Washroom sealing in Pootings

Tell us what needs sealing and where, with photos or drawings if you have them, and we’ll price it.

Questions we are asked in Pootings

Is hospital work, at somewhere like Edenbridge and District War Memorial Hospital, something you do?

Yes, hospitals are one of the sectors we cover. Each area is agreed with the ward or department and the estates team in advance.

Must every washroom in our Pootings building shut while you work?

Rarely all at once: work is phased so some facilities are always available. Each area is handed back once the sealant has cured enough to use.

Is there a guarantee on the work?

Our workmanship has a 12-month guarantee, and we carry public liability insurance.

How do we ask for a quote?

It works in four steps: send details, get a quote, we seal, guaranteed. The first step only needs photographs and a postcode.

Do you use special sealant for toilets and showers?

Sanitary silicone with anti-mould additives in the majority of cases. We use neutral-cure versions on stone, some metals and near mirrors.

Do you take on multi-site work?

Yes. A group of buildings can go on one quote, and you deal with one contact throughout across South East England, Greater London and Scotland.

When can showers be used after new sealant?

The silicone needs time to cure before water reaches it. Phasing is planned with the cure time in mind so there are always rooms open.

Washroom sealing in Pootings, done properly

For clinics, hospitals and care homes, sealed joints matter for infection control as much as appearance. Your estates and infection-control requirements, and any permits the site uses, shape how we work. Tell us what records you need and we will confirm with the quote. We work on kitchens and tea points, vanity units and basins and showers, trays and wet room floors, and the usual reasons a site gets in touch are stained sealant around pans and urinals and split or peeling sealant at shower trays. Searching for sealant specialists in Pootings? We’ve been sealing commercial buildings since 2005.

Community buildings around smaller places like Pootings have kitchens and toilets used by many people. Fresh anti-mould sanitary silicone at sinks, worktops and toilets keeps them cleanable.

Every job we finish is backed by a 12-month workmanship guarantee. If our installation lets you down in that time, we return and fix it.

When it isn’t the sealant

Not every problem is a sealant problem, and we’d rather tell you before you spend money. It won’t fix:

  • Water from plumbing, not from a joint
  • Mould caused by poor ventilation, which will return until the extract is fixed
  • Panel boards already damaged by water

Not sure which it is? You can call 01277 525 020 or send photos by email and we will tell you honestly.

Joints and surfaces we work on

  • Vanity units and basins
  • Accessible toilets and changing rooms
  • Kitchens and tea points
  • Urinals and WCs
  • Showers, trays and wet room floors
  • IPS panels and cubicles

Our process

We begin with a short walk round with whoever looks after the building, agreeing which joints are in scope, where to start and what must stay open. After that, any old or failed material is removed, each joint is prepared and the new sealant goes in. For a building around Pootings, tell us how to find it and who will meet us. Add it to your enquiry and we will build it into the plan.

  1. Every washroom is checked joint by joint, with loose panels, leaks or damp noted for the right trade.
  2. The phasing is agreed so there are always facilities open.
  3. The failed silicone is stripped and every face scraped clean of residue.
  4. Each joint is degreased and left dry, because silicone won’t bond to damp or soapy surfaces.
  5. A bead of anti-mould sanitary silicone goes in and is tooled to a smooth, cleanable profile.
  6. Each room is handed back once the sealant has had its cure time.

What we need from you

  • Point out any areas we must not close
  • Tell us your opening times and when work is allowed
  • Send asbestos survey details if the building is pre-2000

Ask for a quote

Photos, drawings or a schedule of the joints are often enough for a fixed quote. Where a site visit makes more sense, we will arrange one.

Why deal with it now?

Waiting for a holiday closure can leave failing joints in place for a long time. Phasing lets it happen now, with facilities kept in use. Around Pootings, it’s better to renew all the failing joints at once. Send photos of each area and we will quote for the lot.

A quote for washrooms and wet areas depends on how many there are, their condition and the access. Ask us for a fixed quote.

Common problems we fix in Pootings

We often find acrylic caulk or general-purpose sealant in joints that should have sanitary silicone. They aren’t made for constant wetting, and they stain, crack or wash out.

Most enquiries start with something like this:

  • Sealant laid over old silicone and now peeling
  • Discoloured joints around urinals and WC pans
  • Sealant lifting along a tray edge
  • Open joints along basins and vanity units

At a hotel such as The Albion Hotel, 1.3 miles south-west of Pootings, the quieter weeks are the time to reseal bathrooms.

What to look for in a quote

  • Their pre-qualification and accreditations
  • Whether primer will be used where the manufacturer specifies it
  • How they’ll work around occupants
  • Is the sealant right for the movement and the substrate?

How to choose a sealant contractor

Commercial clients in Pootings

CHAS accredited and a Constructionline member, we make supplier vetting simple. Our insurance certificate can be sent along with the quote.

FMs need a contractor who is easy to get on site. Tell us what site paperwork you need, such as RAMS, an insurance certificate or CSCS details, and we’ll confirm with the quote.

Keeping the joints sound

To get the most from the new sealant:

  • Mention any site permits or estates rules at quote stage
  • Leave signs up until the cure time is over
  • Keep extract fans working and vents clear
  • Inspect washroom sealant regularly

Squeegeeing showers and trays after heavy use helps. Joints that sit wet for hours fail sooner.

A few failed joints can be resealed with hardly any disruption. Left until every washroom is affected, it becomes a bigger programme and more closures to manage.
