About our washroom sealing in Gavinton

From one staff toilet in Gavinton to washrooms across a whole estate, we work the same way: details first, then a fixed quote, then the work, then the 12-month guarantee. A few photographs and a count of fittings are enough for a quick quote and a site visit is an option. If you are dealing with discoloured joints around urinals and WC pans and shower tray joints that have opened up, we can help, on vanity units and basins, accessible toilets and changing rooms and kitchens and tea points alike. Searching for sealant specialists in Gavinton? Mastic Doctor has worked for contractors, FMs and building owners since 2005, with CSCS-carded applicators.

Around smaller places such as Gavinton, washrooms and kitchens are found in hotels, pubs, schools, care homes and halls. Black sealant normally can’t be cleaned, so it is removed and replaced with anti-mould sanitary silicone.

We sign every job off with a 12-month guarantee. The promise is simple: if our work fails within that year, we put it right.

General trades versus a specialist

There’s also the paperwork. Main contractors and clients often ask for CSCS cards, RAMS and insurance details, and we’ll confirm the paperwork you need with the quote.

Putting right a botched joint often costs more than sealing it well at the start, since all of it has to come out and the faces be cleaned back again. That’s why many clients bring in a specialist from the beginning.

What happens if it’s left?

Washrooms shape how visitors judge a building. Guests, clients, pupils and patients notice stained joints even when the room is otherwise spotless. Resealing is a modest task with a very visible payoff. Around smaller places like Gavinton, halls, stores and seasonal buildings may not be checked often, so a failed joint has time to cause damage. Resealing early avoids that.

The price depends on how many linear metres there are, what has to come out first and the access. Call for a fixed quote when you are ready.

Owners, agents and contractors

Building owners and managing agents use us on sealant work across single buildings or whole portfolios. One quote can cover more than one site, so there’s one set of paperwork to deal with.

Planned maintenance programmes are welcome: resealing failed joints building by building, on a schedule that suits your budget. Sites in Gavinton can sit alongside others in a wider programme across the Scottish Borders.

Busy facilities in and around Gavinton

A number of hotels sit less than 2 miles from Gavinton. Behind every hotel door there’s a bathroom whose sealant will need renewing sooner or later. Rooms are done in turn so most stay available. Being in the east of Scotland, Gavinton gets less rain than the west coast. Inside, ventilation and use decide how fast washroom sealant moulds, whatever the weather.

For a school such as Berwickshire High School, washroom and kitchen sealant can be renewed around term dates. Units at estates like Duns Industrial Estate (to the north-east of Gavinton) have welfare blocks whose showers and toilets see shift after shift. Hotels such as Dunlop Trust Hotel, 1.4 miles north-east of Gavinton, have en suite bathrooms where tired silicone at the bath, tray and basin is replaced room by room.

Gavinton is in the Scottish Borders. Our applicators travel to Gavinton for work on washrooms and wet areas, handled exactly as we handle every other area. Across the Scottish Borders, 91 places are covered, including Gavinton. Sites around Edinburgh have their own page, roughly 35 miles from Gavinton.

How the quote is worked out

Each job is priced on its own details. The main factors are:

  • Site requirements such as inductions and permits
  • Backing rod, priming and other preparation
  • How much there is to seal
  • Phasing around occupants

Whether it’s a single area or a whole estate, the same things set the price: what’s in scope, how we reach it, what’s specified and when it needs doing. Call for a quote and we will put a fixed figure on it.

Sending details for a quote

There’s no need for a formal survey. A few details are enough to get going:

  • Whether the building will be occupied during the work
  • Any dates the work must fit around
  • Approximate linear metres or a joint schedule
  • Where the site is, with the postcode

We quote a fixed sum against the scope you give us, so you know the figure before anyone is on site. To start the process, phone 01277 525 020 or send details through our quote form.

When something else is needed

We seal joints; we don’t mend everything behind them. On its own, sealant can’t deal with:

  • Swollen or delaminated boards behind panels or vanity tops
  • Failed tanking beneath a wet-room floor or behind tiles
  • A dripping waste or valve behind a panel

If in doubt, phone 01277 525 020 or use the quote form and we will say what we think.

Joints and surfaces we work on

  • IPS panels and cubicles
  • Kitchens and tea points
  • Urinals and WCs
  • Vanity units and basins
  • Showers, trays and wet room floors
  • Accessible toilets and changing rooms

How a job runs

We follow your site rules from the start: signing in, inductions and any permit to work. With the paperwork done, we take the joints in the sequence agreed with you. Travel to smaller Scottish places like Gavinton is planned so the job is finished in one visit where possible, which is why we ask for photos and a full list first. External joints need a dry spell as well.

  1. We start by inspecting the fittings and joints and flagging problems sealant can’t solve.
  2. The phasing is agreed so there are always facilities open.
  3. The failed silicone is stripped and every face scraped clean of residue.
  4. Each joint is degreased and left dry, because silicone won’t bond to damp or soapy surfaces.
  5. We lay a sanitary silicone bead and tool it smooth so it is easy to clean.
  6. Each room is handed back once the sealant has had its cure time.

Preparing the site

  • Let building users know which areas are affected
  • Share the asbestos register for older buildings
  • Clear stock, furniture or equipment away from the joints

Advice

Your questions answered

Is hospital work, at somewhere like Knoll Community Hospital, something you do?

Yes, healthcare and care buildings are part of our work. Before anything starts, the estates team agrees permits, inductions and infection-control measures with us.

Is Gavinton off your patch?

Not at all: smaller places are covered as well as towns. We cover the whole of Scotland. Good photos up front let us bring everything on the first visit.

Do you offer coloured sealant?

It depends on the product. Some ranges offer many colours, others very few, so we will confirm the colours available for the specified product with the quote.

How much does the work cost?

Each job is quoted on its own details. For yours, call the office on 01277 525 020 or email drawings and photos with a description of the work.

When is resealing likely to be due?

It depends on movement, UV and weather, cleaning, traffic and the product. Treat them as maintenance items and inspect them regularly.

How do I request a quote?

It works in four steps: send details, receive a fixed quote, we carry out the work, and it’s guaranteed. Step one needs little more than photographs and a postcode.

How do you deal with asbestos in old sealant?

Asbestos is possible in some older mastics, particularly in buildings from before 2000. Before we disturb old sealant in an older building, we ask to see the asbestos register or survey, and work stops until any suspect material has been tested. We don’t remove asbestos-containing materials.
