Pitchcott: questions and answers

Do you take on work at healthcare sites like Royal Buckinghamshire Hospital?

Yes, hospitals are one of the sectors we cover. The estates team’s permit system and infection-control rules come first, and the work is planned around them.

Is Pitchcott too small for you to travel to?

No. Places such as Pitchcott are covered as much as the big towns. We cover Greater London and the counties of the South East. We plan jobs in smaller places so return trips are kept to a minimum.

Will you quote for a small job?

Single areas, one-off repairs and whole buildings are all quoted the same way: details, then a fixed price, then sealing, then a 12-month guarantee.

Can you work to our specification?

Yes. The specification and the manufacturer’s installation guidance are what we work to, and any queries are raised before we start.

Which silicone is right for commercial washrooms?

Sanitary silicone with anti-mould additives for most washroom joints. Neutral-cure grades are used where acetoxy types could mark metals, stone or mirror backings.

How many days will you need on site?

That varies with the scale of the job, but the work typically takes between a morning and a week or so, set by the number of rooms and the phasing you need. Larger or phased jobs take longer, and we will give you a timescale with the quote.

Are you CHAS accredited?

Yes. CHAS accredited, Constructionline member, and our applicators hold CSCS cards.

Washroom sealing for commercial buildings in Pitchcott

Closing all the facilities in a building isn’t an option. Work is phased by room or by section, so staff, guests or pupils always have somewhere to go. Tell us your site hours and access windows and we’ll plan around them. We work on accessible toilets and changing rooms, urinals and WCs and kitchens and tea points, and the usual reasons a site gets in touch are resealing that didn’t last because the old bead stayed and users noticing mouldy joints. Whoever orders the work in Pitchcott, the brief is typically the same: a fixed quote, no surprises on site and a 12-month guarantee behind the result.

In and around smaller places like Pitchcott, washroom work is often in halls, pubs, primary schools, care homes and holiday accommodation. Mould gets into sealant in any washroom that doesn’t dry out, and once it’s in, the sealant is replaced.

Work we carry out comes with a 12-month guarantee. If an installation problem shows up, call the office on 01277 525 020 or send photos by email and we will arrange a return visit.

Our process

Before we leave any area, we remove the tape, clean down and inspect every joint, ready for your sign-off. If an area should be left alone while the sealant cures, we say how long and put signs out. Jobs in and around smaller places like Pitchcott are usually planned as a single visit, so we ask for photos and rough sizes first. That way the right products come on the day.

  1. Every room is surveyed and the failed joints listed.
  2. The fixed quote sets out the rooms, the products and the phasing.
  3. The whole of the old bead is removed.
  4. Joints are degreased and dried.
  5. A sanitary silicone bead is laid and given a smooth tooled finish.
  6. Rooms reopen after the cure time.

Getting the site ready

  • Agree which areas must stay open
  • Make sure the joints can be reached
  • Arrange parking or a loading space

If there’s a specification, drawings or a tender package, send it with your enquiry, and we’ll price against exactly what is specified. For smaller jobs, photos and a description will do.

Looking after the joints

Cleaning and maintenance staff play a part too. Share these points with them:

  • Respect the cure time before reopening each room
  • Report split joints at trays and basins early
  • Note failing joints building by building
  • Clear standing water from shower floors where possible

Mild cleaning products and non-abrasive cloths look after sanitary silicone best. Aggressive descalers, solvents and scouring pads shorten its life and give mould a start.

A few failed joints can be resealed with hardly any disruption. Left, it tends to become a building-wide job with more phasing to plan.

Wet areas in Pitchcott’s workplaces

Central London is about 42 miles from Pitchcott, within the office belt around the capital. Office washrooms on business parks see heavy weekday use, so we work a block of facilities at a time.

Pupil toilets at schools like Whitchurch Combined School take heavy daily use, and the holidays give the window to reseal. Church halls and community buildings, such as those at Church of St. Giles, have kitchens and toilets used by many groups, and their sanitary sealant works hard.

Pitchcott is about 4 miles north of Haydon Hill, in Buckinghamshire. We cover commercial sites throughout Pitchcott, whether it’s a single job or part of a planned programme. Pitchcott is one of 308 places we cover in Buckinghamshire for washrooms and wet areas. Our Oxford page has more on work in that area (18 miles or so).

Work on washrooms and wet areas is covered throughout HP22, whatever the building. Nearby places we also cover include Oving (1 mile north-east), North Marston (1 mile north), Whitchurch (2 miles east), Hardwick (2 miles south-east) and Weedon (3 miles south-east). When to bring in a specialist

General builders and handymen seal joints, but it isn’t their main trade. A specialist brings correct preparation, depth control with backing rod and a product suited to that particular joint, which is what makes a joint last.

Using site staff can make sense for a small touch-up, but anything bigger is another matter: a specialist works through quantities efficiently, leaves a consistent finish and backs it with a 12-month guarantee.

Surface by surface

Changing rooms and gyms

Changing rooms can be phased so one stays open. Tell us your site hours and access windows and we will plan around them.

Urinals and WC pans

Pan and urinal joints face constant cleaning and splashing. Stained or split joints here trap smells and make the room look neglected.

When to call us in Pitchcott

Mop buckets, trolleys and knocks from users damage joints near the floor at skirting lines, urinal bases and around pans.

Site and facilities staff are often the first to spot these:

  • Mould spotting along silicone joints
  • Sealant lifting along a tray edge
  • Washrooms that look worn because of the sealant
  • Sealant laid over old silicone and now peeling

Healthcare estates like Royal Buckinghamshire Hospital (4.6 miles south-east of Pitchcott) expect contractors to follow their permits and cleaning rules in every washroom.

What to look for in a quote

  • What level of public liability insurance do they hold?
  • Is the sealant right for the movement and the substrate?
  • The terms of the workmanship guarantee
  • Will CSCS-carded applicators be on site?

Questions to ask before you appoint anyone

Why act early in Pitchcott

Open or mouldy joints are hard to keep hygienic which matters most in healthcare, food and education settings. Sound, smooth joints are much easier to keep clean. For buildings around smaller places like Pitchcott, water damage can go unnoticed for longer, especially where a building isn’t used daily, which gives a failed joint time to do damage. Renewing joints in good time avoids the problem.

The specified product makes a difference, and so does the preparation, such as cutting out, priming or new backing rod. Access, phasing and site requirements come into it too.

Why appoint us

  • Clear, fixed quotes
  • Joints cleaned back to sound surfaces
  • One phone line for London, the South East and Scotland
