Quoting for work in Loughton

To price the job, we consider:

  • The product specified
  • Working within restricted access windows
  • Joint width, depth and condition
  • Access and working height

The product called for affects the cost, and so does the preparation. Access, phasing and site requirements come into it too.

Before you send an enquiry

We can often quote from photographs and a few details. Please tell us:

  • Your programme or deadline
  • Clear photographs of the problem areas
  • Approximate linear metres or a joint schedule
  • What the building is and how it’s used

Quotes are fixed against the scope you send, so the cost is agreed before work starts. To start the process, give us a call on 01277 525 020 or email the details over.

Washroom sealing in Loughton

You can’t shut every toilet in an office, school or hotel at once. We phase the work one washroom, one bank of cubicles or one changing room at a time, so staff, guests or pupils always have somewhere to go. Give us your site hours and access windows and the phasing is planned around them. If you have discoloured joints around urinals and WC pans and sealant laid over old silicone and now peeling, we can help, whatever the surface. Searching for sealant specialists in Loughton? Mastic Doctor has worked for contractors, FMs and building owners since 2005, CHAS accredited and a Constructionline member.

A place of Loughton’s size will typically have a few buildings with commercial washrooms: a school, a surgery, a pub or café, perhaps a care home. However small, each needs the old sealant removed completely and anti-mould sanitary silicone applied to clean, dry joints.

Whoever the client is, the cover is the same: a 12-month guarantee on our workmanship. It doesn’t extend to damage, faults in the building or work by others, and we’re upfront about that.

Why act early in Loughton

Water gets behind panels and under floors through a failed joint. In a commercial building that can mean damaged boards, stained ceilings on the floor below and odours which costs more to fix than a reseal. Sealant hardens, cracks and loses grip with age, UV and movement. Replacing it before it fails keeps water out.

Cost follows what’s involved: stripping out, preparation, sealing, access and phasing. Call for a fixed quote and we will explain how it’s made up.

What you get with us

On site: what to expect

Occupied buildings need a little choreography. We sign and contain the area we’re in, keep walkways clear and move on in phases so staff and visitors can carry on around us. Work in places the size of Loughton is planned as a single visit where we can. Photos with rough sizes let us arrive with everything needed.

  1. We survey each room, count the joints and note anything behind them that needs another trade.
  2. We agree which rooms close and when, so users always have somewhere to go.
  3. We strip out the old bead and clean off the residue left behind.
  4. We clean and dry every surface so the new sealant can grip.
  5. A bead of anti-mould sanitary silicone goes in and is tooled to a smooth, cleanable profile.
  6. You get a reopening time for every room, with signage left up until then.

What we need from you

  • Have the specification and drawings to hand
  • Tell staff and tenants when we’ll be in
  • Send asbestos survey details if the building is pre-2000

Your questions answered

Is Loughton too small for you to travel to?

No. Places such as Loughton are covered as much as the big towns. London and every South East county are within our area. Good photographs up front let us bring everything on the first visit.

Must a hotel around Loughton close while you work?

Rarely. Rooms or floors are done in turn, so the rest of the hotel keeps trading. We agree the order of rooms and the timings with you before we start.

Does the weather affect the work?

For external joints, yes. The joint has to be dry and within the product’s temperature range, so damp, frosty or very cold days can stop external work. Internal work is rarely affected.

Is it possible to just clean mouldy silicone?

Cleaning may lighten it, but the mould returns. New anti-mould sanitary silicone is the treatment and point out if ventilation is part of the problem.

Which sealant will you use?

Where there’s a specification, we use the product it names. Otherwise, we recommend a product to suit the joint’s movement, the substrate and the conditions, following the manufacturer’s guidance.

Can you reseal washrooms in healthcare buildings?

We do. Your infection-control rules, estates requirements and permits are followed. The work is phased around patients or residents.

Is old silicone taken out first?

We strip every bit of the failed bead and wipe away the residue before resealing. That’s what makes the new joint last.

Doing it in-house

General builders and handymen seal joints, but it isn’t their main trade. A specialist brings correct preparation, depth control with backing rod and a product suited to that particular joint.

There’s also the paperwork. Main contractors and clients often ask for CSCS cards, RAMS and insurance details, and our CSCS-carded applicators are used to working under those rules.

Different surfaces, different methods

IPS and cubicle panels

Panels flex slightly in use, so the sealant has to take that movement. Loose panels are flagged before any sealant goes on.

Healthcare and care settings

We phase washroom sealing so care areas are never left without facilities. Records you need can be confirmed with the quote.

Washroom sealing around Loughton: what changes locally

At about 47 miles from central London, Loughton is within reach of the capital. Washrooms in commuter-belt offices take constant weekday traffic, so we phase work to keep some facilities open. Two care or nursing homes sit less than 2 miles from Loughton. Care home wet rooms and en suites are used every day and cleaned hard, which tells on the silicone. Rooms are done a few at a time at times agreed with the home.

Where you are responsible for a hall attached to a building such as All Saints Church, its kitchen and toilets need sealant that stays cleanable. Colleges such as Milton Keynes College, 1.3 miles to the east of Loughton, have toilets, changing rooms and catering kitchens that can be resealed around term dates. On an industrial estate such as Deltic Trade Park, 0.6 miles north of Loughton, staff toilets, showers and canteens are where sanitary sealant takes the most wear.

Honest limits

We seal joints; we don’t mend everything behind them. On its own, sealant can’t deal with:

  • A dripping waste or valve behind a panel
  • Failed tanking beneath a wet-room floor or behind tiles
  • A room that stays damp because ventilation isn’t working

Not sure which it is? You can call 01277 525 020 or email the details over and we will tell you honestly.
