How we handle washroom sealing in Howlett End

Closing all the facilities in a building isn’t an option. We phase the work one washroom, one bank of cubicles or one changing room at a time, so there are always facilities in use. Tell us your site hours and access windows and we’ll plan around them. We work on IPS panels and cubicles, kitchens and tea points and accessible toilets and changing rooms, and the failures we’re asked to look at most are kitchen worktop joints that can’t be kept clean and mould spotting along silicone joints. Looking for mastic applicators who cover Howlett End? Mastic Doctor has worked for contractors, FMs and building owners since 2005, with CSCS-carded applicators.

In and around smaller places like Howlett End, washroom work is often in halls, pubs, primary schools, care homes and holiday accommodation. Mould gets into sealant in any washroom that doesn’t dry out, and once it’s in, the sealant is replaced.

The 12-month guarantee is for workmanship rather than wear and tear. How long a sealant joint lasts depends on movement, exposure, cleaning and use, so we are clear about what is covered before work starts.

Doing it in-house

What you see is the finished bead, but most of the work is hidden. Correct depth, the right primer and a sealant matched to the movement are where general trades tend to cut corners.

For most general trades, sealant is a sideline. A specialist brings correct preparation, depth control with backing rod and a product suited to that particular joint, which is what makes a joint last.

What happens if it’s left?

Bleaching black sealant may lighten it for a few days, but the mould is rooted in the silicone and comes back. Replacement deals with the cause in the joint and your cleaning team stops chasing it. Converted and older buildings near places like Howlett End tend to move, and aged sealant cracks. The right product, sized to the joint, copes much better.

Small jobs and large programmes are priced from the same things: scope, access, product and programme. Call for a quote and we will put a fixed figure on it.

Your questions answered

Can you take on a job at a hospital such as Saffron Walden Community Hospital?

Yes, healthcare and care buildings are part of our work. We follow the site’s permits, sign-in and infection-control procedures in every area.

Is Howlett End off your patch?

Not at all: smaller places are covered as well as towns. We work across Greater London and the South East. Where we can, we group nearby jobs to make the most of each trip.

Can you reseal washrooms in healthcare buildings?

We work in clinics, hospitals and care homes. Any records you need are confirmed with the quote.

Is it possible to just clean mouldy silicone?

Not for long. Mould grows into the sealant itself, so it comes back however often it’s cleaned. Replacement is the lasting fix.

Will you come and look before quoting?

That depends on the size and complexity of the job. Simple work can often be priced from photographs, and bigger or more complex jobs usually get a visit.

Do you have public liability insurance?

Yes. We are fully insured, and the certificate can go with your quote.

Do you guarantee washroom sealing?

Our workmanship has a 12-month guarantee backed by public liability insurance.

After the work

Problems stay small when the joints are checked regularly. In particular:

  • Keep a record of which washrooms need attention
  • Don’t leave an open joint at a basin or tray
  • Keep washrooms out of use until we say the sealant has cured
  • Make sure washroom ventilation is running

Add washroom sealant to routine inspections. Look for black spotting, cracks, peeling edges and gaps at the busiest fittings and log what you find.

A split joint at a shower tray can leak for a long time before anyone sees it. By then, other trades may be needed as well so failed joints are worth acting on quickly.

On site: what to expect

Working in a building that stays open takes some planning. We sign and contain the area we’re in, with routes through the building left open and work section by section so the rest of the building stays in use. If others near Howlett End need work, visits can be combined, which keeps travel down. You’ll have a fixed quote before work starts.

  1. We agree which washrooms close and when.
  2. Anything behind the joints that needs another trade is flagged.
  3. Failed sealant and residue are stripped out.
  4. We reseal with the grade suited to each area.
  5. We confirm reopening times for each washroom.

Preparing the site

  • For older buildings, check the asbestos register before work
  • Agree which areas must stay open
  • Tell staff and tenants when we’ll be in

Signs you need washroom sealing in Howlett End

Decorators’ caulk and general sealants sometimes end up where sanitary silicone belongs. They aren’t made for constant wetting, and they stain, crack or wash out.

Common reasons buildings call us in:

  • Failed sealant in a tea point or staff kitchen
  • Panel joints letting water behind
  • Urinal joints that look unhygienic
  • A new bead over an old one coming away

For a school such as Wimbish Primary School, washroom and kitchen sealant can be renewed around term dates.

Questions to ask before you book

  • Proof of insurance
  • How they handle RAMS and site documents
  • Is the sealant right for the movement and the substrate?
  • Their plan for phasing and protecting the area

Questions to ask before you appoint anyone

What the job involves on each surface

Changing rooms and gyms

Changing rooms can be phased so one stays open. Tell us your site hours and access windows and we’ll plan around them.

Showers and trays

If a tray moves too much or is cracked, it needs attention first, and we will say so before resealing.
