Washroom sealing in High Roding

You can’t shut every toilet in an office, school or hotel at once. We phase the work one washroom, one bank of cubicles or one changing room at a time, so there are always facilities in use. Tell us your site hours and access windows and we’ll plan around them. The enquiries we see most involve gaps where vanity tops meet the wall and complaints from staff, guests or users about tired washrooms, across IPS panels and cubicles, kitchens and tea points and vanity units and basins. Looking for mastic applicators who cover High Roding? We have been sealing commercial buildings since 2005, CHAS accredited and a Constructionline member.

In and around smaller places like High Roding, washroom work is often in halls, pubs, primary schools, care homes and holiday accommodation. Mould gets into sealant in any washroom that doesn’t dry out, and once it’s in, the sealant is replaced.

Whoever the client is, the cover is the same: a 12-month guarantee on our workmanship. It doesn’t extend to damage, faults in the building or work by others, and we’re upfront about that.

For managing agents and facilities managers

We work for building owners and managing agents on everything from one building to a spread of sites around High Roding. One quote can cover more than one site, so there’s one set of paperwork to deal with.

Main contractors use us as their sealant subcontractor, on new build and refurbishment alike. We work to your programme, your specification and your site rules, and our applicators hold CSCS cards.

What we can’t put right

Some faults sit outside our scope, and we point that out rather than sealing over them:

  • Leaking pipes, traps, wastes or cisterns, which need a plumber
  • Leaks through tanking or membranes below the finishes
  • Loose panels, vanity units or tiles, which need fixing first

Not sure which it is? You can call 01277 525 020 or send details through our quote form and we’ll tell you honestly before you book.

Surfaces we seal

  • Vanity units and basins
  • IPS panels and cubicles
  • Kitchens and tea points
  • Showers, trays and wet room floors
  • Urinals and WCs
  • Accessible toilets and changing rooms

Maintenance after handover

Sealant joints are maintenance items, and how long they last depends on how they’re treated. Our advice:

  • Report split joints at trays and basins early
  • Leave signs up until the cure time is over
  • Note failing joints building by building
  • Avoid scourers and harsh descalers on silicone

We hand each area back once the silicone has had the cure time the product needs. You’ll be told when showers and basins can be used again, and it helps if signs stay up until then.

A few failed joints can be resealed with hardly any disruption. Left, it tends to become a building-wide job with more phasing to plan.

Our process

At the end of each section, we remove the tape, clean down and inspect every joint with your site contact. Where the sealant needs time to cure before use, we tell you and sign the area. Jobs in and around smaller places like High Roding are typically planned as a single visit, so we ask for photos and rough sizes first. Then the right materials arrive with us.

  1. We inspect each washroom and record the joints to be resealed.
  2. You get a fixed quote with the phasing plan.
  3. Old sealant is removed completely and the faces cleaned.
  4. Each joint is cleaned and left dry.
  5. New anti-mould sealant goes in and is tooled neat.
  6. Rooms reopen after the cure time.

Getting the site ready

  • Explain the parking and delivery arrangements
  • Send any specification or drawings in advance
  • Send your site hours and access windows

Request a quote

If there’s a specification, drawings or a tender package, send it with your enquiry, and we will price the work to it. Smaller jobs need nothing more than photographs and a few notes.

High Roding: questions and answers

Which documents can you supply for work in High Roding?

We will confirm the paperwork you need, such as RAMS, our insurance certificate and CSCS details, with the quote. We hold £5m public liability insurance, are CHAS accredited and a Constructionline member, and our applicators are CSCS-carded.

Is High Roding off your patch?

No. Places such as High Roding are covered as much as the big towns. Our area covers London and the South East counties. Where we can, we group nearby jobs to make the most of each trip.

Does the weather affect the work?

Outside, yes. The joint has to be dry and within the product’s temperature range, so frost, rain or cold mornings can delay outside work. Inside work is seldom held up.

What sealant do you use in washrooms?

It depends on the joint. Washrooms and showers take anti-mould sanitary silicone while kitchens may need a food-safe grade.

Can one quote cover more than one building?

Yes. We take on portfolio and planned maintenance work, planned site by site to suit how each building is used.

How long will the new sealant last?

There’s no fixed lifespan: movement, exposure, cleaning, traffic and the product all play a part. Treat them as maintenance items and inspect them regularly.

Are you CHAS accredited and on Constructionline?

Yes. We’re CHAS accredited, we are a Constructionline member and we use CSCS-carded applicators.

Commercial washrooms in High Roding

High Roding lies roughly 29 miles out from central London, in a commuter belt where offices and business parks are common. Office washrooms on business parks see heavy weekday use, so we phase work to keep some facilities open.

Halls linked to places like Parish Church of St Mary host groups all week, which is hard on kitchen and toilet sealant. For an occupier at a site such as Blue Gates Industrial Park, which lies north of High Roding, the canteen and welfare facilities need cleanable joints as much as any office.

High Roding is about 8 miles east of Bishop's Stortford, in Essex. Our applicators travel to High Roding for work on washrooms and wet areas, handled exactly as we handle every other area. High Roding is one of 644 places we cover in Essex. For work in that direction, see our London page.

Work on washrooms and wet areas is covered throughout CM6, whatever the building. Why act early in High Roding

Gaps and mould in joints give dirt and bacteria somewhere to sit, and in kitchens, clinics and schools that is a real concern. Sound, smooth joints are much easier to keep clean. Halls, stores and units around places like High Roding may not be checked every day, which gives a failed joint time to do damage. Renewing joints in good time avoids the problem.

The price depends on how many linear metres there are, what has to come out first and the access. Call for a quote once you have the details.

Basins and vanity tops

Stone and some composite tops need a neutral-cure sealant and we choose a neutral-cure grade for them.

Showers and trays

A tray flexes every time it’s used and is constantly wet. Tray perimeters are a frequent source of leaks.
