventilated room mould can still take hold eventually.

Any of the following is a good reason to get the joints checked over:

  • Washrooms that look worn because of the sealant
  • Sealant stained black around basins and showers
  • Sealant laid over old silicone and now peeling
  • Split or peeling sealant at shower trays

Pupil toilets at schools like Sarratt Church of England Primary School take heavy daily use, and the holidays give the window to reseal.

What to look for in a quote

  • Can the work be phased to keep areas open?
  • Whether primer will be used where the manufacturer specifies it
  • What level of public liability insurance do they hold?
  • Who will actually carry out the work

Choosing a commercial sealant contractor

Our process

Working in a building that stays open takes some planning. We sign and contain the area we are in, with routes through the building left open and work section by section so the rest of the building stays in use. Rural sites near Sarratt may need directions, gate codes or a contact on site. Add it to your enquiry and we’ll build it into the plan.

  1. Every room is surveyed and the failed joints listed.
  2. The fixed quote sets out the rooms, the products and the phasing.
  3. The whole of the old bead is removed.
  4. Each joint is cleaned and left dry.
  5. A sanitary silicone bead is laid and given a smooth tooled finish.
  6. Each area is handed back when ready.

Before we start on site

  • Confirm the product named in the specification
  • Tell us which areas need to stay in use
  • Tell us your opening times and when work is allowed

What the job involves on each surface

Wet-room floors and floor-to-wall joints

Changing rooms and accessible showers often have wet floors so the edges are checked carefully.

Urinals and WC pans

Floor joints around WC pans are often forgotten. They are checked with everything else.

Why act early in Sarratt

Cleaning mouldy sealant only masks it but the growth is inside the bead and returns. Replacement deals with the cause in the joint and your cleaning team stops chasing it. Around Sarratt, it’s better to renew all the failing joints at once. Send photos of each area and we will quote for the lot.

Quantities, awkward access and phased working all shape the price. Site requirements like inductions and permits play a part as well, along with the time of year for external work.

What you get with us

  • Colour agreed before work starts
  • Constructionline member for supplier checks
  • 12-month guarantee on workmanship
  • CSCS-carded applicators

Looking after the joints

Regular inspection catches problems early. Specifically:

  • Leave signs up until the cure time is over
  • Don’t leave trays and floors sitting wet
  • Act on the first split you see at a shower tray
  • Clean sealant with gentle products and a soft cloth

Each room goes back into use only when the sealant has cured enough. You will be told when showers and basins can be used again and signage stays in place until that time.

A split joint at a shower tray can leak for a long time before anyone sees it. At that stage, boards or ceilings may need repair so failed joints are worth acting on quickly.

Keeping Sarratt washrooms open while we work

Sarratt has two care or nursing homes no more than 2 miles away. In care settings, wet rooms, assisted bathrooms and en suites rely on clean, sound sealant. We plan the work with the manager so residents are disturbed as little as possible. Sarratt is about 21 miles from central London, within the office belt around the capital. Office washrooms on business parks see heavy weekday use, so we phase work to keep some facilities open.

Where you’re responsible for a hall attached to a building such as Church of the Holy Cross, its kitchen and toilets need sealant that stays cleanable. Staff changing rooms and patient toilets at places like Leavesden Hospital, 4 miles to the east of Sarratt, need cleanable, sound silicone.

Sarratt is about 3 miles north of Rickmansworth, in Hertfordshire. Anywhere in WD3, it works the same way: details in, fixed quote out, then sealing and a 12-month guarantee. Sarratt is one of 371 places in Hertfordshire on our list. There’s a separate page for London, about 21 miles away.

We cover the WD3 postcode districts. Streets here include Alexandra Road, Downer Drive and The Briars, and sites on any of them can send details for a fixed quote. Your questions answered

Can you take on a job at a hospital such as Leavesden Hospital?

Yes. We work in healthcare settings as well as offices and schools. Before anything starts, the estates team agrees permits, inductions and infection-control measures with us.

Will you work in a care home in Sarratt without moving residents out?

Yes, with the manager deciding the order and timing of rooms. We follow the home’s own procedures throughout.

Do you use special sealant for toilets and showers?

It depends on the joint. Washrooms and showers take anti-mould sanitary silicone, and food areas take a hygienic, food-safe sealant where food contact is possible.

What site paperwork can you supply?

Tell us what site paperwork you need (RAMS, insurance certificate, CSCS details) and we will confirm with the quote.

Do you work to architects’ specifications?

Yes. Include it with the drawings when you ask for a quote, and the quote will be based on it, flagging anything that needs clarifying.

Can one quote cover more than one building?

Yes. Several buildings can share a single quote, with one point of contact.

How long does a typical visit take?

That varies with the scale of the job, but the work normally takes between a morning and a week or so, set by the number of rooms and the phasing you need. Larger or phased jobs take longer, and we’ll give you a timescale with the quote.
