Washroom sealing in Douglas

Share the site address and what’s failing, and we’ll reply with a fixed quote or arrange a visit.

Toilets, showers and kitchens around Douglas

Douglas is on Scotland’s drier eastern side. Inside, ventilation and use decide how fast washroom sealant moulds, whatever the weather.

For a site such as Lady Home Cottage Hospital, which lies north-east of Douglas, sanitary joints in clinical areas need sound, cleanable sealant and a careful method. En suites at hotels like Douglas Arms Hotel (to the north-west of Douglas) are cleaned daily, which wears silicone over time.

Douglas is about 12 miles south of Carluke, in South Lanarkshire. Our applicators travel to Douglas for work on washrooms and wet areas. Across South Lanarkshire, 134 places are covered, Douglas among them. For work in that direction, see our Glasgow page (27 miles or so).

We take on washrooms and wet areas across the ML11 postcode area. For a building on Main Street, Kilncroft Terrace and Welldale Street or nearby, we can quote for washrooms and wet areas. Just outside Douglas, we also work in Glespin (2 miles south-west), Coalburn (3 miles north-west), Rigside (4 miles north-east), Douglas Water (5 miles north-east) and Crawfordjohn (5 miles south-east). A short drive away, we cover Larkhall (13 miles north), Carluke (12 miles north), Lanark (9 miles north), Strathaven (12 miles north-west), Stonehouse (11 miles north-west) and Lesmahagow (6 miles north).

Washroom sealing in Douglas, done properly

Not every silicone belongs in a washroom. Sanitary grades carry anti-mould additives, and neutral-cure types are used where acetoxy silicone could attack some metals, stone or mirror backings. Where food contact is possible, we use a hygienic, food-safe grade. We work on accessible toilets and changing rooms, vanity units and basins and kitchens and tea points, and what we are called in for most is black mould inside silicone joints that cleaning can’t shift and a new bead over an old one coming away. Looking for mastic applicators who cover Douglas? We have been sealing commercial buildings since 2005, CHAS accredited and a Constructionline member.

For washroom work around Douglas, we plan so every room on the list is done in one trip where possible. Send photos and a room list and we will give a fixed quote.

We sign every job off with a 12-month guarantee. The promise is simple: if the work we did fails within twelve months, we return to fix it.

When to call us in Douglas

Occasionally a joint keeps failing because of a problem behind it: a loose panel, a leaking waste or water coming through the wall. We look for it before resealing and say if it needs a plumber or another trade.

Common reasons buildings call us in:

  • Failed joints along IPS and cubicle panels
  • Sealant stained black around basins and showers
  • Discoloured joints around urinals and WC pans
  • Failed sealant in a tea point or staff kitchen

For a hall at a building such as St Bride's Chapel, resealing the kitchen and toilets can be fitted between bookings.

What to look for in a quote

  • Is depth set with backing rod, or bond-breaker tape in shallow joints?
  • What level of public liability insurance do they hold?
  • Whether old or failed sealant will be cut out, not overlaid
  • Their plan for phasing and protecting the area

Choosing a commercial sealant contractor

Doing it in-house

For a quick touch-up, site staff may be fine, but larger jobs are different: a specialist brings efficiency, a consistent finish and a 12-month guarantee.

The visible bead is only part of the job. Backing rod, primer where specified and a joint designed to move with the building are where general trades tend to cut corners.

Why deal with it now?

Running fresh silicone along a failed bead hides the problem briefly. It doesn’t bond, so it peels and traps dirt behind it. Full removal and proper cleaning is what makes the new joint last. Renewing every failing joint on one visit is the sensible approach for a place like Douglas. Photos of each area help us quote the whole job.

There’s no price list, since every building and every scope is different. Call for a quote.

Owners, agents and contractors

Whether you are a managing agent, a property factor or an owner’s representative: send the details, accept a fixed quote, and we carry out and guarantee the work. We can agree access arrangements and keyholder contacts beforehand.

We work for building owners and managing agents on everything from one building to a spread of sites around Douglas. One quote can cover more than one site, so there’s one set of paperwork to deal with.

Keeping the joints sound

After handover, a little attention goes a long way:

  • Clean sealant with gentle products and a soft cloth
  • Keep extract fans working and vents clear
  • Note failing joints building by building
  • Don’t leave an open joint at a basin or tray

Mild cleaning products and non-abrasive cloths look after sanitary silicone best. Aggressive descalers, solvents and scouring pads shorten its life and give mould a start.

In food areas, cleanability is something environmental health officers look at. Failed sealant around sinks and worktops is easy to put right in good time.

From enquiry to sign-off

Before any cutting starts, the area is protected: masking tape along the joint edges and sheeting over anything nearby. On site, the work normally takes a few hours for one toilet block, with bigger buildings phased across a number of visits, and we clear our waste as we work. Where we can, we combine work around Douglas with other jobs nearby, to make the most of each trip. Tell us how flexible your dates are.

  1. Every room is surveyed and the failed joints listed.
  2. The fixed quote sets out the rooms, the products and the phasing.
  3. The whole of the old bead is removed.
  4. Each joint is cleaned and left dry.
  5. New anti-mould sealant goes in and is tooled neat.
  6. Rooms reopen after the cure time.

Before we start on site

  • Flag any permit to work we’ll need
  • Tell us which areas need to stay in use
  • Move anything stored against the joints

Getting a fixed quote

Photos, drawings or a schedule of the joints are often enough for a fixed quote. Where a site visit makes more sense, we’ll arrange one.

Douglas: questions and answers

Will the toilets in our Douglas building be out of use?

Not all at once. We take one block of facilities at a time. Each area is handed back once the sealant has cured enough to use.

Would you work within a site like Lady Home Cottage Hospital?

Yes. Healthcare sites are among the places we work. Before anything starts, the estates team agrees permits, inductions and infection-control measures with us.

Are you insured?

Yes. Mastic Doctor is fully insured, public liability included.

Can you follow the specification on our project?

Yes. We follow the specification, along with the manufacturer’s installation guidance, and we raise anything unclear before work begins.

Is it OK to put new silicone on top of the old?

We always remove it. Fresh silicone can’t key to an old bead so a bead over the top fails quickly.

Will cleaning remove black mould from sealant?

Surface cleaning won’t reach mould that has rooted into the bead. We replace the sealant with an anti-mould sanitary grade and point out if ventilation is part of the problem.

Does weather matter for sealant work?

Outside, yes. The joint has to be dry and within the product’s temperature range, so damp, frosty or very cold days can stop external work. Internal work is rarely affected.
